Bellina Villas is a new development undertaken by the pioneer developer of Putra Nilai’s township, BBN Development Sdn. Bhd; a subsidiary of Putra Nilai Development Sdn. Bhd. It is interesting to indulge a little more about the developer of such a rich and growing township. Following the Negeri Sembilan’s State government initiative to turn Putra Nilai into an educational hub, BBN Development Sdn. Bhd. frontiers the establishment of the township in the early 2000s.

With a history dating back to the 1800s, Nilai was previously a settlement village which was undeveloped until the 1950s. Following Malaysia’s Independence in 1957, Nilai was subsequently established in 1959. It was granted municipal status in 2002 and became a township under the administration of Nilai Municipal Council.

Putra Nilai is a 6,233-acre integrated township which lies within Nilai with an estimated population of around 100,000. It all started in the early 90s when the Negeri Sembilan State Government decided to convert the township into an educational hub. Vast tracts of lands were purchased by developers and cleared for the building of several world-renowned institutions.

Two of the most notable institutions in the country, Nilai University and Inti International University attracts thousands of students annually from all over the world. Nilai is a quiet town with diverse ethnic population ranging from Malay, Chinese and Indian with Chinese being the dominant one. The influx of international students particularly those from China make it an even more Chinese dominant township. One does not expect a metropolis setting with luxury shopping malls in Nilai. Instead, it is a slightly quieter setting with residents going to pasar malam on Friday nights in Cempaka.

A few recent developments catering to residents’ needs in Nilai are such as Nilai 3 Wholesale Centre, Nilai Square, Mydin, Giant Hypermarket and Tesco hypermarket. The entertainment places in Nilai are limited but sufficient in providing daily necessities to residents.

Located 2 streets across Bellina Villas lie Nilai Spring Villa Alpha on Jalan NSV 1. Serving up to 5 bedrooms with 5 bathrooms, the semi-detached houses are slightly smaller than Bellina Villas in terms of sq ft. Both freehold developments command a price per sq ft of approximately RM600 to RM650.

Villa Alpha holds an even lower density composition with only 12 units available. When it comes to tough choices, it’s best to personally pay the houses a visit to get a feel of it. I have visited both and personally Bellina Villas looks more appealing due to its extra spacious corner lot garden, which is slightly smaller in Villa Alpha.
