Serene Heights is an investment option, as it has potential for capital appreciation due to its location.
Dorsett Residences is located next to Plaza Damas 3 or Damas Suites and Residences in Sri Hartamas. The building-to-building gap is approximately 15 feet
Dorsett Residences is a high density, high-rise development located in a low density environment, secluded yet non-isolated neighbourhood of Sri Hartamas. Sri Hartamas, which translates to “glowing estates” in English, was one of the choice to-stay neighbourhoods in Kuala Lumpur for expatriates (along with other equally popular neighbourhoods such as Bangsar and Damansara Heights), who had settled in very comfortably and adapted well to the local way of living during Sri Hartamas’ heyday in the 1990s.
Back then, Sri Hartamas was a local neighbourhood which housed a growing international community. Today, the mainly landed properties-driven neighbourhood still maintains its quiet and laidback image. Heightening its reserved atmosphere even further is the presence of The Royal Palace of Malaysia, which is located only a stone’s throw from Dorsett Residences.

Project Details
At Dorsett Residences, the 707 homes are residential units located at level 1 until level 26. The interior of each unit mimics that of a bygone era of the renaissance period.
The bathroom is the first room you’ll see when you enter this 560 sq. ft. show unit. The tiles used to adorn the bathroom are called Marble Effect Tiles, which looks very much like the real thing but isn’t. According to the sales executive, a certain number of tiles in the bathroom are actually made of real marble, like the black marble you see (in this picture) for a greater look and feel.
The sales and marketing executive suggested that those who prefer views from their apartment unit should go for units from level 8 and above. However, do take note that only units on level 16 and above have balconies. Level 16 onwards is also where all the units are fully-furnished. There are only 16 fully-furnished units at Dorsett Residences, which will come with all the full ensemble of furniture that you see on display in the show units, as well as a washing machine and dryer from Electrolux.
Living area faces the dining area. The decorative wall mirror you see in this picture only comes with all fully-furnished units
The partially-furnished units are only equipped with the built-in kitchen cabinets, fully-fitted bathroom specifications, air-conditioner courtesy of Samsung, and plaster ceiling. The windows are made from powder-coated aluminium frame. And of course, there’s the standard 1 complimentary parking space for every unit sold.
Dining for 2. The use of mirrors have the effect of making any space appear to be larger than it really is, and therefore less constraint
Facilities for the development are located on the 27th floor. He continued to say that every additional facility, except for the swimming pool, Jacuzzi and wading pool, and gym, are subject to pay-per-use charges.
Location
According to a sales executive at the Dorsett Residences sales gallery, after the inauguration of the Royal Palace at Sri Hartamas in 2011, “future high rises in the area should not be higher than 10 levels, and pubs operating within a 2.5-kilometre range of the palace should not remain opened after 12 midnight.”
Just like how important Orchard Road is to Singapore, Jalan Sri Hartamas 1 is increasingly becoming a busier main road that leads all the way through the Sri Hartamas residential neighbourhood. It is safe to assume that Sri Hartamas begins after you leave Desa Sri Hartamas, which was formerly a commercial epicentre of Hartamas residents. Much of the beloved and highly-frequented row of clubs, bars, fancy restaurants and boutiques in this square is still home to timeless food and beverage outlets such as Nam Heong chicken rice, Beckofen, Souled Out cafe and Celicakes.
Hartamas Shopping Centre is considered the neighbourhood mall where residents of Sri Hartamas and neighbouring residential precincts go to since it first opened in early 2000
Yet today, it has lost some of its lustre to the newer, hip and happening Solaris Dutamas, which is strategically located, one can say, right at the end of Jalan Sri Hartamas 1, before cars enter into Jalan Duta that leads to Kuala Lumpur. Being in a prime location is only the beginning for Solaris Dutamas, which is reachable within 3 kilometres from Dorsett Residences.
Home to Publika Shopping Gallery and Ben’s Grocer, Solaris Dutamas’ entire layout mimics that of Desa Sri Hartamas. Only this time, dotted right at the heart of shops is a shopping mall and Ben’s Grocer. In addition to Solaris Dutamas, Sri Hartamas’ is also close to neighbourhoods such as Mont’ Kiara, which is another self-sufficient community altogether with Plaza Mont’ Kiara and 1 Mont’ Kiara shopping mall.
Hartamas Shopping Centre, is a neighbourhood mall for residents in Sri Hartamas and neighbouring residential areas since it first opened its doors
Sri Hartamas is well-connected to the Penchala Link, a toll-operated highway that leads to Taman Tun Dr. Ismail, Damansara Perdana, Desa Park City, Kepong and Sungai Buloh. It is also linked to the Sprint Highway, which is dotted with Malaysia’s National Science Centre and Securities Commission of Malaysia on one side, and exclusive membership recreational clubs The Royal Selangor Club and Bukit Kiara Equestrian Club on the other.
There’s also the Kuala Lumpur Golf & Country Club (KLGCC), a popular venue for various international and local golf tournaments. This highway goes to Bangsar, Damansara Heights, Petaling Jaya and Kuala Lumpur. Sri Hartamas is also connected to Jalan Duta, Jalan Kuching and downtown Kuala Lumpur. “You can also head to the North Klang Valley Expressway (NKVE) to get to KLIA,” says sales executive Lim.
A point to note for those of you who are not familiar with the Sri Hartamas area is that you can no longer drive straight from Desa Sri Hartamas to the Sri Hartamas housing are through the traffic lights junction (in front of Glomac Galleria) as the road has been closed. Instead of heading straight, all motorists will now have to turn right towards the National Science Centre and then proceed to make a U-turn below the flyover.
Upcoming developments close to Sri Hartamas:
According to sales executive Lim, a development that is going to be the next commercial hub is KL Metropolis. This development includes a convention centre, a serviced apartment, a shopping mall and two hotels, “will easily take another 10 years to complete.”
“And the barricaded piece of undeveloped land opposite The Royal Palace is said to be reserved for a future landed property development by Dutaland. This is yet to be confirmed,” he continues.

Mayland Universal Sdn Bhd is a wholly owned subsidiary of Malaysia Land Properties Sdn Bhd, a property development and investment company which has been around since 1995. The company, whose founder is Tan Sri Dato’ David Chiu, owns land in Sri Hartamas, among others, and prior to Dorsett Residences, had first unveiled the studio lifestyle concept with the integrated commercial development of Plaza Damas.

According to an article published in businesstraveler.asia dated 28 November 2013, Dorsett Hartamas will be one of three hotels that will make its presence felt in the Klang Valley. The other two hotels are going to be in Cheras and Putrajaya. These hotels are owned by Mayland.

Summary
Dorsett Residences was initially launched in April 2015. For those who prefer the convenience of living in a property managed and serviced by a hotel chain, then Dorsett Residences is for you. For an extra fee, you can engage the services of the hotel housekeeping team to clean your apartment for you, without the extra fuss of having to do it yourself. And those who prefer to live in a more compact unit over a larger unit could also opt to clean the unit themselves.
Do you want to pay for the lifestyle and convenience of a small, easier to manage studio unit where you can entertain your friends and family at the rooftop?
