Cascades Residences is another one of the many residential developments that is sprouting up in the high end enclave of Bukit Jelutong. It is located just next to the upcoming Skyz Jelutong which offers similar homes to Cascades Residences as well.
On its other side is the D’Vida commercial hub. Of all the developments surrounding Cascades Residences, the ones that are also a product of Sunsuria are D’Vida and Suria Jelutong. The selling points of Cascades Residences is its family-friendly environment which is designed to cater to all ages.
The layout of the three towers are designed in such a way that the facility area of Cascades Residences is generally always shaded at all times of the day except during the mid-afternoon sun. The idea behind this is to allow residents to begin enjoying the facilities earlier in the evening rather than later, while still managing to avoid the blazing heat of the setting sun. Residents can theoretically then begin swimming at four in the evening in the shady coolness of the towers.
The entirety of the facilities deck at Cascades Residences is located on levels 5 and 6. It is designed as an open air deck, where residents can enjoy the beauty of their generally pollution-free neighbourhood. The views of Bukit Jelutong from this level will also be very pleasant, as residents of Suria Jelutong will have unhindered views of their surrounding environment.
Amongst the very desirable facilities that will be available at Cascades Residences is the usual plethora of swimming pool, wading pool and gymnasium. But being a family-oriented home with facilities designed for all ages, there will also be a Toddler Play Area where the little tykes can run wild.

The very thought of living in a place equipped with such lavishing facilities within such an excellent location is enough to tempt any buyer, especially with its very affordable prices and easy entry fees. One does however ask if Cascades Residences has any bad points.
From the views of a visitor, one of the ‘bad points’ would be its sibling development Suria Jelutong which comes with garish orange highlights on the building. According the plans of Cascades Residences there will be no such garishness for it which is truly fortunate, but being the immediate neighbour of such a building would make it an unappealing landmark for Cascades Residences.
The second ‘bad point’ would be a slightly more serious one, as there are only 3 lifts to be shared across every two towers with the middle tower enjoying access to six lifts. This could mean a human congestion during peak hours. Aside from these minor issues, Cascades Residences does indeed look like a wonderful buy.

The main selling point of Cascades Residences is its location, where it is situated in the heart of what many locals have begun to dub as the new PJ Central. It was originally a commercial area, but to realise its full potential more and more, new mixed developments have been introduced to this area.
Cascades Residences is one of the many new projects planned for Kota Damansara, and it has premium location for fronting the main road of Jalan Kemajuan. Accessibility is in fact the key factor to Cascades Residences, as residents will have direct access to Jalan Kemajuan, Jalan Universiti and Jalan Semangat, which in turn provides convenient access to the Federal Highway, New Pantai Expressway (NPE) and Lebuhraya Damansara-Puchong (LDP).
Connectivity aside, residents of Cascades Residences will have to face traffic issues during peak hours, especially as it is located just across the SMK Sultan Abdul Samad secondary school. This is both blessing and a setback, as families who intend to live here can send their children to school conveniently across the street, but they will have to contend with the before and after school hour congestion. Parents with younger children will also find schooling for their children convenient, as the SK Sri Petaling primary school is located down the street on the other end.
The closest medical centre to Cascades Residences is literally next door where the newly completed Columbia Hospital is, while along the street of Jalan Kemajuan is University Hospital. The best of medical care for the fussy ones are only a slightly longer drive down and off the Federal Highway, where Pantai Hospital touts only the best specialists.
Residents of Cascades Residences who enjoy the hustle and bustle of the city will love the neighbouring areas of Kota Damansara. Not only will they have their very own shopping mall within the development, they will also be a short drive from several upscale neighbourhood malls in the area such as Jaya One, Jaya 33 and Jaya Shopping Centre. These shopping malls are approximately 10 minutes away from home. Digital goods are also available only 5 minutes away from home at Digital Mall, instead of a long drive in congested traffic to Low Yat Plaza in Kuala Lumpur.
Being located in a central part of Kota Damansara, there are many other choices of shopping malls within a short drive of Cascades Residences with the nearest one being Tropicana City Mall which is less than 15 minutes away. The 1 Utama Shopping Centre is only an approximate 20 minutes away, as is Mid Valley Megamall; both of which offer premium shopping to the shopaholic.
The closer ones to home are however neighbourhood malls, although they are distinctively a cut above many other neighbourhood malls. The Jaya One and Jaya 33 shopping malls cater toward the upmarket, with a variety of bars and pubs open at night. The more popular ones at Jaya One is Malones and The Scot’s, while Deutsches Haus German Restaurant & Bar is the favourite night time hangout at Jaya 33. The food at Deutsches Haus German Restaurant & Bar is said to be exemplary, while the environment is said to be excellent. Aside from all the sinfully delicious night time recreational fun, Jaya One is also host to one of Malaysia’s only two Jump Street outlets.
While the fancy food and nightly delights are located in the shopping malls, with just a longer drive down to SS2 residents of Cascades Residences will find that they are spoilt for choice with many more affordable road side stores, the Medan Selera SS2 which is more commonly known to the Chinese locals as ‘SS2 Wai Sek Kai’, food chains such as McDonald’s and numerous cafes which open until the wee hours of the morning to cater to the night owls. Besides just being a food hub, there is also a pasar malam at SS2 every Monday night, rain or shine.
Living at Cascades Residences certainly comes with many advantages, with not the least; and quite possibly the most important; being its convenient location. Public transportation via public busses is never an issue in this area with the many RapidKL busses passing through, and getting around by cab is as easy as walking out to the bus stop outside Cascades Residences.
Analysis
On the surface Cascades Residences appears to be one of the best bargains in the area at an average of RM650 psf. But with there being so many new developments in the immediate vicinity one wonders if this is the best deal around here. So here is a look into the rest of the nearby developments.
First up on the list is Radia Residences, the most radically different development around for being a mixed development that comes with a shopping mall from a leading developer. The average prices of Radia Residences look surprisingly good for its kind of development, at an average price of RM747 per square feet.
Next up on the list is Skyz Jelutong, the neighbouring development of Cascades Residences which offers almost the same in terms of residence to its purchasers but come with vastly different facilities. The average price per square feet for this one is approximately RM735 psf.
All three developments begun construction at approximately the same time plus minus a year and will be completed at approximately the same time, hence they make the best comparisons. As a result of this comparison, it is rather clear that the most affordable one in terms of price per square feet is Cascades Residences.
Summary
Bearing the above in mind both the pros and the cons, it is clear that Cascades Residences makes a good home to purchasers; rather more so as a place of permanent residence rather than an investment unit.
Although there are three different developments in the area, every one of them caters to a different target audience with Radia Residences catering more to those who prefer convenience of lifestyle with shops below their homes and Skyz Jelutong to young professionals.
Of all of them though, Cascades Residences is the only one which is family oriented and caters to all ages. Purchasers who wish to make their home in Bukit Jelutong should therefore, first and foremost decide who is their home for and whether they are planning to raise a family there in the future.
