Cassia, located in Antara Gapi Rawang, is a luxury development of spacious Semi-D houses undertaken by the state developer Selangor State Development Corporation (SSDC) or better known as Perbadanan Kemajuan Negeri Selangor (PKNS).
First established on 1st August 1964, PKNS’s main objective is to provide sustainable developments for the state of Selangor by introducing industrial centres, commercial as well as residential projects to ensure a fair distribution of socio-economic growth based on state government policies.
Apart from residential and commercial projects, PKNS is heavily involved in the hospitality and leisure sector. PKNS’s venture into the hospitality industry is spearheaded by its fully-owned subsidiary, De Palma Hotels. Having five hotel chains comprising De Palma Ampang, De Palma Inn Shah Alam, De Palma Inn Kuala Selangor and De Palma Inn Sepang, it is one of the largest hotel chains in the Klang Valley. Two other major developments of PKNS are the Shah Alam Convention Centre and Kelab Golf Seri Selangor (KGSS) which is located in Persiaran Damansara Indah, Petaling Jaya.
Its successful residential developments are evident throughout Selangor, particularly in Shah Alam. One might be familiar with Alam Nusantara situated besides Setia Eco Park. Alam Nusantara consists of projects such as the Anggun2 2-storey Superlink Homes and Hijauan Enklaf’s 3-storey luxury bungalows and Semi-D homes.
Its commercial developments consist of projects such as the I:Zone 1 ½ storey Semi-D factories in Zurah, Rasa. Other notable developments cover townships such as Kuang, Bandar Sultan Sulaiman, Bernam Jaya, Rasa Hulu Selangor and Kota Puteri Seksyen 5, Shah Alam. It is a corporation with corporate responsibility, which introduced Rumah Selangorku Idaman PKNS – affordable housing below RM250,000 for lower income citizen groups.
Since last month, PKNS has begun launching a new program titled ‘Cari Cari Pembeli PKNS’. The Project: Cassia, Antara Gapi
With its panaromic view facing Banjaran Titiwangsa due to its land which is slightly above sea level, Cassia is truly a residence to yearn for. Surrounded by a vast carpet of flora and fauna, Cassia is the brainchild of Selangor’s state developer Perbadanan Kemajuan Negeri Selangor (PKNS).
Cassia is one of the projects of the whole Antara Gapi development undertaken by the developer. PKNS has taken a continuous and concentrated effort in molding Antara Gapi into a developed town. Apart from Cassia there are other developments such as houses and commercial shop lots.
Located in Section 2c of Antara Gapi, Cassia is a project comprising of 2-storey Semi-D houses. The residential area or better known as ‘Taman’ to most Malaysians is made up of only 54 units, delivering the promise of a low-density community living. Due to its low-density nature, the community holds true to its claim of being one of the quietest places to live in in the township itself.
The 54 units of Semi-D houses carry residential title with 99 years leasehold tenure expiring on 20th February 2103. As of the date of writing, the project is already completed with CF. If you are interested, you may head over to the project as there is a show house available for viewing. As you enter the entrance of Cassia, the show house will be the first house on your right. You will not miss it as there are a few security guards in front of the house.
There are 2 types of layouts for Cassia namely the Flat and Step-up units. The difference between the 2 layouts lies in its floor-plan and built-up. The Flat unit has a smaller built-up at 2,375 sq. ft. while the Step-up unit commands a slightly bigger one at 2,615 sq. ft. The total land area for both units is the same measuring 3,250 sq. ft.
Take a look inside the show house and you will understand the meaning of spacious living. There are a total of 5 bedrooms and 5 bathrooms for each unit type. The master bedroom is located on the top floor and comes with an en-suite bathroom. It is a truly spacious bedroom that will leave you in awe.
The whole unit comes unfurnished with only basic fittings such as toilet bowl, kitchen basin, shower accessories and toilet basin. The upper floor consists of 3 bedrooms and 2 toilets whereas the other 2 bedrooms and 2 toilets are located on the ground floor. The last toilet is located on the way out from the kitchen, beside the maid’s room.
Perhaps one of the selling points of Cassia is the sizable garden area, especially the corner lot. All corner lots come with a wooden gazebo in dark brown which families can unwind in after dinner. The spacious adjoining corridor and garden area makes it possible for families to organize parties, and gatherings with no hassle.
PKNS has set the listing price for Cassia from RM679,830 to RM804,450. The Flat unit is selling at RM679,830 while the Step-up unit is going at RM804,450, due to its extra space. The price shown is after Bumiputra discount. A simple calculation shows that the price per sq. ft. for Cassia is around RM286. Considering the beauty and quality of such a project, the price per sq. ft. is rather economical.
The infrastructure surrounding Cassia is well-maintained. The main road leading to Cassia is well-paved and lit. There is also a school located about 5 minutes drive from the residence at Jalan Gapi, 1A. Almost everything is within close proximity in Antara Gapi. Residents looking to enjoy delicacies or simply purchase groceries can conveniently drive up to the commercial square beside the school, which is also about 5 minutes away.
Of course, the selection is somewhat limited. For example, the town does not have a petrol station by itself. Residents will need to travel slightly further down to the town of Serendah to fill up their cars’ petrol tank. However, most people see the tranquility and quiet living lifestyle as a priority over some slight travelling.

The Location: Antara Gapi, Serendah
Many of you might have never heard of the name Antara Gapi before. Not surprising. When I first drove down to Antara Gapi, the town striked me as distant and far away from the Kuala Lumpur City Centre. Perhaps if I mention Serendah, this might be more familiar to you. Located 50km away from Kuala Lumpur City Centre, Antara Gapi is a small town which belongs to Serendah, Selangor, developed by the state developer Perbadanan Kemajuan Negeri Selangor (PKNS).
There are many debates surrounding Antara Gapi regarding its accessibility and attractiveness. One school of thought argues that it is merely a 40-minute drive away from Kuala Lumpur, while another suggests that it is a far away town with minimal amenities available. No matter what the debate is, one thing holds true. Antara Gapi is a town which is surrounded by a plethora of lush greeneries as its surroundings are made up of forests and reserve parks. Positioned slightly above sea level, the town offers a serene and breathtaking view of Banjaran Titiwangsa.
There are two major routes that you can take to arrive at Antara Gapi. Waze directed me through the first route from Batu Caves and Hulu Yam which takes approximately 40 minutes. If you are travelling through this route, take note that it is an extremely quiet path with forests standing tall on both sides of the road. You will also be passing by a number of reserve parks and river along the way such as Hutan Lipur Sg. Tua, Taman Negeri Selangor, Nur Laman Bestari Eco Resort, and Eagle Nest Outbound Adventure Eco Resort. You will also be driving past a few Orang Asli villages.
This route feels like you are driving up Cameron Highlands. One can also take the NKVE Highway with short cuts to Sungai Tua, Gombak to reach Antara Gapi. For those who opt to travel via public transportation can also find the Serendah KTM Station located about a 2.47km away from the town.
As I was departing from Antara Gapi, Waze pointed me to the second route which is through the town of Serendah and Rawang. I would have taken this route if I had known earlier as it is more vibrant with more amenities in the town of Serendah and Rawang. I trust that many will be accustomed to the name of Sekeping Resort in Serendah.
For those of you who don’t, it is forest retreat which has gained recent popularity due to its quiet and natural setting. People often go there for weekend retreats in chalets ranging from RM300 to RM2,000. Other nearby recreational places include names such as Serendah Golf Resort and Templer Park Country Club.
In terms of educational facilities, there are a number of schools located in both Antara Gapi and Serendah. There are 2 schools in Antara Gapi namely Sekolah Kebangsaan Antara Gapi and Sekolah Menengah Sains Hulu Selangor. There are more schools located in the nearby Serendah town such as Sekolah Menengah Kebangsaan Serendah, Sekolah Jenis Kebangsaan (Cina) Serendah and Sekolah Rendah Kebangsaan Serendah. There is also a Maktab Rendah Sains, Mara located in Hulu Selangor.
There are also a number of religious establishments in Serendah catering to devout prayers of different religions. Buddhist prayers may go to Hock Leng Keng Temple and Shin See Yeh Temple in Serendah. Muslim followers may head over to ther Serendah Mosque. There are also Sikh and Vinayagar temples for Hindu and Sikh followers.
Another attractive point of Antara Gapi is its located beside neighbouring townships such as Ulu Yam and Batang Kali. One might head down to Ulu Yam for its popular Chinese dish lor-mee. Apart from that, there are also a number of medical facilities located within close vicinity. There are two clinics located in Batang Kali and Ulu Yam, namely Klinik Desa Batang Kali and Klinik Kesihatan Ulu Yam Bharu. There are also 2 clinics in Serendah town which are Klinik Kesihatan Serendah and Klinik Desa Genting Malek.
Considered to be a relatively small town, Antara Gapi’s amenities are concentrated within a few rows of shoplots. Despite its size, it retains most of the necessities required by residents. It houses a pharmacy, 99 Speedmart, 7-Eleven, clinic, lighting shop, bridal house and restaurants.

In a nutshell, Antara Gapi is still a fairly new township in its infancy stage. Distance might pose a challenge to some, especially if you are working in Kuala Lumpur. However this might be weighed against other preference for a natural and quiet setting.
In terms of property appreciation, Antara Gapi will be rather flat as compared to other developed areas in Selangor. For comparison purposes, Serendah Utama Semi-Ds offers similar packages with a higher price psf and of course bigger space. About 5 minutes drive away from Serendah, Antara Gapi is not a bad option.
