Tropicana Metropark is the new township that is going to grace the inner landscapes of Subang Jaya. Although it is a rather hidden place now during its development stage, it is being designed to gloriously be facing the Federal Highway upon its completion with high frontage and new roads being built to provide future residents and visitors a direct route to Tropicana Metropark. Consisting of 88 acres of land, this is going to be a mixed development of serviced apartments, shop offices, a school, shopping mall and park.
The developers of this mouth watering project is Tropicana Corporation, the proud creators of Tropicana Golf & Country Club and all the other auspicious and coveted Tropicana developments such as Tropicana Aman. This was a company which was previously known as DiJaya Corporation which did not have such a good name before its rebranding, but has more than made up for its past mistakes with the quality and inspiration of work they now create.
With many successes under their belts, Tropicana Metropark is geared to be another highly successful project. All signs point to it being a successful project, despite its astronomical prices and small sizes of homes and units.

Project Details
Tropicana Metropark is the new 88-acre city development which will incorporate nature into its designs with its signature 9.2-acre park. All the components of Tropicana Metropark will be properly segregated into sections, where homes will be on one side and commercial developments will be on other. This will allow for residents to enjoy a tranquil lifestyle while still being within walking distance to conveniences.
The 9.2-acre park which Tropicana Metropark is being designed around was inspired by city planning in Melbourne, where parks are incorporated into the city planning to encourage a wholesome lifestyle. Every component of Tropicana Metropark will have views of this park as it will be a linear park running through the entire development. This park is unfortunately not exclusive to residents, and outsiders are also free to enjoy the park.
Shopping outlets and cafes will be available throughout the development, and the upcoming shopping mall within Tropicana Metropark will not be the only F&B spots within the development as the ground floors of the commercial buildings will also be home to a number of well selected F&B outlets. This will enable residents to grab an early breakfast or coffee before heading out to work. Besides having excellent connectivity from the highway, the developers have also planned for an additional KTM train stop at their upcoming shopping mall for the convenience of residents and tenants who utilize the public transport system.
According to the masterplan of Tropicana Metropark, there will be two residential towers by the name of Pandora and Paloma located south of the development, while the next three towers will be commercial buildings. It is said that the developers are attempting to sell the offices en-bloc, but there has been no confirmation of this yet. Any building which is not sold en-bloc will be held by the developer and leased out to ensure quality control over their tenants.
Tropicana Metropark presents a strong attraction to Multinational Corporations (MNC) as their their staff will benefit from the fully integrated environment in an affluent neighbourhood, with a comprehensive range of facilities where the concept of work, live and play is being thoroughly incorporated. Having an international school nearby that cater to all ages pre-tertiary will also be a strong motivation for expatriates to live here.
Tropicana Metropark is being completed in stages, with the estimated completion date of each individual project being 45 months from its signing date. The rough time estimation of the completion of the new ingress and egress roads is by 2016, where the Paloma and Pandora serviced residences are expected to be competed by then as well. Also to be completed in the same year is the highly anticipated 9.2-acre park to ensure the liveability of the township in spite of ongoing construction. The integrated shopping mall is estimated to be completed by 2018.
Prices for homes in Tropicana Metropark are steep, due to its comparatively low density of each development. Each of the residential developments will consist of only 2 blocks, with views of either their own facilities, their neighbour’s facilities, the park or the highway. With its creative designs, selected units will have views of both their own facilities and the park as well.
Earlier on during its sales period, the homes in Tropicana Metropark were sold partially furnished with a complete set of built-in kitchen cabinets and air-conditioners in each room. However after reaching its later stages, the kitchen cabinets were not part of the package anymore in lieu of additional rebates.
The majority of the facilities at both the residential developments are located on the top floors for residents to benefit from their excellent vantage point. The sky gymnasium will be located on Level 30, together with the Sky Lounge and Bubble Tub. The infinity pool and Jacuzzi will however be located on Level 3a, together with the kid’s play area and the like. The Lookout Pavilion is also curiously on this floor instead of the 30th floor.
The developers of Tropicana Metropark were generous with their offerings, as each unit comes with two parking lots, either in tandem or side-by-side. They also offered very attractive sales packages of almost a total of 14% discount, bundling the units with low entry fees of RM5,000 and sufficient rebates that buyers will not need to serve their loans for a good many years before the completion of the project.
There were however grumblings from many quarters that Tropicana Metropark is overpriced. This has however not prevented just as many people from sweeping up their share of units, and with Paloma completing in 2017, there were scarcely any units left for sale in 2015. The entire project which is estimated to be completed by 2023 is expected to increase in value by then.
Location
Unaware by many, Subang and Subang Jaya are two entirely different things. Subang is an area within Subang Jaya, where half of Subang is actually within Shah Alam. Properties which carry the Subang address naturally come with higher price tags as compared to Shah Alam properties, and it is fortunate that Tropicana Metropark still falls under the Subang address despite being located just after the Batu 3 toll on Federal Highway.
Tropicana Metropark at the moment does not come with convenient accessibility, as the new highway which will provide direct access to it is still in the process of being built.
As such it has only two access roads now, where one is through the Central Sugars Refinery (CSR) access route, and the other is slightly further up the road.
The new access route which is under development starts from immediately after the Batu 3 toll, before the first exit of the highway which is the current access road being used to access the place. This solves the problem of ingress routes. The traffic getting out of the area using the more conventional route during peak hours are however horrendous, hence a second bridge is also being built to complement the first one, except that it will provide an exit route directly from the outside of Tropicana Metropark to the Batu 3 toll.
Before the completion of the new ingress and egress roads, the CSR route is arguably the shorter route in as travellers will need to sit through less one traffic light. This inner road will bring motorists past a small number of well maintained medium cost flats, as well as a cemetery.
Further up the road will be the Batu 3 KTM stop, where pedestrians will have easy access to the train station.
A short drive through a few rows of shop lots and visitors will see the new highway that is still being constructed, and immediately in front of it is the future main entrance of Tropicana Metropark.
At the time of its construction, the main entrance of Tropicana Metropark is not being used and visitors will instead have to access the site and sales gallery from a side entrance on Jalan Delima 1/1 at Subang Hi-Tech Industrial Park. Driving on the outside of the development to get to the side entrance will give visitors a sense of how large the place is going to be in the future.
Buyers will want to note that not everyone will find living at Tropicana Metropark to be appealing, as this is obviously a light industrial area. The DiGi headquarter is just around the corner, and there are shops selling tractors just opposite the side entrance. However if entering from the main entrance in future, visitors and owners will not be able to see these businesses.
Tropicana Metropark is central to Kelana Jaya, Shah Alam, Klang and Subang Jaya with all four being within a 5 and 10 minute drive from the area. The only issue with this is that Tropicana Metropark is accessible almost solely via toll road only if approaching from Petaling Jaya or Subang area. But the good news is that with the new flyover being built by Tropicana Corporation, it will be a less than 5 minutes drive from the Batu 3 toll.
With its central location, future residents of Tropicana Metropark will have a lifestyle of convenience at their fingertips if familiar with the area. Chinese food can be found just outside the industrial area while on the other side are many popular mamak shops. In Glenmarie just across the highway is the famous Meng Kee coffeeshop, while also in this area is a very popular nasi lemak place.
Within the immediate vicinity of Glenmarie there is the Shah Alam Stadium where local football matches are usually hosted, and within walking distance of it is a Giant hypermarket. And also within this area is the upcoming Utropolis development which will cater mainly to students of the KDU University College.
In lieu of education, schooling for children will not be an issue for future residents, as Tropicana Metropark will host its own Gems International School, which will be opened to those aged between 3 to 18. It is said that this is one of the most successful international schools internationally, renowned for their success in the education line.
The closest entertainment hub to home for residents of Tropicana Metropark will literally be within walking distance of home, as the development will also incorporate a shopping mall. Most Petaling Jaya locals will be familiar with Tropicana City Mall, the quiet but attractive neighbourhood shopping mall. It was a mall built and managed by Tropicana, and the upcoming shopping mall within Tropicana Metropark will also be handled by the same people; only on a grander scale.
Analysis
Price Analysis
The closest development nearby which comes close to being similar to Tropicana Metropark is i-City which is approximately 10 kilometres away. While Tropicana Metropark is located at the entry point of the Batu 3 toll, i-City is located at the exit point of the Batu 3 toll. Nevertheless, both are offering an integrated development with a shopping mall incorporated into it and i-City takes it one step further by having a 5-star Hilton Hotel in its development.
Both are targeted towards expatriates, and both are highly popular in the current market. I-City is however the more affordable one, as the starting prices for Paloma at Tropicana Metropark is RM650,000 for the smallest unit of 609 sf while i-City is priced at approximately RM441,680 for its smallest i-Suite unit of 566 sf. Based on the smallest sized units at both the above mentioned developments, Paloma runs at an average price of RM1,067 psf while i-City has an average price of RM780.
Summary
Based on a study of the development, Tropicana Metropark is a highly anticipated project that is desired for its renowned developer, excellent location and good planning. It is however concluded by many to be overpriced, but comes as no surprise as the majority of the projects from this developer tend to be priced rather steeply. The general consensus is that this project will be very successful and will be another feather in the hat for Tropicana Corporation.
