Gravit8 Kota Bayuemas, Klang: An inclined review.

Set to be built on a 15-acres freehold land in Kota Bayuemas, Klang South, Gravit8 is a mixed development worth over RM1.3 billion by Mitraland Group that’s hoped to be the next big thing in Klang – which explains the whole “gravitate” (yup, that’s how it’s pronounced) concept behind the name.

Comprising of serviced apartments, a shopping mall, corporates offices and SoVos (small offices, versatile offices), retail outlets, and a hotel, this project will be based on a maritime theme with offerings like a manmade lake fronting the developments and a saltwater aquarium inside the mall.

Currently there are two phases launched for this project, officially and pre-ly. Phase 1 (the officially launched one) is a three to five-storey shop offices offering at 22 units in total, with built-ups ranging from 4909 to 18,190 square feet and prices ranging from RM1.83 to RM5.5 million. The completion date is expected around mid of 2018 for this phase.

Phase 2A comprises of two serviced apartments towers called Nordica and Adria. Nordica was officially launched last year and so far has a take-up rate of more than 80%, whilst Adria is currently pre-open for registration. There are more than 600 units offered for these two towers with built-ups of 600, 750, 850 and 1,000 square feet, and starting price per square feet of around RM500 to RM550.

Gravit8: A huge pull.

Gravit8 is as mentioned, is a mixed development of serviced apartments, shop offices, corporate workplace, a shopping mall, and a hotel. The whole project will take up 15 acres worth of freehold land in Kota Bayuemas in Klang South.

It is the latest project by Mitraland Group (known to concentrate on a project at a time) that has a gross development value of RM1.3 billion. As the name implies, Gravit8 (pronounced ‘gravitate’) is hoped to be the new landmark in Klang that pulls people from all walks of life there. Plus, though not mentioned, one can see from its promotional video that there will be eight towers that house the serviced apartments, offices, and hotel, thus inspiring the usage of the number eight in the name.

For a mixed-development, Gravit8 went with an unconventional direction where the developer has decided to launch a commercial, three to five storey shop-offices for its first phase instead of residential units. There are 22 units of shop-offices offered with built-ups ranging from 4909 square feet to 18190 square feet, and prices ranging from RM1.83 million to RM5.5 million. It was launched in March 2015 and is expected to be completed in May 2018.

The next phase to Gravit8 is called Phase 2A and comprises of two serviced apartment towers. The first of the towers is called Nordica which has 340 units in total. Named after Norway’s Norwegian Sea, the tower is set to reflect lively lights that represent the aurora borealis, from the neon blue and viridian green colours used. Officially launched at the end of the year 2015, more than 80% of Nordica units are already taken up, with the smaller units all sold out.

Adria is the second tower of serviced apartments offered in Phase 2A. Having 342 units offered, the design and colours used (red, orange, and yellow) are inspired by Venice and the Adriatic Sea, home to some of the world’s most beautiful coasts and islands. Adria is currently pre-open for registration.

There will be four types of layout designs for both Nordica and Adria namely Type A at around 631 to 637 square feet that are priced from RM386,000 to RM414,000, Type B at around 750 to 792 square feet that are priced from RM450,000 to RM500,000, Type C at around 877 to 890 square feet that are priced from RM519,000 to RM555,000, and Type D at around 1031 to 1046 square feet that are priced from RM622,000 to RM642,000.

For Nordica, there are 32 storeys in total. The ground level and level one of the building will be for carpark and the retail outlets while residents parking will be from level two until level seven. The residential units will start from level eight until level thirty-two, with the facilities area taking half the space allocated in level eight.

Facility-wise though not that extravagant, the residents will still get to enjoy the likes of swimming and kids’ pools, a Jacuzzi, a multifunctional court, a gymnasium, a yoga deck, a games room, a fitness area, and a kindergarten. The maintenance fee and sinking fund is expected around RM0.22 per square feet.

Future phases include Phase 2B and Phase 2C that will offer more serviced apartments, retail shops, a concept seafood hub, a shopping mall, and SoVos, and Phase 3 that will feature offices, a boutique hotel, and some more retail shops. The future serviced apartments include Andaman that features north-eastern Indian Ocean influence (the Andaman Sea) from its violet colour derived from the Thai Orchid, a flower native to the Andaman Sea, and Ashino that will have cherry blossom pink colour, inspired by the Sakura flowers that are abundant in the Ashinoko Lake in Japan.

In case you haven’t noticed, this project will incorporate a marine theme. Not only are the serviced apartments revolving around this concept, but the future shopping mall named Pier8 will carry the theme too. Leaning on how Klang is famous for its seafood, the developer is even going to collaborate with some of the well-established, local seafood restaurant owners to set a concept seafood hub inside the mall. Apart from that, the mall will also have a saltwater aquarium, the first of its kind in Malaysia, in line with the whole maritime concept.

Not to forget the 8-acres manmade lake, central to the project where people can go kayaking or boating, or just take a walk in the landscaped wonder and enjoy the view.

Gravit8 is no doubt a high-density project (residential-wise) and once completed has both the appeal for own-stay (as it offers a lifestyle accommodation) and rental investment thanks to the corporate offices, the shopping mall, and the hotel.

Kota Bayuemas, Klang South: Where is it again?

Whether one spells it Klang or Kelang, the fact remains that it’s impossible for one to never have heard of this place.

Klang was after all the former capital of the Selangor state, before Shah Alam took over the throne. Located around 35 kilometres west of Kuala Lumpur city centre, it covers a land area of around 573km2 and divided into North Klang and South Klang. These two parts of Klang are separated by the Klang River, the river that runs from Port Klang all the way to the Kuala Lumpur city centre, and supposedly the river that inspires the naming of Klang and Klang Valley (that’s formed by the districts along the river).

Falling mostly under the jurisdiction of the Klang Municipal Council (some areas are governed by the Shah Alam City Council), Klang has a total population of around 800,000, a number that has growned positively over the past 40 years (it was recorded that in 1970, the total population was only around 250,000).

As with Shah Alam that faces distance issue (with KL city centre being the benchmark) back in the 90s, Klang however isn’t as fortunate in that department unlike Shah Alam that has slowly but surely accepted as being “not too far” nowadays. Nevertheless, this district is now connected by major highways like the New Klang Valley Expressway (NKVE) that gets one to Damansara area, the Federal Highway that leads to Petaling Jaya and KL, the Shah Alam Expressway (KESAS) that leads to Shah Alam and Subang, and the South Klang Valley Expressway (SKVE) that leads to Kajang and Putrajaya. The earth hasn’t shifted and Klang is still where it is, far from KL but connectivity-wise, it’s much less of a hassle and commuting time to get there.

There are sufficient cabs and buses within Klang (RapidKL even serves this area) with Klang Sentral acting as the terminal for these public transportations but alas, there are only a handful of train stations there by KTM Berhad, part of its Batu Caves-Port Klang route, like in Bukit Badak, Kampung Raja Uda, Klang, Teluk Pulai, and Teluk Gadong. Future LRT and MRT routes are said to include Klang as well which is indeed a good news.

Central to the economy of Klang is of course Port Klang where the shipping industries are. In the world-ranking, Port Klang is the 13th busiest trans-shipment port and the 16th busiest container port, having house about 100 shipping companies, 300 custom brokers, 25 container-storage centres, and more than 70 freight and transport companies.

Infrastructure-wise, Klang has many amenity offerings.

In the education sector for example, Klang has many schools to cover the needs of primary and secondary levels like Klang High School, La Salle School Klang, SRK Bukit Tinggi, and Methodist Girls School Klang, to name a few. Though not much, there still are quite a few colleges and universities there as well like the Wawasan Open University and Institut Teknologi Klang.

In terms of healthcare, both public and private hospitals are made available for the people of Klang like the Klang General Hospital (also known as Hospital Tengku Ampuan Rahimah), the Manipal Hospitals Klang, and the Sentosa Specialist Hospital.

Where entertainment and conveniences are concerned, Klang doesn’t disappoint either. There’s the likes of AEON Bukit Tinggi Shopping Centre, Giant Hypermart Bandar Bukit Tinggi, Klang Parade, and the famous GM Klang Wholesale City (where you can buy clothes, shoes, etc. in bulks). So for those who kept saying “Klang has nothing!” may want to reconsider that thought.

Klang, or more specifically the parts near Port Klang, are also famously known for one thing: Seafood! Though not as famed as Melaka (think Umbai), being at the coastal area is still good enough for fresh seafood to make their way to many local restaurants in Pulau Ketam, Pandamaran, and Tanjung Harapan.

Gravit8 is located within the township of Kota Bayuemas, one of the many newer townships of Klang South, Klang. Developed mainly by I&P Group, this township spans nearly 545 acres worth of freehold land. Containing residential and commercial properties alike, it takes one around 20 minutes drive without traffic (obviously) to get there from Shah Alam city centre, and around 50 minutes from Kuala Lumpur city centre.

Used to be a palm estate, Kota Bayuemas was completed in 2012 and is surrounded by other well-established townships like Bandar Botanic, Bandar Parklands, and Bandar Bukit Tinggi 2. This area however is prone to land subsidence problems with cases of the early housing phases encountering wall-cracks due to the problem. Many basis amenities are provided for this township like a park, playground, mosque, and schools, and at the same time, more unconventional ones like a Cricket field, and a Lawn Bowl stadium.

The Shah Alam Expressway (KESAS) is recommended for if one were to come from KL, exiting there whether from the New Pantai Expressway (NPE) or from the Federal Highway since it cuts the traveling distance by as much as 5-7 kilometres.

Being close to the coastal areas however, Klang and all the townships it encompasses however can be quite hot at times. Plus, whenever there’s forest fires in Indonesia that causes the Southeast Asian Haze crisis, Klang is the place in whole Malaysia to be affected the most.

Loaction-wise, one would need to make a huge lifestyle changes if one were to move here, like saying goodbye to tall skyscrapers for an example. Kota Bayuemas is definitely more suitable for families and own-stay, though once Gravit8 is completed with corporate offices and even supposedly a university, there’s the possibility of rental-purpose investment here as well.

Analysis

Gravit8 Klang South: An assessment.

As mentioned, there aren’t that many high-rise residential properties in Klang, let alone mixed developments. Recently however, apart from the serviced apartments in Gravit8, there are a few new launches by developers like WCT Holdings Berhad and KSL Holdings Berhad, namely The Lead Residences that’s located around 1.5 kilometres away, and Maple Residences that’s located around 3.5 kilometres away.

Let’s compare these three projects to get a better understanding on the overall worth of these areas in Klang South.

As you can see, most areas in Klang hold a freehold land tenure which is a good news, but then again, an owner of a property there can’t justify higher subsale price as compared to other properties in the vicinity based on that factor alone then. The selling price is also rather affordable for all these three new properties as compared to other Selangor districts, which leads to two arguments: One is that the pricing is to be expected since it’s far away from KL, and two, it’s quite cheap if one were to take the district of Klang alone as the benchmark.

Gravit8 loses out by having commercial land title. Though understandable with its malls and offices and whatnots, to have the serviced apartments affected by it as well is quite the major bum. Also, Gravit8 is a high-density project, higher than other projects which may be a turnoff to some. Its low selling price however is indeed a plus point.

A fully furnished medium-low cost apartment called Bayu Villa that’s located around 4.5 kilometres away can fetch up to around RM1500 rental rate per month. This shows that the demand is there rental-wise, even for non-landed properties in Klang.

 

Mitraland Group: A focused lead.

Established since 1998, Mitraland Group is one of Malaysia’s leading developer. Headed by Dato’ Johan Bin Ariffin as the Chairman, and Mr. Chuah Theong Yee as the CEO, Mitraland has an extensive portfolio to date having completed projects like Lake 6 Entrepreneur’s Park, Serdang Sejati I & II, Taman Makmuri I & II, the Cascades Kota Damansara, C180 Cheras South and The Oasis, Cheras, all totalling to an RM2.5 billion gross development value.

Of the awards they’ve won include the prestigious International Property Awards, Southeast Asia Property Awards, PAM Awards 2012, and Asia Pacific Property Awards among others.

Summary

Gravit8 Klang South: The verdict.

Klang will never be as grand as Mont’ Kiara or as central as Old Klang Road but certainly in the future once land is scarce all over Klang Valley, then this district will start to gain more attention. Besides, it’s haven for seafood lovers.

Kota Bayuemas in Klang South is a decent township. There are all the basic necessities and more there, making it perfect for families. Location-wise, the investors may be up for some gambling as far as investments goes.

The products however (there’s no other way to say this) are captivating. Sure there are many themed property developments out there from English inspired homes to a university-based metropolitan, but to have a marine-themed one is definitely what makes Gravit8 appealing.

So give Gravit8 a thought for if you’re looking for an affordable lifestyle living, or brave enough to have a go at rental purpose.
