Luxury serviced residence consisting of two 28-storey serviced apartment towers named Tower A and Tower B. When combined, these two towers house a total of 370 units. According to sales consultant Chia, the distance between Tower A and Tower B of DC Residency is estimated to be between 20 to 30 metres. Similar to the two office towers, these residential towers have also fulfilled the requirements of the Green Building Index (GBI).
Type E1, offering a built-up area of 2,705 sq. ft. is the biggest unit of all the units in residential Tower A – which occupies levels 7 to 26. The listed price for this unit is RM4.5 mil (before discount). After an 8 percent discount, the discounted price comes up to RM4.01 mil. Type A2, with a built up of 1,148 sq. ft., is the smallest unit and is rectangular in shape. This unit comes with two back-to-back carpark space. What comes with every ready unit?
According to Chia, the plaster ceiling, air-conditioning and water heater are among the already-installed amenities during move in time. “We also offer a Smart Home Technology which allows residents to gain access into their home control devices such as the alarm, lights and locks, and change the settings whenever they are away,” says Chia.
For its built-in kitchen cabinets, there is Poggen pohl from Germany, German brand Miele for its kitchen appliances and oven, bathroom sanitary fittings from Italian brands Gessi Emporio, and CATALANO.
Materials used
DC Residency is made from reinforced concrete. The external wall consists of either brickwall or concrete wall or aluminum framed window wall whereas the internal wall is made from brickwall or concrete wall with cement and sand plaster or skim coat. The roof is made from reinforced concrete slab and glass skylight. The ceiling consists of fibrous plaster ceiling or skim coat with emulsion paint. All bathroom ceilings are adorned with fibrous plaster. All windows are made from powder coated aluminium frames. All main entrance doors or door to main corridor are fire rated. The doors for the bedrooms are made from decorative solid timber. Other areas feature either a folding door or aluminium door.
The choice flooring which come with each ready unit is Turkish Marble called Saga Beige. This applies to the living hall, dining area, dry kitchen, and the corridor. Solid wood American oak is the panel flooring for all the bedrooms. Select natural stone adorns all bathroom flooring and wall finishes. Only the maid’s bathroom and the wet kitchen floors and walls, are laid with homogenous porcelain tiles.

Summary
These days, there are already quite a number of residential developments in the Klang Valley that are fronted and supported by the much-awaited MRT station infrastructure. The first phase of the MRT line, which stretches from Sungai Buloh to Semantan, is targeted to begin operations by December 2016 while the second phase from Semantan to Kajang, should be operational by July 2017.
We all await for its completion with abated breath and heavy anticipation. Obviously, the MRT stations at Semantan and Pusat Bandar Damansara is the biggest unique selling point of Damansara City.
At this point, Tower A at DC Residency is open for sale. Tower B will commence sales of its units in early 2016. Condominiums in low-density Damansara Heights should fare well in terms of its long-term appreciation value, strategic location, proximity to the city and an upcoming and ambitious integrated project next to it.
Upcoming developments on the old Pusat Bandar Damansara site
Pusat Bandar Damansara, which is still standing to make way for the construction of Pavilion Damansara Heights, which will consist a total of nine office towers, two premium residences, and Pavilion 3. The offices and residences is expected to be completed in 3 to 4 years and Pavilion 3, in 4 to 5 years.
