Cube @ One South is to be a SoHo (Small office Home office) development that is the final phase to the highly anticipated One South development. It is part of the first mixed development of Seri Kembangan that can double as either a home office or a bachelor’s pad.

With its great accessibility to all parts of town, Cube @ One South is already a popular hit with city dwellers. Add on its affordability and attractive packaging, Cube @ One South appears to be the new place to be and the new address to set up a business. Cube @ One South will be located on top of a shopping mall, sharing the same plot of land with Zeta Residence. That is however the only similarities that these two developments will share, as everything else is separated from the parking lots to their facilities and access points.

Cube @ One South comes with only one size of 450 sf. Although this may sound very small, a visit to the showroom proved otherwise. These not only have a proper bedroom which can fit a full sized double bed, it also has a proper living room and complete kitchenette that is conducive to cooking. Although there is only one bathroom, it is a full sized one akin to a hotel standards.

A selling point of Cube @ One South is that all the units are almost fully furnished. Although the bedroom and living room is not partitioned, there is certainly more than enough space to do so and the developer has even provided two air-conditioners in that one small unit with one in the bedroom portion and another in the living room portion. The sole bathroom will be sadly be in the living room area, but is a good thing for those who wish to have visitors over but do not wish them to step into the bedroom when they need to use the toilet.

There are two options to buying Cube @ One South – fully furnished or completely unfurnished. Completely unfurnished comes at between RM30,000 and RM40,000 cheaper, but do not even have air-conditioning. The fully furnished ones while more expensive, will save the buyers’ time and cost in renovating the units.
The fully furnished packages offer units that are literally fully furnished. The units will come with two air-conditioners and a complete set of built-in cabinets in the kitchen. There will be a hood and hob for cooking, a built-in microwave oven under the hood and hob, and also a generously large refrigerator.

Tucked into a nifty little corner of the kitchen is also a washing machine cum dryer for every unit. The living room portion will have a wall cabinet for clothes, and residents will be pampered with the 42” LED TV that comes with the package.
The bedroom portion comes with a bedframe and mattress, where the developers even packaged in bolsters and pillows. A sofa for the living room and coffee table set is also provided. The bathrooms come not only with an instant shower heater and shower screen, but will also come with a shower door, along with the countertop, branded basin and mirrors. There will be both a rain and hand shower with towel and clothes hangers. Also in the bathroom the walls will be fully tiled from top to bottom.
Cube 2 One South is designed to be a pack-up and move in place, with the only thing that residents have to fix being the lights as only light points are provided. The reasoning given is that every person’s taste in lighting style and colours differ, hence the omission.
Designed to be a bachelors pad that can be easily rented out to locales of the area or foreigners, it is said that Cube @ One South is an ideal home for foreigners who open their businesses nearby in Seri Kembangan, or of those who work nearby in Technology Park Malaysia (TPM). Students of nearby universities may also find Cube @ One South to be an appealing temporary home, especially students of International Medical University, Universiti Putra Malaysia (UPM) or the upcoming John Hopkins University a short distance away.
Adding on to its appeal are the upcoming LRT 3 line that will literally be across the road from One South, which will have direct connection to KL Sentral, the hub of public transportation, and the upcoming High Speed Rail (HSR) that will provide a direct connection to Singapore.

Location
The Iconic Location of Cube @ One South
Cube @ One South is a development that you can hardly help but notice when driving down the Seremban highway heading south towards Johor, just before hitting the toll. It is easily distinguished by its iconic red metal cube that sticks out the front of the building. Just before hitting the turn-off to One South. The first landmark that visitors will take note of will be the iconic Nouvelle Hotel located beside the highway. Just a few metres down from this street will be a Petron petrol station, and further up is a McDonald’s located within the petrol station itself.
Right from there onwards motorists will need to keep to their left as the will be able to spot One South in front of them already. Upon reaching the turnoff into Seri Kembangan, visitors will need to continue straight and take the next turnoff to the left before they hit the highway again where they will be greeted by toll booths. Straight through the turn off and visitors will be in the One South development, and will be greeted by the resident Street Mall @ One South. Cube @ One South will be located just behind this street mall on a neighbouring plot of land.

Cube @ One South enjoys premium accessibility off the highway, but unfortunately there are only two access roads to One South, literally one through the front and one from the back. Although many buyers love Cube @ One South for its ideal location, they also fear that traffic congestion may be an issue once the development is completed and the units are fully occupied. The sales agent however disagrees, as the access roads are said to be well planned despite their limitability.
There is reason for the agents’s optimism, as a short drive around the neighbourhood shows that the roads are all interconnected where residents will have utmost convenient getting to Puchong, Bukit Jalil and the town centre of Seri Kembangan. Literally upon exiting the development, residents will come to a traffic light. At the traffic light, turning to the right will bring them to Salak South a well established area, Seri Kembangan and Mine Wonderland, while turning left will bring residents to a highway where they can find Bukit Jalil and Technology Park Malaysia (TPM).

This makes living at One South the ideal home for those who work in Bukit Jalil, Puchong, Seri Kembangan and Kajang as the accessibility to these places are great from this location. Heading towards Sri Petaling and Kuchai Entrepreneurs park is also a breeze during the weekends with its direct access route.

Aside from the great accessibility to the numerous townships and districts from One South, residents of the Cube will also be within short distance of amenities for those familiar with the area. Just behind this development a short drive away on the inner roads is an established area of commercial developments. These quieter areas have small hotels, electronic shops and a number of car workshops, while the busier areas tout banking facilities with bank branches such as Maybank, CIMB and Bank Nasional.

To complete the range of services that provide a lifestyle of convenience, whatever cannot be found within the shopping mall of One South itself can be found a short drive from home at the multitude of convenience marts around the area. Eating at Seri Kembangan close to One South is also a gem, as the cost of living in what is considered the outskirt area of Seri Kembangan is on the lower side. As a result, food here is good and cheap by city standards. Fares of all nationalities are available within short drives of home and open food stalls can be found throughout the night.

Residents of Cube @ One South will enjoy having having their own open air shopping mall within the development and the convenience of retail lots situated directly below their homes, but entertainment facilities such as a cinema will not be available here. It is therefore fortunate that The Mines Shopping Mall is almost just a hop and a skip away at a 15-minute drive from home. All the major brands of fast food and merchandise can be found here, making this the favourite and closest shopping mall in the area. For more variety, residents can utilise their convenient access to highways and get to Sunway Pyramid Shopping Centre in Subang within 20 minutes or to iOi City Mall in Putrajaya, the new hit of the town.

The only downside that residents will face living in One South is that getting around will require paying a lot of tolls, unless they are willing to get stuck in traffic congestion on the inner roads. The highway access does however shorten travel time significantly, and cut down on the time getting stuck in traffic congestion tremendously.
Analysis
Price Analysis
With Hua Yang Berhad touting themselves to be a developer of affordable homes, there is the question of whether Cube @ One South is fairly priced. This is an especially tough question, as there are no new developments coming up in the area. However compared to its earlier developments, it can clearly be seen that the price appreciation for every new phase at One South has been reasonable.
Phase 3 of Gardenz @ One South was priced from RM380,000 onwards for minimum sized units of 1,020 sf, while one of the later phase, Greenz @ One South sold for a minimum price of RM520,000 for the smallest unit of 1,031 sf. The price appreciation from RM372 psf to RM504 psf throughout the development is fair, although Cube @ One South appears to be the most highly priced one because of its small sizes at approximately RM838 psf.
Summary
So the final verdict of Cube @ One South is an excellent one. Many will complain that the access road to this development will be highly congested due to the concentration of so many residents focused on one small plot of land. Traffic congestion is however a normal part of city living, and One South has enough access to back roads to eliminate the getting-out-of-home crawl in the mornings. The many highways that provide an entry and exit route will also help make travel easy.
Prices of property at One South are expected to increase dramatically in the coming years, as Pavilion 2 is being built nearby in Bukit Jalil, and Bukit Jalil is foreseen to be the next new hotspot of Klang Valley. With property prices skyrocketing in Klang Valley, Cube @ One South looks good on the books as an affordable and quality home with vast potential for capital appreciation.
