Suave Residences is yet another prestigious project undertaken by Sime Darby Property in the heart of Subang Jaya City Centre (SJCC). Spanning across approximately 2 acres of land, Suave Residences boasts a 2-block, 30-storeys and 361 units only at a hefty price tag of RM1000-RM1200 psf. This will be a high-rise, low-density development with only 361 units tucked within 2 towers of 30-storeys high.
The development will fall in the freehold category with commercial title, reason being there will some commercial retail stores below the condominium. As at time of writing, the project has yet to be launched. According to Sime Darby Property’s official, they have set the launching date to be somewhere around January to February 2016. Eager buyers will have to wait patiently for another month or two for this to materialize. Show-units are also not available yet and will be built soon after launching.
For those who are interested, you may register your interest at Sime Darby Property’s website. Due to its unavailability of information, Sime Darby Property estimates the maintenance fee to be at around RM0.35 psf. The actual price will be revealed after launch. However the listing price and psf price has been confirmed.
The listing price for Suave Residences starts from RM858,800 – RM1,443,888 and the psf price is calculated to be around RM1000-RM1200. The built-up will range from 624 – 1001 sq.ft. Looking at such a whopping price, one might question if it’s worth it in SJCC.
Have you been around SJCC? Do you know where is Menara Mesiniaga? If you do, the future construction of Suave Residences is the piece of land tucked between Menara Mesiniaga and Casa Tiara condominium. It is a fairly small piece of land and many are surprised at the price tag it commands relative to its size. This is also the reason why there are only two blocks with 30-storeys being built.

In terms of location, expect some slight jams as it is located in the heart of Subang Jaya. During peak hours, the road leading into Suave Residences from Subang Parade will definitely experience some hold-up. Nevertheless, it is a convenient location to look for food, shopping or do grocery. Basically it has everything in one place without having to travel out of Subang Jaya.

In terms of potential and value appreciation, fear not if it is in Subang Jaya, especially in an area directly opposite SS15. Known for its vibrant lifestyle and bustling atmosphere, there are tonnes of businesses in this area with students as its major clientele. Furthermore, future developments such as Glitz Soho, Union Place and Isola are good signs that the area is booming.
Also it is worthy to take note that these are all part of the TOD development, which translates to Transit-Oriented-Development. Its feature is dwellings which are built within 400-800m of transit points such as LRT, KTM or MRT.
Location
Subang Jaya is one of the many populous townships in Klang Valley. The traffic in Subang Jaya can be a hassle especially during peak hours. It is certainly not a nice experience having to wade through bumper-to-bumper gridlocks just to get back to your home. The way back from into Subang Jaya through the Subang Jaya toll is still considered to be good if compared to other areas such as Shah Alam. Given its wide and ample toll points, this gives Subang Jaya residents more space. But once you reach into Subang Jaya City Centre, the jam is unavoidable.

With the current trend of international schools blooming in the Klang Valley, one be be assured that Subang Jaya houses 3 of the famous schools, which are Sri KL, Sri UCSI and Fairview International School. Summary
All 3 developments tabled in project analysis above are located in the same area, which is in the heart of Subang Jaya. With the development of Suave Residences, the whole piece of land in front of the KTM railway is fully utilized now. If you have had a look at the site of where Suave is going to be constructed, you will realize that the piece of land tucked between Mesiniaga and Casa Tiara is a fairly small piece. At first glance, one may wonder if it’s actually comfortable being cramped in such area. Have a drive through the area to have a feel yourself.
On the plus side, the abundance of amenities and prospering environment is going to make it a worthwhile investment. Apart from that, for RM1000 – RM1200 psf, one can be sure of the quality of interiors and finishing that will be offered, although some might argue that the price tag is abit high. The other two projects which measures close in terms of psf price is Isola and Saujana Residency. Isola is also another project by Sime Darby.
All in all, be it for own stay or investment purposes, this area is a worthy take.
