If you’re earning about RM3,500 monthly, the property market might seem out of reach, but it’s not. Let’s take a closer look at the numbers and some potential property options in Kuala Lumpur that might just end up being your first or next property purchase.
Buying a property is a big leap, but it can also be an exciting one. This guide aims to help you find a place that could possibly fit your budget and lifestyle. We’ll take a look at some new properties in Kuala Lumpur that young professionals or families could call home sweet home.
But first, let’s do some maths.

Salary Insights: What Can You Afford?

According to the Department of Statistics Malaysia (DOSM), the median monthly salary for formal sector workers in Malaysia reached RM2,844 as of March 2024. In the Klang Valley, wages are higher, with Kuala Lumpur at RM4,256 per month, and Selangor at RM3,164 per month​.
As there are a lot of Selangorians working in KL, and vice-versa, we’ll take the median monthly income of these two areas, which comes to RM3,710. Next, to arrive at the properties in Kuala Lumpur that you could consider from that price point, let’s calculate how much your property budget could be.
RM3,710 (gross income) – 20% (EPF, SOCSO, and PCB) = RM2,968 (net income)

By the way, when we say maths, we’re referring to the PropertyGuru Home Loan Calculator. So, how much home loan can you borrow with approximately RM2,077.60?
It’s about RM469,000. This is assuming that your home loan has:
  • An interest rate of 4%
  • Repayment period of 35 years
  • 10% down payments at RM46,900
So, if the down payment is 10% (RM46,900), this means that you can search for properties that are priced around RM515,900 (RM469,000 + RM46,900). Do also bear in mind that there are other costs involved. So, be sure to pay close attention to your budget, budget, budget.
iProperty Transaction Prices data showed that the median transacted price for Selangor is RM470,000, while the median transacted price for KL City is RM420,000.
So the RM515,900 based on the median income of those in Kuala Lumpur and Selangor is slightly higher than the median transacted prices in those areas. With that figure in mind, let’s now explore new properties in the Klang Valley.
