Tropicana Aman is a developing township spread across approximately 860 acres of prime land in Telok Panglima Garang, near Kota Kemuning. It is to be a self-contained mixed township of residential, commercial and open parkland components developed in 20 phases. Currently, only Phase 2 has been launched. Phase 1 of their residential component was a sell-out success.

The commercial centres will be developed after the residential units have been completed because the developer reasoned that Tropicana Aman is only about 6 to 7km from Kota Kemuning. Tropicana Aman is the closest new township out of three currently rising out of the ground in Telok Panglima Garang.

In time to come, this will be lively but holistically green and sustainable township with education being part and parcel of the central theme, as envisioned by the developers. Tenby Schools will be building their 10-acre campus within Tropicana Aman, in fact, within walking distance from the Bayan Residences precinct.  Tenby International School, offering an international syllabus, is expected to begin intake for 1800 students by September 2018.

Bayan Residences at Tropicana Aman is phase two of their residential launch. (The first was Arahsia Residences comprising 432 units launched in May 2015. All Arahsia units have been taken up to date).

Bayan Residences is 372 units of 2 and 3-storey link homes, spread across a 34-acre parcel. Location

Tropicana Aman is actually created on land that was once called Canal City in Telok Panglima Garang, Kuala Langat. Much of the character of its former moniker is still being remembered in the blueprint of the township’s masterplan through its many water features.

And Telok Panglima Garang seems to have moved. At least in terms of perception. What was once endless tracts of plantation land with crisscrossing networks of irrigation canals in the vast Selangor hinterland of Kuala Langat has suddenly reappeared at the edge of matured and affluent Kota Kemuning. That’s right. Tropicana Aman, the 860 former plantation parcel of Kuala Langat is so close to Kota Kemuning, the township can actually be confused with being in Kota Kemuning. It’s not, but it is only 6.7km away.

Getting There

The best way to get to Tropicana Aman, is through Kota Kemuning.  If you use the KESAS Highway, slip off at Exit 5068 to Kota Kemuning, Shah Alam.  There are, of course, other routes you can use but this seems to be the most straightforward.

If using the route through Kota Kemuning, you will arrive at the relatively new Shah Alam section, still emerging out of the suburbs, called Section 29. After you pass this intersection, you will be guided the rest of the way by the many banners hung along the way..

Tropicana Aman is still in the early stages of development but already you can see the groundwork taking place. Currently, there are no shops commercial activity taking place but that’s because Kota Kemuning is just a short drive away.

Kota Kemuning is a bustling, affluent area demarcated into many sections, like Section 30, 31 and so on. They house all kinds of amenities such as primary and secondary schools, banks from Hong Leong to CIMB, large electronic stores like Onking, budget hotels, petrol stations, shopping areas and supermarkets like Hero and Gamuda Walk and even golf courses such as Bukit Kemuning Golf and Country Resort and Kota Permai Golf and Country Club.

Sure, it is not yet a booming township right now but everything has been put in place to make it so in the future.

After all, buying a home is always a decision you make now for the future, and the future looks good for Tropicana Aman.

Of the three new townships growing up in this area, Tropicana Aman has the clear advantage of being the closest one to Kota Kemuning. There are also additional road linkages being built by the developer.  And its PSF pricing is really competitive.  So from an investment point of view, it is a good buy.
