Project Details

Elmeri 6

Located in Precinct 11 in Setia Alam, Elmeri is a semi-D project proudly presented by Setia Alam. The ultra-spacious 3-storey units are designed to fit a big family.

Almost all developments in Setia Alam are freehold. This is the case too with Elmeri. The freehold development houses only 52 units, which is considered to be very low density.

Elmeri 7

The exterior porch is spacious enough to accommodate up to 2 cars or more.

The launching price is set to be between RM1,160,000 to RM1,646,000. Bumiputera will enjoy 7% discount off the purchase price.

There are 2 layouts to choose from, namely Type D and E. Each unit has a vast built-up area of 2,685 sq ft with land size of 32’ x 70’. Each unit will have 5+1 bathrooms with 5 bathrooms. Elmeri has been completed as of June 2017 and will bear residential title.

Elmeri 8

One of the selling points of Elmeri is the staggering size of its master bedroom. Located on the 2nd floor, the master bedroom will occupy the entire floor. And since it is a 3-storey design, the unit has high ceilings which allows for natural lighting whilst making the unit look a lot bigger.

The higher ceilings also allow for adequate air circulation inside the unit.

Elmeri 9

Auto gate point as well as an alarm system is part of the purchase parcel. These 2 important elements are crucial when it comes to security. Additionally, the development is gated and guarded with CCTV and 24 hours guard patrolling around the premises.

If you have taken a tour around Setia Alam properties before, you will probably notice its eye-catching entrance. The same goes for Elmeri. Its entrance with the guardhouse is beautifully designed with flora and fauna elements and a bold striking signage.

The surrounding of Elmeri is built in such a way that it has jogging tracks and good pavement for pedestrians and cyclists. Residents will be able to enjoy a good jog and have quality family outdoor time together. The overall design which blends living together with nature makes it an all ideal home to own be it for a small or big family.

Location

Elmeri 1

Perhaps many of you did not know that Setia Alam used to belong to See Hoy Chan. Prior to 2004, it was known as North Hummock Estate. Instead of developing the land themselves, See Hoy Chan sold it to SP Setia.

In 2004, SP Setia launched the RM20 billion township spanning a vast land area of 4,000 acres. Setia Alam took up 2,525 acres which is developed into an integrated township of residential and commercial. Another 790 acres was taken up to develop the award-winning Setia Eco Park. This is Malaysia’s first eco township and consists of semi-Ds and bungalows.

Elmeri 2

240 acres is taken up to develop Setia City, a green city centre development. 600 acres is being sold to PKNS and Sazean Group to develop Alam Nusantara and Anjung Sari respectively.

The vibrant township is accessible through Setia Alam Highway and New Klang Valley Expressway (NKVE). If you are travelling from Kuala Lumpur or Petaling Jaya, you will exit at the Meru / Setia Alam Interchange to arrive at the township.

Elmeri 3

However, traffic can be a hassle for those returning home from work using NKVE during rush hour.

And it is worthy to mention that the township is a mere 5 to 10 minutes drive away from Klang.

On Saturday, Setia Alam is the proud owner of the longest pasar malam you can find in whole of Malaysia. Stretching 2.2km from end to end, it is a true food haven. Residents will be able to enjoy any kind of food imaginable.

Elmeri 4

The choices of food in Setia Alam also vary from delicacies of all races. One will definitely be spoiled for choice.

In terms of retail therapy, the township is served by Setia City Mall. It is the biggest shopping mall in Setia Alam and is a one-stop centre for food, grocery, fashion and entertainment. In addition to GSC Cinema, it is home to fashion outlets such as Zara, UNIQLO and Cotton On.

Elmeri 5

For those looking to sweat a little and lift a few weights, head over to Fitness First in the mall.
