Broadleaf Residences, Kota Kemuning 7

Broadleaf Residences is the 2nd phase of HomeTree after the 1st phase Long Branch. Considered to be all exclusive and ultra low-density, the project houses a total of 265 units only (99 bungalows and 166 semi-Ds).

This leasehold project of 99 years is expected to be completed on September 2020. In 3Q2017, the developer offered a 5% rebate off purchase price, meaning that purchasers only had to fork out a 5% deposit instead of the usual 10%.

There is a total of 6 layouts, consisting of 1 for Semi-D and 5 for bungalows. The semi-D has a built-up area of 4,654 sq ft with an approximate land area between 3,111 – 7,858 sq ft, depending on whether you are having the intermediate or corner unit.

The semi-D is made up of 6+1 bedrooms with a whopping count of 8 bathrooms and 1 powder room. The 3 floor design with its high ceilings allow for natural lighting to get in and sufficient air to be circulated. Of course the accompanying garden for corner units serves as a perfect space for a weekend BBQ or just to chill out on a beautiful evening.

The bungalows on the other hand are divided into 5 distinct layouts namely Type B, C, F, H and G. Irrespective of the layouts, all types will have 5-6 bedrooms with 7 bathrooms and 1 powder room. The built-up of the bungalows range between 4,942 to 6,081 sq ft. Type F is the smallest at 4,942 sq ft while the biggest is Type G at 6,081 sq ft. All bungalows are 3-storey high.

Within the enclave lies a private clubhouse which houses a swimming pool, wading pool, function room, yoga room and gymnasium. There are also jogging tracks surrounding the project which makes it easy for residents to jog without having to go out.

Certainly with the multi-tiered security encompassing a closed guarded and gated environment with access cards, one has nothing to worry about when it comes to security.

The maintenance fees for the semi-D will be around RM400 while for the bungalows it will be RM800 per month. The above is subject to change.
