H2O Residences: A New Style of Living, A New Sense of Wellness
Built upon 6.04 acres of land, H20 Residences is a water-themed 15-storeys condominium built inside the heart of Ara Damansara. With a total of 1,375 units in 4 blocks, there will be 6+1 lifts in each block. This development is slightly higher in density compared to its neighbouring counterparts such as Maisson or Hijauan Saujana. Developed by Epoch Property, a subsidiary of Titijaya, the development is expected to complete in Q2 of 2017.
Ongoing development of H2O
H2O will be divided between serviced apartments and Soho units. For serviced apartments, there will be 4 kinds of layout with measurement ranging between 750 to 1,500 sf. For Soho units, there will also be 4 layouts with measurement ranging between 449 and 1,057 sf. The listing price for H2O is from RM499,000 – RM1,409,000; around RM800 to RM820 psf.
According to the developer, the name H2O bears two meanings, one being the water element H2O and another being Haus 2 Own. It’s very beautifully thought of to incorporate two meanings in a name. The selling point of H2O lies in the heavy inclusion of water-based facilities and elements in its dwelling. The most obvious bit of this notion is its exterior crafted to have a signature Ice-Cube façade, symbolizing the simple beauty of water. Apart from that, the condominium boasts a wide array of water based facilities first of its kind in Malaysia. There will be a unique swimming pool with aquarium where residents will get to swim with marine life. Perhaps the most significant bit of H2O’s facility would be the aquatic gymnasium, where gym machines, treadmills are all built on water. A chat with the developer reveals that this idea is emulated from Singapore where aquatic gyms are already a norm there. Several other aquatic facilities include floating cabanas, floating yoga platforms, a huge Jacuzzi named Hydro Spa Pool and a children’s water play area.
Apart from that, H2O has a very extensive health and leisure facilities consisting of jogging track, reflexology track, BBQ pits, a basketball court cum multipurpose court and multiple landscaped and themed gardens such as aroma and herb gardens. There will be 3 tiered-security access in the premise.

The developer throws in a lot of freebies such as shower screens, air-conditioners, refrigerator and kitchen cabinet. However, the interior and quality of things provided are slightly inferior given its RM800 psf price.
The basin provided carries the brand of Johnson Suisse but it looks a bit small to me. But this depends much on personal preference.
I personally like the tiles provided by the developer. It looks nice and comfy.
The master bedroom of the show unit provides dwellers with a cosy at-home feel.
The second bedroom of the show unit has a well mix-match of colors and furniture.
The toilet has classy looking black tiles with Johnson Suisse toilet bowl.
This is the exact kitchen top which is solid surface and cabinet which will be provided by developer.

Ara Damansara: The Location
To best describe Ara Damansara, it is a combination of both convenience and peacefulness, really. Nestled within the comforts of flora fauna while possessing the sufficient luxury necessities of a commercial area, residents in Ara Damansara get to enjoy the best of both worlds. As most of Ara Damansara is still pretty undeveloped compared to other more saturated townships such as Kota Damansara or Bandar Utama, lush greeneries and lesser noise pollution are the key elements that attracts people. Traffic jam are also lesser compared to other more prominent townships.
Ara Damansara is accessible via a few major access points. If you are travelling from Tropicana, the moment you turn into Ara Damansara from the Tropicana T junction, you will be relieved from the traffic jam from the neighbouring Aman Suria. From my observation, there is a slight jam from Ara Damansara going out to Tropicana due to the narrow road at the Tropicana T junction. If you’re travelling from Jalan Lapangan Terbang Subang, a left turn from the T junction leads you into a quiet peaceful area. Given its strategic location, the New Pantai Expressway (NPE), New Klang Valley Expressway (NKVE), Lebuhraya-Damansara Puchong (LDP) and Federal Highway all leads into Ara Damansara. It is also neighbour to many prominent established townships such as Tropicana, Bandar Utama, Subang, Kelana Jaya, Kota Damansara, Saujana Golf & Country Resort, Glenmarie Golf & Country Club and many more.

Ara Daramansara is also home to a dozens of well-built homes. Completed developments include the renowned Seri Pilmoor 2 & ½ storey bungalows, the Damansara Lagenda houses and the astounding Damansara Idaman Villas. Priced at an average range between RM3 to RM8m, these are indeed considered the high-ends of Ara Damansara. Thanks to these well-built homes and conducive living environment which people yearn for, the property appreciation, rental yield and GRR in Ara Damansara is promising. The current rental yield in Ara Damansara is around 4% to 5%, which is considered to be stable to high.

In terms of medical facility, Ara Damansara boasts a state-of the art medical centre by Sime Darby, named Ara Damansara Medical Centre. The medical tower houses 220 beds, with high tech equipment and specialties such as the three centres dedicated to the treatment and diagnosis of heart, brain, spine and joint disease. Small clinics are also located within close proximity.
The distinguished looking mosque along Jalan PJU 1a/27b will definitely catch your eyes. Its white and modern design is truly captivating, especially at night. Designed by the ATSA architects, the futuristic-looking mosque can currently cater to 1,500 ‘Jemaah’.

Eating is an activity that knows no boundary and spans across races and religions. Everybody loves to eat. Although the eateries here cannot be compared to places such as Kota Damansara or Sunway in terms of its volume and size, there is still a good deal of food available for its residents. Dataran Ara Damansara is a small commercial square that provides a variety of cuisines ranging from Chinese to Western to halal food. Within the square, one can expect to find, Domino’s Pizza, Pizza Hut, a string of mamak stalls, Chinese hawkers as well as restaurants lined up to suit individual’s taste buds. There is also 1 or 2 café in the area. One thing that can be clearly noticed from this place is the number of tyres, auto repair and hardware stores. It is in abundance. So one does not have to worry if their car needs servicing or needs to get a pail of paint or lock for the house.

Another attraction in Ara Damansara is Oasis Square, which is a commercial square developed by Sime Darby housing office towers, pubs, restaurants, condominiums, Maybank and a lot more facilities. The list of shops in Ara Damansara includes Rakuzen, San Nae Deul, Tom Dick & Harry, Tappers Caffe, Epiphany Coffee & Tobacco, Crave Café, Old Town, The Roulette Restaurant Bar,Coffee et Cetera, Burger Factory, Crazy Crabs and many more.

Apart from that, there are also a list of other facilities in Ara Damansara such as Tesco Extra, Japanese School of Kuala Lumpur, Asia Pacific Smart School, Citta Mall, IOP International Preschool, Kinderland, Saujana Golf & Country Resort and minutes away from the Subang Airport Terminal.

|Name||Tenure||Approximate Price (per Sq.Ft.)||Maintenance Fee (per Sq.Ft.)||Car Park Bays||Total Units||Sq.Ft.||No. of Blocks|
|H2O Residences||Freehold||Starts from RM800||RM0.30||Starts from 2+1 per unit||1,375||444 – 1,500 sq.ft.||4|
|Maisson||Freehold||Starts from RM738||RM0.30||Starts from 2+1 per unit||1,247||500 – 1,594 sq.ft.||5|
|Eve Suite||Freehold||Starts from RM780||RM0.28||Starts from 2 per unit||743||680 – 1,065 sq.ft.||2|
Again much depends on personal preference. Are you going for the theme or space? Are you going for density or otherwise? From the comparison above, H2O price per sf is much costlier compared to its surrounding neighbours such as Maisson and Eve Suite but it delivers what it claims to be the first of its kind in Malaysia; an aquatic themed condominium. Similarly in terms of density, H2O seems to be more packed at 1,375 units at only 4 blocks versus Maisson or Eve Suite. In terms of maintenance fee and location all are on par. Perhaps another drawback of H2O is that it is situated in a roundabout, literally. Once the area becomes occupied, it might be difficult to get out from your home during rush hours. The choice is yours.
