Clusia in the City of Elmina was developed by Sime Darby Property, a multi-awarded home builder founded in the 1970s, and is listed on Bursa Malaysia. The company is touted as the country’s largest property developer in terms of land bank with over 20,500 acres of land, and has a total estimated gross development value (GDV) of RM89.3 billion. Apart from having undertaken the development of 23 townships, Sime Darby also develops foreign projects such as the iconic Battersea Power Station project in London.

While Clusia doesn’t come with much facilities, the high-end project is adjacent to the 2,700-acre forest reserve (part of this is the 300-acre Elmina Central Park) within the City of Elmina, an eco-friendly residential hub filled with trees.

The project is also luxurious as you need have at least RM1.7 million to own a home there, and there are only 69 of these exclusive residential properties. Another selling point is the spaciousness of these units. These homes’ ground level were designed with an open concept, with the living area, dining room and dry kitchen consolidated into one large space.

Location

Clusia is part of Shah Alam’s City of Elmina, a 5,000-acre residential hub that consists of several townships, namely the 250-acre Bukit Subang, the 1,000-acre Denai Alam, the 1,088-acre Elmina East and the 2,662-acre Elmina West. The City of Elmina, which also features commercial and industrial components, is also the biggest part of Selangor Vision City, an economic master plan for a 10,558-acre area spanning from Guthrie Corridor Expressway (GCE) to Lagong and Bukit Jelutong.

As with all other residential projects within that massive residential hub, Clusia is near the 300-acre Elmina Central Park, which features cycling tracks, jogging paths, and expansive open green spaces, in addition to eateries, a farmers’ markets, community hub and other amenities.

But the most promising thing about Clusia is that the heart of Elmina will feature an upcoming MRT station, that will be built as an extension of the Sungai Buloh–Kajang line spanning from the Sungai Buloh MRT Depot.

Residents of this luxury development will then be able to conveniently travel to Kuala Lumpur and other major urban centres in Klang Valley like Petaling Jaya, Mont Kiara and Bangsar, which are reachable within 30 minutes by MRT. Home owners in Clusia can also easily travel to Ipoh, Rawang, Klang, Putrajaya and the Kuala Lumpur International Airport (KLIA) by train.

The excellent connectivity is thanks to the project’s proximity to major highways, with the Guthrie Corridor Expressway (GCE) passing through Elmina, and residents can get to GCE via an interchange. The Federal Highway, North-South Highway, New Klang Valley Expressway (NKVE), North–South Expressway Central Link (ELITE) and Kuala Lumpur–Kuala Selangor Expressway (LATAR) are close by as well. In addition, the proposed Damansara–Shah Alam Elevated Expressway (DASH) will also run though Elmina.

As the township is designed to serve the different needs of its residents, the City of Elmina is home to primary and secondary schools as well as Islamic learning institutions, with Clusia being a stone’s throw from some of the schools. Schools such as CEC Kindy Bukit Subang, SK Taman Bukit Subang and SMK Subang are also within a 2.27km radius.

As you can see from the table above, Clusia has most spacious homes and lowest density. However, the minimum prices there are the most expensive. The psf price is also heftier.

We believe Clusia is suitable for own occupation and as a family home, given its strategic location near a proposed MRT station, a 2,700-acre forest reserve, and proximity to GCE. The City of Elmina is also designed as a self-sustaining township. Hence, it will feature many amenities and facilities once it becomes more developed.

While we are unsure of Clusia’s investment potential as the high price could limit future capital appreciation, there is still some possibility for price growth as Elmina City becomes more developed. But with its price tag of RM1.7 million, property buyers can already buy a home within the Kuala Lumpur city centre.
