Putra Nilai Development Sdn Bhd Is one of the few major developers responsible for expanding Nilai into its current state today. Formerly known as BBN Development Sdn Bhd, the developer has a long history of success and is most experienced in developing townships.

In the early 2000s, Negeri Sembilan’s State government initiated a drive to turn Putra Nilai into an education hub. It was then that Putra Nilai Development saw this opportunity and consequently become the pioneer for the township.

With a string of colleges and universities being erected on the land of Putra Nilai, the developer’s timing hauling itself into the game couldn’t be more right. Fast forward to present day, Putra Nilai Development boasts a portfolio of well-known residential and commercial properties in the township.

Among its developments in Putra Nilai include familiar names such as Jati Heights, Lodge Residences, the 18th Bungalow, South Bayu Residences and the more recent Bellina Villas Phase 1 and 2. One of its more renowned commercial projects is Jasmine Avenue located in Putra Nilai itself.

Project Details

df-10

The illustrious project of Damai Floresta undertaken by Putra Nilai Development Sdn Bhd is located right in the heart of Putra Nilai. As the developer beautifully puts it, Damai Floresta is targeted at those who value good living.

df-11

The luxury 2.5-storeys project is divided into 2 distinct models, Evodia and Natellii. Evodia belongs to the cluster home category while Natellii are semi-D houses.

df-12

Both categories sit on a piece of freehold land with residential land title. The development is slated to be completed in June 2017.

df-13

Damai Floresta is an ultra low-density development housing a total of 74 units only, with 64 units tagged to Evodia and 10 belonging to Natellii. It is noticeable from the division that Natellii is clearly the more exclusive of the two.

df-14

The cluster homes of Evodia consist of 5 bedrooms and 6 bathrooms. The built-up for Evodia is 3,513 sq ft, measuring 36’x78’. The unit will be able to accommodate 2 to 3 cars and is priced between RM2,530,500 and RM2,938,500.

df-15

Natellii on the other hand is made up of 7 bedrooms with 6 bathrooms. It measures 40’x100’ with a 4,208 sq ft built-up. Obviously, this comes at a much higher price from RM3,561,000 – RM4,485,000. Natellii’s car porch is also able to accommodate up to 3 cars.

df-16

Such a hefty price tag is certainly not for the faint-hearted. Bumiputera purchasers will enjoy a 7% discount from the purchase price.

df-17

The luxurious development comes with a number of benefits made ready for its future residents. One such benefit is the concealed internal telephone and trucking cabling in all its units. This presents a more beautiful interior as opposed to normal telephone wiring which is exposed.

df-18

Natellii Ground Floor Plan

It is also worthy to note that the number of lighting and fan points provided by the developer more than covers what is needed. For example, Evodia itself boasts 53 ready lighting points whereas Natellii has even more, at 57. There will also be a total of 7 telephone outlet points for both models.

df-19

Another distinct advantage that Damai Floresta offers is having full height wall tiles for its bathrooms and kitchen. This is normally not the case with most developments where developers only offer half height wall tiles.

What’s more attractive is that the units will come with ready Unifi connection and also a secure home alarm and perimeter CCTV system. As if these are not enough, the developer throws in 9 air-conditioners for free.

Location

df-2

Nilai is a vast town which is located on the southern corridor of Malaysia. Situated approximately 50 kilometres away from Greater KL, the township sits under the administration of Seremban district, Negeri Sembilan. As of 2016, the population of Nilai is estimated to be around 100,000, with a majority of it consisting of international students, due to the fact that it is an international education hub.

df-3

Nilai is a vast township which is growing rapidly due to its stature as an education hub. As one drives through Nilai, you will notice there is a plethora of developments being erected and multiple new townships in progress. The law of demand and supply plays an integral role behind such developments, such that the increasing trend of students and creation of job opportunities require more settlements.

df-4

The history of Nilai being an education hub dates back to the 90s where Negeri Sembilan State Government embarked on a journey to convert the township into a knowledge centre. Today, two of the biggest institutions in Malaysia, Nilai University and INTI International University stand tall on its land. Other notable establishments include names such as Manipal International University, University Sains Islam Malaysia, Tunku Kursiah College, KPJ International College and Kolej Tuanku Ja’afar.

df-5

There is also a rising trend towards international schools in Malaysia, with one example in Nilai being the Epsom College from Britain.

df-6

Nilai is accessible through a variety of routes from both Kuala Lumpur and the southern corridor. Travellers from Greater KL have the opportunity of utilizing the Plus Expressway E2, Kuala Lumpur-Seremban Highway to arrive at Nilai. Alternatively, visitors from Shah Alam may use the E6 ELITE Expressway to bypass Kuala Lumpur. The township of Nilai is home to 2 major KTM commuter stations, which are the Nilai (KB10) and Batang Benar (KB09) stations.

df-7

The demographics of Nilai is made up of 46% Chinese, 31% Malay and 22% Indian. One of the main reasons of such proportion lies in the influx of international students from China due to the popularity of Inti and Nilai University abroad.

df-8

The strategic location of Nilai is one of the reasons for its flourishing status today. Internationally-acclaimed landmarks such as Sepang F1 International Circuit, Sepang Gold Coast, KLIA and KLIA2 are all located within close proximity to Nilai. Apart from that, the administration city of Putrajaya and the Multimedia Super Corridor hub Cyberjaya are also a stone’s throw away from the township.

df-9

Nilai is also close to a number of convenience outlets and entertainment. Nilai 3 Wholesale Centre and Nilai Square serve as places to satisfy residents’ shopping and grocery needs. Other nearby places such as Mydin, Tesco and Giant Hypermarket provide a means for Nilai residents to obtain their daily needs too.
