Alila2 is a luxury condominium located next to Alila Homes and Alila Horizon, two of Hunza Group’s earlier projects, who also brought the Penang state the beautiful Gurney Paragon lifestyle shopping mall along with an office tower in Gurney Drive by mid-2013.

Expected to be completed in December 2018, Alila2 condominium features two 33/34-storey towers with 270 residential units.

Alila2 Feng Shui elements

Apparently it says that Alila2 is ‘a sanctuary befitting of your status. Its locations is perfect and will bring buyers luck and prosperity with its envious height in the midst of the green lung of Penang.

Plucked from the brochure is interesting feng shui details of Alila2 :

‘The symbolic presence and prominence of the Green Dragon to its left and the White Tiger to its right appear to be matured and strong. Their bodies curving graciously towards each other at the back of the property, forming a shape that emulates an emperor’s throne.

While the gentle hills enveloping Alila2 symbolise the Black Turtle which protects the entire environment. Thoughtful planning and positioning of Alila2 further harness the benefits of the topographic and geodetic features of the terrain. This auspicious landform and lush greenery will bring abundant good fortune and great comfort to the residents for many generations.’

According to the reading as well, apparently, Alila2 reflects the location of a palace.

Special features of Alila 2

This development is designed to meet the stringent standards of the Green Building Index (GBI). ALILA² focuses on increasing the efficiency of resources use such as energy, water and materials, while reducing building impact on human health and the environment.
Some of the ways it has achieved this is by using specially selected glass that blocks out heat, hence ensuring reduced air-conditioning usage.

It also uses T5 light fittings, further enhanced by timers and photo-sensitive switches, all of which save electricity.

Water and sanitary fittings are certified water efficient, hence reducing the buildings’ water usage by more than 50%. A specially designed rainwater collection system has also been installed to collect and store rainwater, which will then be used for landscaping purposes. In addition, the fire protection system has an innovative recycle system for recycling test water to further reduce water requirements.

And to further reduce environmental impact, 47% of the property is covered in trees and gardens. Making it not only pleasing to the eye, but considerate to the planet as well.

About the developer

Hunza Group Berhad’s support base includes land banks of approximately 400 acres located in Bertam, Seberang Perai Utara, 360 acres located in Sungai Petani, Kedah (Bayu Development) and 6 acres in Segambut, Wilayah Persekutuan. For the newly acquired land in Bayan Baru (40+ acres), the Group plans to develop it into a “multi-billion integrated development” which is in tandem with the state government’s vision to turn Penang into an international city. HPB is set to transform Hunza from a property developer to that of a real estate landlord as well.

Business aspects of Hunza Group Bhd

Based on a report written by David Tan from The Star in March 2013, Hunza Properties Bhd plans to undertake a RM3.5bil mixed development scheme in Bayan Baru, the south-west district of the island, two years from now.

The group, according to group executive chairman Datuk Khor Teng Tong, would develop 700 low-cost units for the squatters who would be relocated. On the group’s projects in the pipeline, Khor said there were now about RM800mil worth of projects.
These projects would be undertaken from this year till 2016. The projects also included the RM350mil Alila II, RM250mil high-rise condominium scheme in Segambut and a RM204mil landed terraced property project in Bandar Putra Bertam, Kepala Batas.

About Penang

“Why I love Penang?”

As there are many foreign nationalities in Penang, we figured it would also be good to find out for other prospective buyers of Alila2 about what residents have been saying about it. We managed to speak to some local and foreign residents on their thoughts and this was what they had to say.

“I love Penang. I come here very often. I make it a point to come here whenever I can,” says Ng, 50 of Kuala Lumpur. Ng, who has a passion for cycling says that the traffic in Penang has been cultured to share the road with cyclists for some years now.
“What can I say, everywhere in Penang is cyclist-friendly!”

“I have lived here for the past few years and it has been great,” says one British expatriate when met along Leboh Acheh, Georgetown one evening. She was taking her dog out on her usual evening walk when we chanced upon her for a chat. “I absolutely love it here,” she smiled.

“Penang is very different from the rest of Malaysia. Whenever you come to Penang, it feels like you have just arrived at another country,” said a Penangite who only wanted to be identified as Adrian ‘Q’.

Asked how it is like living in Tanjung Bungah (where Alila2 is located), ‘Q’ who is from Batu Feringghi, advised that it is a more peaceful area compared to the town centres and his area, “However, it is extremely convenient to get all your daily needs with all the shops and entertainment outlets readily available to you at your fingertips. Besides, how can you get tired of driving around this place?”

On the property market, he said, “The property market in Penang is booming and we are seeing a steady flow of foreign businesses from all over the world by the day. I hope that the state can continue to sustain this way.”

“Overall, to be part of Penang gives you an entirely different experience. This is the place I call home and I am proud to be part of this great state, it’s amazing,” ‘Q’ concluded.

As we approached the sales gallery, we noticed the neighbourhoods along the way to Alila2 were very peaceful and filled with greenery.

It was certainly a fascinating, scenic journey. Hence, if one should buy into Alila2, one can only imagine how the daily homeward-bound drive would be a pleasant affair.

The price of Alila2 starts from RM775 per sq ft and with units as big as 1,905 sq ft, even that for its smallest unit, the final prize is expected to hover above RM2.0million for its biggest units at almost 5,000sq. ft.
This is perhaps Hunza Group’s biggest venture for its residential property portfolio, to date.

Alila Horizon is a 2-blocks of 19 storey condominium with 212 units of condominiums, 30 units of penthouses and 8 units of duplexes. Floor areas range from 1300 sq feet to 3000 sq feet.

Summary

Alila2 is not so much about the project, but mainly the idea of buying a home in Penang that would serve as a healthy investment in Malaysia.

The project is nearer to the greenery with a panoramic seaview rendering elements of good feng shui compared to others nearer to the beach side. This stunning property is sheltered and embraced by nature, away from the hustle and bustle of Georgetown, Penang. Surrounding Alila 2 is Hunza Group’s landed property project called the Alila Homes and its other high-rise condominium being Alila Horizon.

Some customers are worried that the homes they buy may not have the basic things they look for in a home, such as privacy, exclusivity and tranquility from their surroundings. Rest assured because Alila2’s location is exquisite. It is devoid of noise-causing agents such as hospitals and fire stations and ultimately, undertakes a slightly more relaxing mode than the hustle and bustles of Georgetown and Batu Feringghi areas.

Economic prospects of Penang
