8th & Stellar in Sri Petaling is a project of Chin Hin Property Development, the real estate arm of privately-held construction conglomerate Chin Hin Group Bhd, which was founded in 1974. Its completed projects include KB Square @ Kota Bharu Waterfront, Gembira Residen at Kuchai Lama, and Tech Avenue Industrial Park at Bukit Jelutong, Shah Alam.

With a gross development value (GDV) of about RM450 million, the 8th & Stellar mixed-use project consists of two towers that stand on 2.2 acres of leasehold land. Apart from six shop lots, the two blocks contain 138 duplex lofts and 522 serviced residences.

The project also features 120,000 sq ft of office space, where Chin Hin Property Development intends to move its headquarters from its existing premises along Jalan Kuchai Lama. The integrated development was launched in the second quarter of 2018 and is expected to be completed by 2022.

Pros

One of the most cited positive things about 8th & Stellar is its proximity to the future Taman Naga Emas MRT Station. It is also the first project in the area to offer dual key units, giving it an edge when attracting buyers or tenants. Furthermore, we like the fact that the project features more than 20 facilities to cater to the needs of its residents from all walks of life.

Cons

There are only a few complaints about 8th & Stellar. One is the “daring” psf price for a project that’s leasehold status. But as you can see from the above table, the absolute selling price appears reasonable when it’s compared with other projects in the area, namely Pinnacle and Residensi Bintang.

Another thing that was pointed out was the lack of major hospitals in the area; and although there are some clinics, this could be an issue in case of emergencies. In addition, during peak hours, the roads in that area can quickly become congested.

Summary

Despite the lack of good hospitals in the vicinity of 8th & Stellar, we believe this setback can be balanced out once the nearby Taman Naga Emas MRT Station is completed, as future residents can quickly travel to other major urban centres in Klang Valley. Given its many perks and very few downsides, we think the development can be an ideal home, especially for large multigenerational families, and the dual key units are easier to rent out.

Assuming you take out a RM422,400 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase a RM RM528,000 unit in 8th & Stellar, your monthly debt instalments work out to RM2,165.

Following experts’ advice that your monthly expenses on housing should not exceed 30% of your salary, you need an income of at least RM7,217 per month to be able to afford a unit in this leasehold project.
