Canopy Hills in Kajang is a project of Land Pacific Development (also known as Land Pacific Group), the holding company for several property developers founded in 2014. Overall, the group has five parcels of land in Kuala Lumpur and Selangor with a combined gross development value (GDV) of about RM1 billion.

Canopy Hills will consist of 1,589 SoHo units spread across two 27-storey towers sited on 5.8 acres of freehold land with a commercial title. Block A has 794 units and Block B contains 477 SoHo units along with 318 units of SoHo Mampu Milik (Rumah Selangorku).

The subject development is well-connected to major highways like Jalan Reko, Jalan Persiaran Bangi, SILK, Cheras-Kajang Highway, Kajang-Seremban Hіghwау, North-South Hіghwау, and Sоuth Klаng Vаllеу Exрrеѕѕwау. As such, the project is just 7km to Bandar Baru Bangi commercial centre, while Kajang town is farther at 9km.

Pros

 The best thing about this project is its super low price tag. In fact, the units are considered as affordable housing (as defined by the federal government) as they cost no more than RM300,000. It is also more affordable than other freehold developments in the vicinity, namely Putra Platinum and Ivory Residence, where the minimum prices are equivalent to two units in Canopy Hills already. Another advantageous thing is that Canopy Hills is just a short stroll to a KTM station and is next to a future megamall development, while the new Kajang 2 township is close by as well.

Cons

The biggest downside about the project is its high density of 1,589 units, which is significantly greater than Putra Platinum’s 166 units and the 455 homes in Ivory Residence. Another potential issue is the commercial title of the land, which will result in higher monthly utility bills. The compact size of the units, which only have 2 bedrooms, means the units are only suitable for singles and small families. Moreover, Canopy Hills is the maiden project of Hong Kong-based Land Pacific in Malaysia. Hence, the company doesn’t have a track record yet.

We believe a home in Canopy Hills is excellent for one’s own occupation and investment thanks to the fabulously low price and the project’s proximity to an upcoming megamall. It is also near a KTM station and is just one stop to an MRT station. However, we are unsure about the project’s quality as this is the developer’s first project in the country.

Assuming you took out a RM184,000 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to buy a RM230,000 unit in Canopy Hills, your monthly debt instalment works out to about RM943 per month. According to the rule of thumb, no more than 30% of your monthly income should go to housing expenses. In this case, buyers of Canopy Hills should have a monthly salary of at least RM3,143 to purchase a home at Canopy Hills.
