Location
Jalan Kinrara 6 in Bandar Kinrara 6 where Duet Residence is located, is probably what one might call a bit of a paradox.
Why it is a paradox is because this wide and quiet road, flanked on both sides by affluence in the form of palatial Semi-Ds, bungalows and highend terraces, is at once peacefully free of traffic, yet serves as an important artery to connect to the Bukit Jalil highway, Old Klang Road, KL, Puchong, the LDP leading to Subang or KESAS to Shah Alam if one drives East; or to Taman Puncak Jalil, Taman Equine, Seri Kembangan, Puchong South, Serdang, Cyberjaya, and beyond if one drives towards the West.

From Duet’s main entrance which faces South, this means turning right if one wants to go to Seri Kembangan or Puchong South, or left, if KL, Subang and Puchong are the intended destinations. Yet this road never sees traffic jams.
Kinrara, as most people familiar with the area would know, is a most unique township in and by itself. Comprising a land area of 1,904 acres (771 hectares), it was a former rubber estate ─ the younger “sister” as it were ̶ of the Bukit Jalil estate back in the heyday. Of course, both Kinrara and Bukit Jalil’s “ladang” have long given way to the development of residential, industrial as well as commercial belts all around. But the thrust of the growth, especially in recent years, is concentrated in and around, and on the right and left of the Bukit Jalil Highway.

This is the Bukit Jalil Highway today. Concurrent developments taking place have made traffic snarls an everyday occurrence

Pavilion Bukit Jalil City is a mere 5km away from Duet Residence. But it is not just Bukit Jalil City that is in the midst of construction. There are many others going on in and around the same spots at the same time, which means excavation and construction have reached both banks of the 4-lane highway, all the way across as well as smack in the middle of the road

Now compare the above two pictures with the peace of Jalan Kinrara 6, Bandar Kinrara. There’s nary a soul on the road. Some notable residential and commercial developments coming up on the right and left of the said highway are Malton and Pavilion’s 50-acre Bukit Jalil City comprising Pavilion 2 shopping mall and ParkSky Residence (click on the links to read about these developments), MBM Land’s Rev.O SoVos, WZR’s The Earth@Bukit Jalil shops, Aset Kayamas’ Parkhill, Berjaya’s commercial and residential The Link 2, Exsim’s Twin Arkz and The Rainz, SkyWorld’s SkyLuxe On The Park residences and so on and so forth.
Kinrara’s Growth
The Bukit Jalil Highway was constructed in 1995 and it helped Kinrara grow and expand on both sides of the highway.
Kinrara’s development which began in 1991, can be charted by its sections. These sections are named BK1 to BK9 (BK stands for Bandar Kinrara). BK1 to BK3, being the earliest developments, are mostly terrace houses and are located on the right side of the Bukit Jalil Highway heading towards Puchong. BK4 to BK9 are located on the left side of the highway. Duet Residence is on BK6. The Bukit Jalil Highway is just 3km away from its doorstep to where Jalan Kinrara 6 joins the highway.
But while Bukit Jalil is churning up a storm in its developmental throes, Kinrara, being a market follower, has developed rather unobtrusively although it has kept impressive pace throughout, fetching prices that are just a step behind its sister’s at RM600 to RM700psf for new non-landed properties with corresponding rental returns and capital appreciation (especially for properties bought earlier). Bukit Jalil’s prices these days are as high as RM800 to RM900psf if not more, give or take a few exceptions.
Part of Kinrara’s halcyon magic is that it has remained mostly residential in its development ─ always keeping to building nothing too loud although some of that may be changing nowadays with the advent of population and two LRTS in its vicinity. That, and the fact that the township has the backing of the 3,000-acre Ayer Hitam Forest Reserve in its South.

There are perhaps some Feng Shui elements here if anyone cares to believe ─ mountain at the back (of Duet) and the River of Life (the artery road) in front while overlooking the placid lawns of the golf course and resort
Which is why Jalan Kinrara 6 homes facing the same direction as Duet Residence, backed by the mountainous virgin forest in the rear while fronted by the Kinrara Golf Club and Country Resort, can be described as being tucked inside a safe and protected haven, but yet is within minutes from the necessary frenzy of the world outside.
Conveniences and Amenities Well Within Reach
Duet Residence is set in between Melodi and Hening, two pockets of gated and guarded highend landed superlink terraces built by separate developers sometime ago. Across the road are more gated and guarded landed homes such as wide frontage Semi Ds, bungalows and so on. There are no other highrise office or residences in the vicinity. This means Duet towers above all and the grand views that this affords will never be blocked.

But where can residents get access to amenities?
Turn Right For Amenities
At Damai Utama of course. It is a 7-year-old neighbourhood/township located on the right of Duet just 900m away where Melodi is. Below are some pictures of its shops. You will find plenty of Chinese coffeeshops, bistros, a petshop, a veterinary clinic, Chinese medicine halls, music schools, tuition centres, mechanics, a car wash, hardware shops, Medivron clinic, bicycle shops and so on and so forth inside. Oh, and there’s Pizza Hut too.

Damai Utama is a relatively new neighbourhood/township that will serve some basic needs such as food and beverage, grocery shopping and so on. There is a Mydin there as you can see on the map. It is 900m or 2 minutes away from Duet Residence

There is quite an array of shops in Taman Damai Utama as you can see. The area is thriving well. The archway at the bottom left of this collage leads in to Kinrara Residence, a 3-year-old development of superlink terraces, Semi-Ds and bungalows by the Mah Sing Group
Turn Left For Amenities
If you turn left from Duet, you would be heading towards BK5, where SMK Seksyen 4, the mosque, 8 Kinrara, Giant Hypermart, Kinrara 5 LRT and the Bukit Jalil Highway are, bypassing the Kinrara Golf and Kinrara Golf Resort, a Petronas Station and the Serdang Police Station on the way. This is the school next to the mosque. There are many schools in Kinrara, this is just one of at least 5 but it is the nearest one to Duet
Education for All Ages
In terms of lower education, you can see that the nearest secondary National-type school is SMK Sek 4 Kinrara. The drive there will take less than 5 minutes. There are other National-type schools of course, in around Kinrara and in Bukit Jalil, such as SMK Sek 3 Kinrara and SMK Sek 1 Kinrara and several others, including a sports school in Bukit Jalil.
For Chinese schools, there is the famous Lai Meng Chinese School and (Lai Meng Tadika too) in Bukit Jalil and further in, there is SJK (C) Bukit Serdang located on Persiaran Lestari Perdana 5, Seri Kembangan. The address may sound far but actually it is just 10 minutes or 6km away using the residential route through Persiaran Puncak Jalil.
In terms of higher education, students will be spoilt for choice. There is APU (Asia Pacific University of Technology and Innovation), APIIT (Asia Pacific Institute of Information Technology, TPM (Technology Park College), FTMS College University, IMU International Medical University, and a little further away in Puchong and Sunway, Sunway College, Taylor’s Lakeside Campus, The One Academy and so on.
Public Transport
As far as public transport is concerned, there are 2 LRTs situated very near to Duet Residence. The obvious one is in Kinrara 5, just 5 minutes or 2.8km away from Duet located at Giant Hypermart Kinrara 5 where 8 Kinrara is (visible in the pictures all along Jalan Kinrara 6). You can see pictures of the Kinrara 5 LRT below and how it is connected to 8 Kinrara, Giant Hypermart and the BK 5 Business Centre with plenty of makan places.

Summary
Not much more can be said about this project except that it is a bluechip investment if you are looking to live a condominium lifestyle in Kinrara.
Kinrara real estate is highly sought after and thus, is bound to appreciate. It’s not a question of ‘IF’ but ‘WHEN’. Besides, at Duet Residence, everything is at hand ̶ peace, greenery, luxury, exclusivity, privacy, low-density living for lots of personal space, huge living spaces with every unit being a corner unit, connectivity, accessibility, public transport, education, nearness to amenities with matured neighbourhoods and whole townships (such as Puchong or Bukit Jalil), brightlights, entertainment and shopping galore at every corner but not so near that the glare and the noise gets to you…. On top of that, this project is almost completed and ready to move in.
Asking rental rates in and around Kinrara are about RM2,100 for three-bedroom apartment units. Really, it couldn’t get any better.
