Owning a cluster factory in Eco Business Park 1 is good — the location, the freehold status, and flexibility attract tenants fast. Over the years, I’ve had to invest in periodic maintenance (roofing, walls, external facade). The yield is okay, though returns depend heavily on leasing terms and how well the management handles park-wide upkeep. Premium units (corner, higher frontage) always rent faster.

Warehouse located here
We moved in a semi-D unit with higher ceiling and extended yard. The layout is useful for storage + small assembly. The gated + guarded environment gives security confidence. But we had to negotiate extra for power loading, and overhead crane setup had to be customized. Maintenance of common roads is decent but I’d like smoother surfacing in some internal alleyways.

Small fish manufacturer
We leased a cluster factory unit (~4,200 sqft) in Eco Business Park 1 last year. The location is solid — close to major highways and ports, which cuts logistics time. The building’s newer so utilities are decent. My gripe is when heavy trucks pass, I hear vibration in parts of the structure (especially if unit is near a boundary). Also, during peak hours, the internal roads get busy.
