Desiran Bayu in Puchong was developed by LBS Bina Group, a multi award-winning publicly listed home builder established in the 1960s. The leasehold project stands on Malay Reserve land, meaning the homes can only be purchased by Malays, and the units there cannot be leased to non-Malays. Overall, the project offers three kinds of two-storey residential properties – terrace houses, cluster link homes and semi-detached residences.

The most compact and affordable are the terrace houses. With a built-up area of 1,280 sq ft, these homes come with three bathrooms, and 4+1 bedrooms. These are priced from RM550,000.

Meanwhile, the cluster link homes are available under two different configurations – Type A and Type B, which respectively measure 1,742 sq ft and 1,725 sq ft. Both lay-outs have the same number of bathrooms and bedrooms as that of the terrace houses, but the cluster link homes command a higher price of RM660,000.

The biggest kind of unit in the development is the semi-detached residence. Apart from being more spacious due to having a larger built-up area of 2,194 sq ft, these come with four bathrooms and 4+2 bedrooms. If you’re looking for an affordable home, then it’s better to opt for LBS SkyLake Residence. While that development offers units for as low as RM250,000, please be warned that it’s a high-density project with over 700 units. If you’re seeking a low-density community it’s more advisable to opt for SkyVilla D’Island Residence, but it will be more expensive at RM656,900. But if you’re seeking a landed property near a picturesque body of water, then Desiran Bayu is a good choice.

Summary

Desiran Bayu, Puchong Living Area

The project’s biggest downside is that it’s built on Malay Reserve land. Consequently, there’s a smaller pool of potential clients if you buying for investment purposes, as the residential properties can only be sold or rented out to Malays. Another possible bad thing is that some people who have bought homes from LBS Bina Group have revealed the walls or tiles of their units suffered from cracks within one year of getting the keys.

Nonetheless, the developer rectified the issues and is known for completing their projects on schedule or ahead of time.

On the positive side, we believe the landed lakeside homes at Desiran Bayu are excellent for own occupation and for family living. This is because aside from having a peaceful and lush environment, everyday you’ll get to enjoy the breath-taking views of living besides multiple lakes. Research has also found that living near bodies of water is beneficial to your health.
