Avanti Residences: A distant review.
Located in the quiet, rather sleepy town of Saujana Permai, Seksyen U7 Shah Alam, Avanti Residences is a low-density development of Semi-Ds and Bungalows. As of now, only 84 units of Semi-Ds have been, and will be built on this project’s eight-hectare land.
This is the first luxury project by Johawaki Development Sdn Bhd, and is expected to be completed by first quarter 2017 with an estimated gross development value of RM120 million.
There are two types to choose from, Type A1 and Type B while the built-up ranges from 2750 to 3090 square feet respectively. The price? Starting from a whopping RM1.1 million.

Avanti Residences: Luxury where you least expect it.
From the website, the tagline for Avanti Residences is ‘Nurtured by Nature’. From the project, one can say “Good point.”
For now, only Semi-Ds are offered though the project will also include bungalows development in the future. There are 84 units of Semi-Ds with sizes ranging from 2750 square feet to 3090 square feet, spread in an eight-hectare land. Only two types are available namely Type A1 and Type B at 38 and 46 units respectively. 10 of the units for Type A1 are corner units whilst for Type B, there will be 8 corner units. Type A1 spots 6 bedrooms and 5 bathrooms, whilst Type B comes with 6 bedrooms and bathrooms.
The price starts from RM1.1 million and can go up to RM2 million for the bigger built-up corner lots. And the corner-lot unit sure is tempting. In fact, for most corner-lots, the land area is big enough to build at least 1/3 more of the existing unit so one can either opt for an extension of the house, or leave it as it is and have an expansive garden to enjoy.
Not that one can’t enjoy nature at its best without the corner-lot land area. Right in the middle of the development is a facility area for the residents to enjoy. Although it’s not much compared to other exclusive projects (some have their own clubhouses with swimming pool and gym offerings), it’s still pretty good. There’s an integrated playground that the kids will surely love, a multipurpose court for the benefit of mostly the teens, and a reflexology path that the parents will appreciate. Besides that, there’s also extensive green space for the whole family to enjoy with Wakafs (basically Malay-style gazebos) and outdoor seating area spread all around.
According to the developer, the designs are Bali inspired. But you’ll be the judge of that. Then there’s the ‘Special Features’ provided by the developer that’s quite generous such as the ‘Smart Door Lock’ system, ‘Alarm with Panic Button’ system, and the ‘Rainwater Reservoir Pumping’ system. Apart from that, all units come with ‘Autogate Point’ so all you have to do is to just actually buy and install an autogate which will come in handy during rainy days or when you really, really have to go to the loo.
22 units are already sold-out during Phase 1 and needless to say, most if not all are for own-stays. Investment for rental won’t cut it here since there aren’t any commercial activities around like offices or universities. In short, Avanti Residences target demographic is family-oriented, plain and simple.

Seksyen U7 Shah Alam: Are we there yet?
Here are some things you need to know about Shah Alam.
It is the capital of the Selangor state and is named after the late Sultan Alam Shah. As of today, Shah Alam covers a land area of 293km2 and is governed by Majlis Bandaraya Shah Alam (MBSJ) or Shah Alam City Council. It has been gaining steady attention from many developers in recent years, especially since lands are getting scarcer in KL.
Shah Alam comprises of 56 sections in total (and counting) and these sections have a specific theme used to name the streets within it. For example, Section 7’s theme is ‘Diamonds and Minerals’ so naturally, you will find street names like Jalan Ferum and Jalan Magnesium.
Bordered by Subang Jaya, Petaling Jaya, and Klang, Shah Alam is mostly made up of Malays. Connectivity-wise, one can expect an array of highways serving the area like the Federal Highway, the New Klang Valley Expressway (NKVE), the Shah Alam Expressway (KESAS), the Guthrie Corridor Expressway (GCE), the North-South Expressway Central Link (ELITE) and the Kemuning-Shah Alam Highway (LKSA).
Like other districts in Selangor however, Shah Alam sorely lacks in dependable public transport. In this day and age, that means an efficient train service. The controversially slow KTM service has a handful of stations there like in Batu 3 and Padang Jawa but apart from those, residents of Shah Alam mostly have to make do with buses and cabs and of course, their own private vehicles to get about.
But for those who don’t really care for other places and prefer to stay in Shah Alam twenty-four-seven, then there’s no doubt that this city has all the modern-day conveniences to offer. With more than fifty primary and secondary schools, Shah Alam is also home to the famous University Teknologi MARA (UITM) and the Management and Science University to cover the tertiary educations.
In terms of healthcare, Shah Alam has its own community clinic called Poliklinik Komuniti Shah Alam located in Section 7 and after years of delay, the Shah Alam Hospital was finally opened next door in October 2015 to the public. Said to help ease the congestion of patients in Klang Hospital, this hospital is also used as a teaching hospital for the undergraduate and post-graduate medical students.
And if you’re an active kind of person, you’ll appreciate Shah Alam Sports Complex. Housing a stadium with 80,000 seats capacity called Shah Alam Stadium, an indoor stadium called Melawati Stadium that can accommodate 40,000 people at a time, a public swimming pool called Darul Ehsan Aquatic Center, and an extreme-sports park called the Shah Alam Extreme Park, here is heaven for the sports enthusiasts indeed.
Saujana Permai, also known as Seksyen U7 Shah Alam, is a curios little section at the edge of Shah Alam. It borders Kuang and Sungai Buloh, two other Selangor districts known for being ‘way over there’. It carries the theme that honours the Royal Military Air Force (RMAF) although this is not indicated in any of the street names.
There are two concerns for this area. One, is that some may consider it too remote. Two, is the fact that it holds leasehold status.
However, a drive to the location from KL shows that though it might take quite a while, it’s fairly easy to get there thanks to the many highways readily available nowadays. If you’re from Sentul/Setapak area for example, just take the DUKE Highway, merge into the North-South Expressway and then the Guthrie Corridor Expressway, before taking the exit to Jalan Kuala Selangor. While on the highways, just keep a lookout for the Shah Alam, then the Sungai Buloh, and then the Kuala Selangor signboards. You shouldn’t miss them.
As for the place being leasehold, well, this area is famous for being the choice to settle down for many government servants and retirees. Though nothing is yet set in stone, there’s a high chance for the area to be converted into freehold status once the tenure expires. In fact, Eco World’s recent acquire of almost 2200 acres of leasehold land nearby (less than 1 kilometres away) for close to RM1.2 billion should be indicative of the place’s potential, eh?
Here is a place for one to live and enjoy a simple life. So don’t expect any fancy Al Fresco dinings or hip shopping malls here. For that, the closest you’ll need to drive is around 20 kilometres where you’ll arrive upon Space U8 shopping mall.
But amenities-wise, there are rows of shops nearby for the residents to do some grocery shopping, restock on cat food, and even to get the car fixed. Convenient without being extravagant.
There is one other concern though, and that being the close proximity of where Avanti Residences is located to the Sungai Buloh Prison one kilometres away. It’s good then that the developer is offering a bunch of security features like ‘Smart Door Lock’ – just in case.
If you’re willing to overlook all that though, no doubt that Seksyen U7 is a perfect place for those seeking peace and quiet. The place even has a ‘kampung’ feel to it, giving you that nostalgic feeling for some reason.
Guess ‘balik kampung’ will never be the same for those who live there.
Analysis
Avanti Residences: An assessment.
As mentioned, this area is still new with not much developments around. But not too far from Avanti Residences (around 2 kilometres away) is Elmina Township consisting of double-storey terraced houses and superlink homes.
One of the offerings in Elmina is Crista Superlink Homes. Let’s compare these two to see how well this area is doing.

Crista was launched in 2014 and was recently completed. Even then, the price was rather steep. Then again, it holds a freehold status land so that might be the reason why. Some might argue that Avanti Residences is quite cheap then. In fact, according to Johawaki Development’s General Manager, the relative affordability of the units is the reason to the encouraging sales of the units for Phase 1.
Johawaki Development Sdn Bhd: A bumi company.
Some may haven’t heard of this company. That’s understandable since as mentioned, Avanti Residences will be their first luxury property project. In this day and age, if you’re not building high-rise lifestyle property with sky gardens, sky beaches, or basically any sky-everything, chances are, you won’t be known.
The holding group of this developer, Johawaki Group however has been around since 1979, starting as a construction company before extending its business into property development, plantation, medical services, and investments.
Don’t be fooled. They might not seem like a big player, but they sure know their stuffs. Masjid Jamek in KL was built by them in 1980, the National Palace also by them in 1990, as well as the Federal Territory Mosque in 2000. A Malay-oriented company that holds a lot of government projects, but strong nevertheless.

Avanti Residences: The conclusion.
So now, we have another classic case of location versus product.
Go and have a look for yourself of the show units. As mentioned, sure there’s not much to brag about. There are many other properties out there with grander offerings. But when it comes to quality, Avanti Residences doesn’t disappoint. To sum up, the product is good.
Then comes the location factor, and this is where most people can argue about on and on until all their faces turn blue.
When people say a good location is one near a convenient like a hospital, or a train station, or a shopping mall, these might be true for most. But certainly not for all.
If being remote and away from the hustle and bustle of the city life is what one craves for, then location-wise, it’s an excellent one. If one man’s trash can be another person’s treasure, why can’t the same be said for property location?
