Project Details
Glomac Residensi is a prestigious project undertaken by the property giant Glomac Berhad in the heart of TTDI. It is also known as Glomac Residences or Glomac Damansara Residences to some.
It is located on the same row as Menara Glomac and exactly beside Glo Shopping Mall. Spanning across a vast land area of 6.8 acres, Glomac Residensi is a high-rise serviced apartment which is divided into 2 distinct blocks.
The development delivers a true definition of low-density living with only 308 units in total. If you have been to the actual place, you will realise how the project is so beautifully crafted with a spectacularly designed lobby and drop-off points in place. There will be a total of 4 lifts serving each block.
The freehold development holds a commercial title as the shop lot below the condominium houses businesses such as Glo Shopping Mall, Ben’s Independent Grocer and several restaurants. At 25 storeys tall, the high-rise development offers built-ups from 1,022 to 1,840 sq ft.
There are 3 types of layouts namely Type A, B and C. Type A is the smallest unit bearing 1,022 sq ft with 3 bedrooms and 2 bathrooms. Type B is slightly bigger measuring 1,313 sq ft with 3 bedrooms and 3 bathrooms. Type C is the biggest unit at 1,840 sq ft comprising 4 bedrooms with 4 bathrooms.
One of the selling points of Glomac Residensi is that the units are all fully furnished. Potential owners can expect to have ready air-conditioners for all bedrooms and living room. There will also be kitchen cabinets and hood & hob for all units. Washing machine, dryer and refrigerator are all included in the freebies list.
Hot water piping systems are pre-installed for all units. The units will also come with Astro-ready backbone and gas points. The developer packages Glomac Residensi in such a way that potential buyers no longer need to scratch their heads sourcing for these products and installations.
Of course with all these ready applications, the project does not come cheap. With a price tag from RM613,560 – RM1,575,040, this is surely not a price that mere wage-earners may afford. The project comes with a maintenance fee of RM0.33 per sq ft. A rough calculation lands the monthly maintenance fee at RM337.26 for the smallest unit while the largest unit will cost you RM607.20. Take note though that Type A has been completely sold out, leaving you only with options for Type B and C.
The project comes with a 3-tier security system, requiring residents to have an access card for guard entrance, carpark to lobby and lift. There will also be 24-hour CCTV monitoring and security guard patrol for residents’ safety. Other facilities worth mentioning include an infinity pool, a waterfall and a tropical themed elevated garden.
Location
Taman Tun Dr Ismail or better known as TTDI to the locals is an affluent township located in Wilayah Persekutuan, Kuala Lumpur. Its exact location sits between the borders of Kuala Lumpur and Selangor. TTDI belongs to the Federal Territory bearing postcode 60000 while Bandar Utama belongs to Petaling Jaya although it is separated by only a line.
TTDI got its name from Tun Dr. Ismail bin Abdul Rahman, who is Malaysia’s first ambassador to the United States and subsequently became Malaysia’s Deputy Prime Minister in 1970.
The township is home to the more affluent society base in Petaling Jaya and KL. This is evident from the luxurious lifestyle and spending power that the population portrays and exhibits. For example, you will find a number of high-end condominiums standing tall in TTDI and its surrounding neighbourhoods all priced above RM1.5 million.
Recent development on the MRT project is set to bring about greater growth for the property market in TTDI. The township proudly claims a spot in the project by having a dedicated station for its residents; the TTDI MRT Station. Apart from that, taxis and Rapid KL buses serve as an additional way of commute for its residents.
There are number of prominent commercial projects and MNCs in TTDI such as KPMG Plaza and Menara Glomac. The presence of such MNCs suggest that there is a strong demand of housing and talent in the township, which translates to positive economic growth.
In terms of amenities, TTDI is never short of it. Directly opposite TTDI lies Tropicana Shopping Mall, which provides ample necessities such as grocery, entertainment, fashion and food. Apart from that, the area where one of the earliest Pizza Hut in KL is located is filled with an abundance of lifestyle restaurants and cafes. Directly below Glomac Residensi lies Glo Mall, which serves the same purpose with a notable tenant list such as Ben’s Independent Grocer.
Traffic in TTDI can be a hassle with peak hours gridlock especially through the connecting Lebuhraya Damansara Puchong highway. The roads inside TTDI township are also small and congested which presents a parking problem as many cars tend to double-park. However, let’s hope that this well ease off with the implementation of the MRT system in December 2016.
KPJ Specialist Hospital which is located in the heart of TTDI is home to a variety of treatments. This especially caters to TTDI residents’ needs without having to travel far. Apart from that, the township is close to a number of prominent schools in Klang Valley.
First City University College and KDU are located within a stone’s throw away from TTDI. Several international schools have also set foot in neighbouring districts such as St. Joseph International School, British International School and Sri KDU International School.

Summary
Tropicana is another developer which produces high quality condominiums dominating the Tropicana area in Petaling Jaya. With acclaimed projects such as Tropicana Grande, its projects are certainly something worth discussing.
Located along the same road as Grande lies Cyperus, which is a 406 unit high-rise with built-ups from 604 to 1,398 sq ft. Cyperus is worth comparing to Glomac Residensi in terms of its similar specifications; low density, 2 blocks, freehold and built-ups.
In terms of location, TTDI is considered to be more prime than Tropicana for many reasons; the close vicinity of MRT station being one. Another would be traffic congestion. For such reasons, some may opt to go for Glomac at a much lower price and maintenance fee per sq ft as compared to Cyperus.
