Gamuda Cove is a township that sprawls across 1,500 acres in Kuala Langat, south of Putrajaya (southern part of the Klang Valley). It is located along the North-South Expressway Central Link (ELITE Expressway), opposite Cyberjaya. The development of Gamuda Cove will be introduced in phases over a 20-year period.

The entire leasehold project has a gross development value (GDV) of RM20 billion and it will be divided into a few districts, including landed and non-landed residential areas, a central business district, leisure and entertainment, knowledge and information corridor, wellness oasis, central park, and an art, culture and tourism village.

Gamuda Cove is built with respect to nature as the land is close to gazetted forest reserves and wetlands – Paya Indah Wetlands and Kuala Langat Forest Reserve. Taking inspiration from its green neighbours, Gamuda Cove is planned as a “nature sanctuary, smart city”. The central theme at Gamuda Cove is water, featuring lakes with wetland fringes, indigenous woodland set and broad areas of open waterside meadows.

Gamuda Land is also creating a commercial space that is dedicated to a variety of exciting experiences such as shopping, dining and outdoor recreational activities, including a Discovery Park. The 60-acre Central Park and 50-acre Discovery Park will be developed concurrently. So, when the first batch of purchasers move in, the park and some facilities will be ready.

Discovery Park at Gamuda Cove is set to offer unique experiences through three recreational zones – Adventure Park, Hangout Village, and Sports Park. It aims to be a key destination for local and international visitors. The developer has announced key partners (Aerophile, AKA Balloon, Blastacars, Invade, Kitchen Mafia and Caravan Serai) for its Discovery Park.

Diving beach pool club, chocolate factory, creative market, SEA’s first flying bar, wellness centre, golf driving range, indoor drift-karting, ATV through the woods, glamping, and tethered hot air balloon are just some of the attractions!  The Discovery Park is scheduled for partial opening in 2019, with its Adventure Park and Hangout Village, and full opening with all zones in 2020. A water theme park would be next, and it is set to open in 2022. It will be the nearest water theme park to KLIA and expected to draw tourists to Gamuda Cove.

The township has already attained a Malaysia Green Building Index (GBI) gold rating (provisional) for its Core Business District Planning Assessment. This is due to its mindfully planning of being a self-sustainable township and commercial development with green transportation, and emphasis on landscaping and water feature elements. High-speed telecommunications connection, smart parking, smart vehicle charging stations, and smart security systems are included in the masterplan.

The entire township is expected to be completed in 2038.

Gamuda Cove, Dengkil offers pedestrian walkways

Project Details

Gamuda Land first introduced Gamuda Cove in September 2018, and its first development would be Palma Sands. It comprises 490 units of 2-storey link houses, with a gross development value (GDV) of RM455 million.

198 units were fully booked since its introduction, and because of this quick take-up, the developer has released the remaining 292 units for sale in February 2019. These 2-storey link houses are priced from RM680,000. Units come with 4 bedrooms and 3 bathrooms or 4 bedrooms and 4 bathrooms, with built-ups ranging from 1,824 to 2,620 sq ft. All bedrooms, except for the 20ft by 70ft units, will have en-suite bathrooms.

The Central Park is adjacent to Palma Sands, and some of the 22’ x 75’ units are designed with dual frontage and a balcony attached to the back room. This accords residents with a view of the park.

Palma Sands will incorporate landscaping, grand entries, long and 6ft-wide driveways, gated-and-guarded security and CCTV surveillance. This gated and guarded development is adopting a security model known as crime prevention through environmental design (CPTED). This is a signature feature in all Gamuda Land’s townships where there are buffers between the pedestrian pathway and driveway, which acts to segregate pedestrians from moving vehicles. Other security features include sufficient street and back lane lighting, clear boundaries between public and private areas, and street patterns to reduce crime.

Gamuda Cove, Dengkil will consist of green pathways for residents to walk around.

The preview of Gamuda Cove’s first serviced apartment development, Maya Bay Residences, was held in February 2019, and its launch is targeted in Q2 of 2019, in conjunction with the opening of Discovery Park. The initial plan is to introduce 972 units of serviced apartments across three blocks, with built-ups ranging between 650 sq ft and 950 sq ft. These units will be launched in phases.

Palma Sands is slated for completion in 2021, while the service apartment is slated for completion in 2022.

Location

Gamuda Cove is set to be the nucleus of Southern Klang Valley. It is strategically located near KL International Airport (KLIA and KLIA2) and Cyberjaya, and easily accessible via North-South Expressway Central Link (ELITE Expressway), South Klang Valley Expressway (SKVE), Maju Expressway (MEX), Damansara-Puchong Expressway (LDP), Shah Alam Expressway (KESAS), North-South Expressway (PLUS), Putrajaya-Cyberjaya Expressway and the upcoming West Coast Expressway (WCE). Plus, it is close to the Putrajaya Sentral Station.

The developer is constructing an interchange from the ELITE Expressway into the township to enhance accessibility. This interchange is expected to be completed by the middle of 2019, while flyovers connecting Cyberjaya is in the pipeline.

Gamuda Cove is also going big on green transportation. This refers to shuttle buses connecting Gamuda Cove to surrounding amenities, integrated pedestrian walkways, dedicated cycling paths surrounding the township, a smart traffic system, an environmentally friendly Electric Transit Vehicle infrastructure, and a tramway network that will be first implemented in Gamuda Cove’s CBD. The tram’s first phase will be approximately 4km on the main street of the business district and it will eventually connect the entire township. It is also free for use; something which Malaysians love.

About 31% or 474 acres of Gamuda Cove will be for the residential component, while the commercial component and serviced apartments will take up 372 acres, or 25%. The spaces will be nature-inspired, and suitable for multi-generational families. It will be a comprehensive township where people can work, live and play all in one place. This appealed to many home seekers because as of October 2018, there have been over 10,000 people who have registered for this project. Thus, the developer is confident that Gamuda Cove will perform well based on the response and the demand for developments in this location, as Putrajaya/Cyberjaya has been earmarked as a residential property hotspot.

Just like Gamuda Land’s other development, the 810-acre Gamuda Gardens, Gamuda Cove also features properties that are surrounded by a well-crafted lush and green environment. Interested purchasers could take a look at the development of Gamuda Gardens to get a better sense and familiarity of the developer’s vision. Gamuda Cove is on a larger scale, almost double of Gamuda Gardens in terms of acreage, but they share similar masterplans.
