Moving on to the property details, Landmark residence will comprise of two towers, the first being Residence Tower 2, followed by Residence Tower 1. Both towers are now open for sale with 489 units in Tower 2 and roughly 410 units in Tower 1. However, the SoHo units were fully sold out in Tower 2 and it is only left with 30% of its serviced apartments.
As you can see from the picture above, the construction works are still ongoing with an estimated completion date in 2019. When it is fully completed though, you will feel a bit disappointed as only a limited range of facilities such a swimming pool, gymnasium, multipurpose hall, kindergarten and children’s playground will be provided to you. Probably the jogging track will be the most exciting addition you can cheer about. Hence, that is why they are charging you with a maintenance fee of only RM0.25 (excluding sinking funds). So, don’t expect much leisure and pleasures from this residence because there won’t be many facilities around.

Serviced Apartments
While the overall interior is stylish and contemporary, those professionally featured I.D are just for your eye candy. No kitchen cabinets, appliances or plaster ceilings will be included, as what you’ll be buying is just a bare unit. There will be some decent timber and porcelain tiles provided though, along with several units of air conditioners. In this regard, practicality is the name of the game.

SoHo
The same, however, cannot be said about its SoHo units. Unlike the serviced apartments, they arrive in a fully furnished condition and with timber flooring. The kitchen, living hall and bedroom are also meticulously designed and laid out, perfectly capitalizing on the space available. And at almost 500sf of built up area, you will have enough room to mingle around. A thumb’s up for its Soho unit.

For Landmark Residence, its ultimate saving grace would be the facade. Two modern and elegant towers loom over the surrounding neighbourhood, making them the undisputed “Landmark” for Sungai Long. Throw in a very reasonable price tag of RM460 psf as well, and Wallah, you looking an affordable residence with premium experience.

Basically, there are only 2 major layouts for this residence; Type A for Service Apartments and Type S for Soho units. For the Type A units, they are further segregated into Type A & A1 (intermediate lots) and Type A2 & A3 (corner lots). They are all equals in terms of size, with a built up area of 1,162 sf, in addition to 3 bedrooms, 2 bathrooms and 2 free carparks. Apart from that, each unit also includes its own balcony.

Meanwhile, its Type S units consist of corner lots (Type S2) and intermediate lots (Type S). Both layouts have a similar measurement of 496 sf and a single carpark. No balconies are available in these units.

However, there are no specific walkways connecting the residence to the MRT station. And judging by the picture beside, it would not be sane for you to walk along Jalan Sungai Long and the Grand Saga Highway. Thus, you would definitely need to drive to the MRT station if you wish to take the train. |
It’s unfortunate that walking to the MRT station doesn’t seem very practical (unless you are very brave). Nonetheless, you will still be able to enjoy its strategic position that’s sandwiched between Bandar Hussein Onn, Cheras Perdana, Seri Kembangan, and Bandar Mahkota Cheras. Here, you will find plenty of places to shop and dine such as The Mines Shopping Mall, Aeon Cheras Selatan Shopping Centre, Giant Cheras Mall, Ikon Connaught, Cheras Sentral Mall, Cheras Leisure Mall and Aeon Mahkota Cheras.

At RM460 psf, Landmark Residence has one of the most affordable service apartments located around the Cheras / Kajang MRT stations. Besides, you will also get to enjoy a low maintenance fee at just RM0.25 psf (excluding sinking fund). There’s a caveat though, the Bukit Dukung MRT station is not directly linked to Landmark and it would be dangerous to walk towards the train station. Not to mention, its SoHo units are not very cheap either, with a price tag of RM550 psf.

Located at a prime area and easily accessible through major highways or train, Landmark residence is an exquisite project that you don’t want to miss. More importantly, it is also surrounded by matured and exciting neighbourhoods, which makes it a very desirable place to stay. And if affordability is an issue for you, worry not as Landmark residence has one of the cheapest service apartments and maintenance fees in town at just RM460 psf / RM0.25 psf respectively. The only problem with Landmark Residence is its lack of facilities and no proper pathing to the MRT station. Also, you can expect the traffic condition around the area to worsen when the project completes in 2019, as more than 800 new households will be moving in.

If you are looking for a cheap and luxurious looking apartment that’s close to the city centre, your best bet would be Landmark Residence. Not only it is close to the MRT station, it also boasts a well-designed SoHo unit which could easily rented out to the UTAR students.
