MIRA at Shorea Park is likely to appeal to young professionals, young families, first-time home buyers, and the older generation looking to upgrade to a secure environment.
Astetica Residences which is located in Seri Kembangan is a prestigious project undertaken by one of the most prominent developers in Malaysia, Hua Yang Berhad. With over 38 years of experience in property development, Hua Yang Berhad placed its initial focus on Perak’s development during its early years from 1978-1987.
Its first development project comprised of 8 units of 4‐storey shops on Jalan Gopeng, Ipoh and was completed in December 1980 with a total GDV of RM2.44 million. During that period, the developer continued to deliver a number of successful projects in Ipoh covering the areas of Simpang Pulai, Tasek, Bercham and Lahat. During the period of 1988-1997, Hua Yang formed its subsidiary Prop Park Sdn. Bhd which left its footprint in Klang Valley by introducing Taman Setapak Jaya in Kuala Lumpur.
In 1993, the Group launched its first township development Bandar Universiti Seri Iskandar. The 838 acres of integrated township in Perak consists of educational, commercial and residential units along the Ipoh-Lumut Highway. It is the Group’s largest township project in the country.
Between the years of 1998-2007, the Group decided to venture into the Southern region by establishing Taman Pulai Indah in Johor. Following its success of about 20 years, Hua Yang Berhad was listed on the Kuala Lumpur Stock Exchange on 29 November 2002.
There is a number of future developments in the pipelines, such as Flexis@One South, Parc@One South, Gardenz@One South, Greenz@One South, Zeta Residence, Sentrio Suites, Metia Residence and Citywoods.
The Group prides itself as being a developer which provides affordable homes for the nation. As the Group proudly proclaims, it is their job to lighten the nation’s burden of buying a home by building affordable homes with a strong sense of community.

The Project: Astetica Residences
Astetica Residences is an esteemed high-rise development undertaken by the seasoned developer Hua Yang Berhad. Urban aesthetic living is the phrase used to describe the latest development from the developer.
Located strategically within the heart of Seri Kembangan, the high-rise serviced apartment will be an addition to the landscapes of Seri Kembangan which is already flourishing with new apartments such as One South, Sfera Residency, UNIV360 Place, East Lake Residences and many more.
The project will consist of 3 main built-ups in the range of 500++ sq ft, 700++ sq ft and 900++ to 1000++ sq ft. The smallest built-up of 500++ sq ft will be studio apartments with open space concept. The studio apartment targets mainly singles or couples as there is less privacy due to its open bathroom and kitchen concept. When you walk into the apartment, you will be greeted with a no doors concept with the bedroom, bathroom and kitchen adjoined together.
The next range of 700++ sq ft is slightly bigger consisting of 2 bedrooms and 1 bathroom apartments. The biggest unit is more spacious consisting of 3 bedrooms with 2 bathrooms. For those who are just starting a family and newly-weds, getting the biggest sq ft units might be desirable as it provides more dwelling space.
The development carries a commercial title with a 99-year leasehold tenure. It comes with a commercial title due to the fact that there will be commercial shop lots below the condominium. There are pros and cons to having a commercial title as opposed to a residential one. Properties retaining a commercial title might experience a faster appreciation trend but this may be offset by higher utility bills especially water bills.
Each unit will be allocated a maximum of 2 car park bays. If you require additional car parks, you will need to purchase it from the developer or lease it from other owners. The listing price for Astetica Residences is currently going at around RM650 psf. There will be a 7% discount for Bumiputra purchasers. The maintenance fee for the project is estimated to be around RM0.30 psf, although the developer has mentioned that this has yet to be finalised and that the finalised fee will be announced soon.
If you are interested in the property, you may head over to Hua Yang Berhad’s Sales Gallery at C-21, Jalan Medan Selayang 1, Medan Selayang, Batu Caves for further information. Take note that the gallery only opens from Mondays to Fridays.
A check with the developer reveals that the project was initially opened for registration in 2015 and was slated to be launched in late 2015. However, due to unknown reasons, the project launch has since been deferred to 2017. Interested parties may still register their interest via their website huayang.com.my.
Astetica Residences will sit on 3.73 acres of prime land with gross development value (GDV) of RM285 million. The developer purchased the land for RM56.91 million. The development features a number of facilities necessary for a condominium to survive today.
One of its necessary facilities includes its 24-hour security system featuring security guard patrol and CCTV monitoring. The condominium will also provide 3-tier security access card system separating access cards for guard house entrance, condominium entrance and lift entrance.
As many developers today strive to provide a relaxing and tranquil living lifestyle to its residents, Hua Yang is no exception too. Astetica Residences will also have a modern swimming pool and gymnasium for residents to perform their workout routine. Other facilities include a designated laundry area, children’s playground, surau, BBQ pit, cafeteria, steam room and sauna room.
Astetica Residences is conveniently surrounded by a number of amenities ranging from restaurants, shopping malls and transportation. The MINES Resort and South City Plaza are located just a stone’s throw away from the condominium. In addition, restaurants are in abundance within close proximity.
Close transportation includes the Serdang KTM and the upcoming MRT project which is scheduled to be completed in 2017. Its strategic location makes it easy for residents to access necessities within the comforts of Astetica Residences.
The Location: Seri Kembangan
Seri Kembangan is a township which lies on the southern part of Selangor approximately 25km away from Kuala Lumpur City Centre. It was initially known as Serdang New Village but the name has changed since to Seri Kembangan.
At present day, its population is estimated to be around 150,000 with over 2,500 houses spread throughout the city. Its population base is largely made up of entrepreneurs, businessmen, professionals and government servants who are working in Putrajaya and other multinational corporations employees located in Cyberjaya.
The history of Seri Kembangan dates back to as far as 1952 before Malaysia’s independence. The initial Serdang New Village was a refuge for Malaysian Chinese villagers shielding them from the threat of Communist armies. As part of the Briggs Plan, the British Army took the initiative to move the villagers to the then Serdang New Village for safety purposes.
When they first arrived in Serdang New Village, there were only a small number of houses, with as little as 50 being built. There were about 15,000 villagers who were meagre income earners holding jobs such as rubber tappers and mining workers. The whole area was predominantly rubber estates and this posed a threat to villagers too, who feared wildlife disturbances.
After the 1998 Commonwealth Games, the township saw rapid development from housing to commercial sectors. Today, Seri Kembangan is proud to be a township with high demands for housing and creates a lot of job opportunities for its residents.
Seri Kembangan is located strategically at the intersection of three tolled highways – PLUS E2, Besraya E9 and KLS E37. People travelling from Kuala Lumpur will normally pass through the Sungai Besi toll to arrive at Seri Kembangan. The Maju Expressway E20 (MEX) runs near the western fringe of this township and the interchange with KESAS E5 and MRR2 28 also lies nearby. For those who are travelling from Johor, Malacca or Seremban, they will be utilizing the PLUS North-South highway to arrive at their destinations.
There are numerous public transportation options available in Seri Kembangan. The nearest option will be the Serdang KTM which is part of the KTM Komuter network operated by state railway operator KTMB. Further away lies the Sungai Besi LRT station which is about 4km away. Most residents are waiting for the upcoming MRT station which will go live in 2017 under the KVMRT2 project.
There is an abundance of leisure and entertainment places to satisfy residents’ needs in Seri Kembangan. One of the earliest and most popular malls in Malaysia, The Mines mall is located in Seri Kembangan. Being part of The Mines Resort City, the whole development offers a theme park, playground and a variety of shopping choices ranging from fashion to food. One of the most luxurious hotels in Malaysia, the Palace of the Golden Horses is also part of the Mines project.
More recent developments include the Aeon Equine Park and South City Plaza. Residents can also head over to the nearby IOI City Mall which features District 21, an apocalypse themed adventure park.
In terms of education, Seri Kembangan boasts a few of the most prominent schools in the region. With the trend of international schools on the rise, Seri Kembangan enjoys its share too. The Australian International School Malaysia which is part of the MINES Resort City and Alice Smith International School are both located in the heart of Seri Kembangan.
Apart from these, notable institutions such as Nilai International University, Manipal University and Inti International College are all established within close proximity to Seri Kembangan. Other primary and secondary schools consist of names such as SK Taman Universiti, SK Seri Serdang, SK Seri Serdang, SMK Seri Kembangan and SMK Desaminium.
The nearest medical facility available to Seri Kembangan’s residents is Hospital Serdang. The institution provides general practitioner’s consultation as well as a range of specialist faculties to the public. Within Seri Kembangan lies innumerable clinics and policlinics such as the Mediviron franchise and Klinik Chen Bukit Serdang, to name a few.
Being a township with a multi-cultural population, there are numerous eating places catering to the different races present in Seri Kembangan. One can easily find Malay, Chinese or Indian food in this city. One of the famous seafood restaurant, Fatty Crabs hailing from Petaling Jaya has opened its branch in the Mines, attracting patrons of all ages and race. The next time you are in Seri Kembangan, perhaps you could give Restaurant Jing Thai a try, famous for its authentic Thai cuisine, especially its tom yam.
The demand for housing in Seri Kembangan is on the rise due to the fact that it is situated nearby to Cyberjaya and Putrajaya. Many of Cyberjaya and Putrajaya’s employees stay in Seri Kembangan due to the fact that it is nearby. Rapid future developments in the city suggest that it will be a flourishing township in the coming years.

Parc @ One South is another high-rise development also by Hua Yang Berhad located in Seri Kembangan. It seems that most of Seri Kembangan’s newer developments belongs to Hua Yang. Hua Yang’s development emphasizes on affordable living. Another high-rise condominium project from Hua Yang in Seri Kembangan is One South condominiums.
If you take a closer look at these 3 projects, you will find that one thing is similar; higher density cluster living. It really depends on individual’s preference as to whether they are price-driven or looking for exclusivity.
In terms of the township itself, it is very lively with a lot of activities going on daily. Monuments such as Mines Resort, Palace of Golden Horses all contribute to the liveliness of this town. Whether it is for own stay or investment purposes, Hua Yang’s Astetica Residences is a good buy for 3 simple reasons: Price, Location and Reputation.
