SkyMeridien @ Sentul is the perfect blend of the Ultimate Sky Living Experience at the heart of Kuala City Centre with excellent accessibilities and connections.
In 2017, Eco World Development Group Bhd (EcoWorld) launched Eco Forest to target locals in Semenyih and young home buyers. Inspired by the lush flora of Broga Hills, the Eco Forest enclave is a green wonderland anchored by a central park, and lakes. The collection of freehold gated and guarded precincts come complete with a Residents’ Clubhouse, ample avenues for eco adventures, and a commercial boulevard.
The Eco World Gallery @ Eco Forest Semenyih is the group’s second development within the vicinity, following its successful Eco Majestic development that’s only 10 minutes away. Similar to Eco Majestic, Eco Forest is also an integrated mixed-use development project that sprawls across 515 acres of freehold land, and it is located next to Broga Hills.
The first phase introduced in Eco Forest is Ebonylane. It will consist of 685 double-storey terraced houses, named Artisan Homes, which is priced from RM598,000, and Garden Homes (30’ x 62’), which is priced from RM792,000.
The masterplan of the Eco Forest township, approved by Majlis Perbandaran Kajang, consists of both residential and commercial that will be will be developed in 8 phases.
- Phase 1 – Precinct 1 (Ebonylane)
- Phase 2 – Shop offices
- Phase 3 – Precinct 2 (BirchPark)
- Phase 4 – Apartments
- Phase 5 – Shop office
- Phase 6 – Precinct 3 (HazelTon)
- Phase 7 – Apartments
- Phase 8 – Commercial (near Central Park)
With a GDV of RM3.5 billion, the freehold development will have more than 1,800 landed-strata homes, 3,500 apartment units and more than 200 commercial units, and they will be developed in the next 8 to 10 years. According to EcoWorld, the Garden Homes are a replica of the successful EcoWorld Eco Grandeur homes in Ijok, Selangor.
As one drives into Eco Forest, one will be greeted by a tree trunk-inspired latticed entryway, followed by rows of arching bamboos. Eco Forest’s tagline ‘Canopy of Artistry’ tells of the township’s concept, which is inspired by the four layers of the forest – the undergrowth, understory, canopy and emergent layer.
At the heart of the Central Park is a giant Woven Tent, which will serve as the pavilion for residents and their friends to gather. There will also be a Chirpy Tree where a hundred goldfinches will rotate when the wind blows. On top of that, Eco Forest features Forest Dragons, which are monitor lizard-inspired pebble-glass sculptures. Monitor lizards are common in our forest and they signify survival, flexibility and nature.
The Eco Forest show village was officially opened on 9 September 2017. In a run-up to the phase 1 launch, EcoWorld, in partnership with Cartoon Network, organised the We Bare Bears 1001 Expo in 2017, which attracted many to the EcoWorld Gallery @ Eco Forest. The expo featured over 1,000 models and inflatables of the famous bears from the popular animated series.

Project Details
The 515-acre Eco Forest in the Semenyih corridor features houses with A-frame concept. This offers a fresh take on how terraces can look in an environment that embraces its natural surroundings.
The township will have 25 acres allotted for its Forest Lake Park. This park is a public space that comprises a dedicated path of 3 meters and 4.5 meters, for walking and cycling respectively. These paths are purposefully and strategically located in the heart of Eco Forest for easier access to those in the development.
The first launch of Eco Forest, includes 6 types of Artisan Homes and 3 types of Garden Homes. Artisan Homes consists of double-storey terraced homes, while Garden Homes offers a wide-frontage of 30ft. This allows owners to create another space for their families to enjoy. Phase 1, called Ebonylane, offers units with built-ups of 1,865 sq ft onwards and prices starting from RM598,000. Ebonylane is located at the northern tip of the entire Eco Forest township.
As for the retail component, Eco Forest has Lindenway, 2-storey shop offices by the lake and along tree-lined streets. It will be located just steps away from the Central Park, which was completed in 2018. The Central Park is placed right in the middle of the township, surrounded by the homes which are linked by a cycling path. In line with the residential’s architecture, the retail units will also feature A-Frame façade, with wide corridors.

Analysis
Garden Homes in Eco Forest has attracted potential buyers from Semenyih, Kajang, Cheras, Puchong and Serdang, which currently lack developments with a similar concept. According to the developer, the project has also attracted buyers from Seremban, as people staying there have been known to commute to Kuala Lumpur daily for work.
Traffic in Semenyih has built up over the years, and some feel that the situation is still manageable and bearable as some of the developers have opened up road access to highways. For example, motorists have quick access to LEKAS now. However, the single access road to and from Eco Forest might be a concern for some potential purchasers. A proposed second access at the southwest corner is part of the local council masterplan. However, no timeline has been mentioned thus far.
As for maintenance, it could be similar to Eco Majestic which is close by, and from the same developer. It is estimated to be RM0.10 – RM0.12 psf, to maintain the linear park, all the green-scapes, water features, utility bills, and security. It doesn’t seem as much, considering the list of items to be maintained. The huge 25-acre lake forest park is expected to be handed over to the local authority for maintenance.
As a part of the EcoWorld community, residents of Eco Forest will have access to the EcoWorld Community Apps. The apps accord residents and owners to pay maintenance fees, be notified on updates, guest registration, car park booking for visitors, file defects, communicate with the management office, and others.

Summary
Living in Semenyih could be akin to living in the countryside, but with comprehensive facilities and amenities. There was a time where landed houses in Semenyih were available for just below RM130,000. Today, sub-sale residential properties can easily fetch 4 times that price.
Renowned developers such as Eco World Development Group Bhd, MKH Bhd, SP Setia Bhd, UM Land Bhd, IWajib Group, Kueen Lai Group of Companies and China’s Country Garden have been buying up land in Semenyih. It is no doubt one of the most rapid growing areas in Greater Kuala Lumpur or the southern corridor of the Klang Valley.
Additionally, Semenyih has always been popular with day trippers for its recreational offerings, such as Broga Hill, Sungai Tekala waterfalls, LadyBird Organic Farm and Rabbit Fun Land.
If you live in Eco Forest, it would probably take you about 45 minutes to an hour to reach the KL city centre. There are many upcoming malls that are being constructed. For example, EcoHill Walk Mall will be the first mall in Semenyih, and it is expected to open its doors in 2020. It will have 280,000 sq ft of built-up space or about 170,000 sq ft of nett lettable space. Currently, the nearest mall is IOI City Mall in Putrajaya, about 20 to 30 minutes’ drive away. Time will tell if the upcoming shopping malls will cater to the growing community of Semenyih.
Semenyih has the potential to see more growth as the prices of properties there are relatively cheaper than those in Kajang or Cheras. Cheras is very mature, while Kajang doesn’t have much land left for huge townships. Hence, Semenyih bears a lot of potential as land is still affordable and aplenty. The population growth in Hulu Langat is about 9% per annum. In the next few years, the population in the district is expected to reach 1 million.
Demand will continue to be strong in Semenyih as buyers are looking for a place of their own or for investment purposes, but prices are expected to remain flat for one to two years because of current market sentiments.
