The age old term "boarder" isn’t quite used as much anymore, but some homeowners do opt to rent a room, basement or guest-room within the home to generate extra income.
A homeowner-boarder relationship is purely business and should never be allowed to be made personal. It is typically the same deal as renting out a property with all of the costs and the use of a tenancy agreement. As with most transactions, it is best to get it in writing. Be sure to make all the terms and conditions transparent and open to negotiation.
Benefits versus Costs
One usual notion homeowner’s consider is whether the benefits outweigh costs? Potential landlord’s first order of business is to decide whether the income is worth the loss of privacy and living space. Homeowners can estimate their potential rental revenue by comparing rental rates for their area also whether it will ease their mortgage payments.
Once homeowners are committed to the idea of living with tenants, they need to take appropriate steps to meet legal and insurance requirements and screen potential tenants.
You will need to personally interview each applicant. Request to see proof of employment or student status, and ask them about their living habits during the interview. Trust your instincts here. Go with someone you are comfortable with, and whose habits can adapt with those of you and your family. It’s also important to call the references they give you. Check with their past landlords to see if they paid rent on time, and if they left their apartment in good condition.
Boundaries
Once you find a boarder you like and trust, it’s important to set up boundaries from day one. On the rental agreement, which both of you sign, make sure it entails the particular details of your living arrangement.
For instance, will your boarder pay a flat rent fee monthly, or will they be responsible for a portion of the utilities? How, and where, will food be stored? What about access to other common living areas? All these details need to be worked out, and discussed, before your tenant moves in.
