LINX Bandar Nusarhu: A much-needed review.
First time hearing about Bandar Nusarhu? You’re not alone.
It’s a fairly new township, developed in 2006 by Metrogen Sdn Bhd and its sister companies like Centralfields Sdn Bhd and Samik Corporation Sdn Bhd. Haven’t heard of them? Let’s get back to that later.
This 400 acre township has many phases to it, with each having its own single security point. Comes in LINX, the latest phase to be offered in Bandar Nusarhu. LINX is a low density 2.5-storey link house with only 60 units available, starting from RM779,800 and can go up to RM1,650,000.
With two types to choose from, Type A at 2540 square feet and Type B at 2770 square feet, the whole project is expected to be completed by the end of 2016.

LINX Bandar Nusarhu: Benchmark for modern living?
Well, that’s what’s boasted in the website and the brochures.
The design for both Type A and Type B spots a modern taste, apparent from the huge windows that gives off that spacious, airy feel. There are 60 units altogether for LINX whereby 24 units are Type A, whilst the remaining 36 units are Type B.
Type A spots 4 rooms and 4 bathrooms at 2540 square feet built-up. If you were to look at the layout, two of the rooms on the second floor can be considered as Master Bedrooms as well due to the spaciousness. The actual Master Bedroom on the 2.5th floor comes with a bathtub in the Master Bathroom. The lack of a family space on the second floor can be a bummer to some though.
Type B comes with 5 rooms and 5 bathrooms at 2770 square feet built-up. This type may be better for some since though small, it comes with a family area on the second floor. Also, one of the ‘considered a Master Bedroom as well due to the spaciousness’ is now split into two rooms with two separate bathrooms.
The price starts from RM779,800 that comes with a 9% discount. So if you were to get a loan approval of 90%, you’ll only have to pay a balance booking fee of around RM5000. Sounds good? Of the units launched in Phase 1, only two Type A units are left as of now. This project is a build-then-sell (BTS) concept, where Phase 2 will only be launched in three months from now. So if you think the two units left is not really your cup of tea (in terms of Feng Shui-related house number for example), you can always wait for Phase 2 though understandably at a much higher price.
The developer has even dedicated a public park, basketball court and children playground area for LINX, as well as a dedicated security entrance. This is a norm for the phases in Bandar Nusarhu, so that exclusivity is preserved.
Being near UiTM Puncak Perdana, one can own a LINX unit either for own-stay or for rental investment. The target demographic is mixed so really, it’s up to you.
Location
Bandar Nusarhu Shah Alam: A pleasant surprise location-wise.
For those who aren’t familiar with Shah Alam, here’s a little breakdown.
Shah Alam is Selangor’s capital state, named after the late Sultan Alam Shah. It covers a land area totalling 293km2 (and expanding), and is governed by Majlis Bandaraya Shah Alam (MBSJ) or Shah Alam City Council. It has been gaining steady attention from many developers in recent years, especially since lands are getting scarcer in KL.
Shah Alam is divided into sections and as of today, there are 56 sections and counting. All these sections have a specific theme used to name the streets within it. For example, Section 7’s theme is ‘Diamonds and Minerals’ so naturally, you will find street names like Jalan Ferum and Jalan Magnesium.
Bordered by Subang Jaya, Petaling Jaya, and Klang, the majority population in Shah Alam is made up of mostly Malays. It is well connected by many highways be it to KL City Centre, Damansara area, or Klang township with highways like the Federal Highway, the New Klang Valley Expressway (NKVE), the Shah Alam Expressway (KESAS), the Guthrie Corridor Expressway (GCE), the North-South Expressway Central Link (ELITE) and the Kemuning-Shah Alam Highway (LKSA).
Like other districts in Selangor however, Shah Alam’s main woe is none other than the lack of a decent public transport. In the modern world, that translates to an efficient train service. The controversially slow KTM service has a handful of stations there like in Batu 3 and Padang Jawa but apart from those, residents of Shah Alam mostly have to make do with buses and cabs and of course, their own private vehicles to get about.
But for those who don’t really care for other places and prefer to stay in Shah Alam twenty-four-seven, then there’s no doubt that this city has all the modern-day conveniences to offer. With more than fifty primary and secondary schools, Shah Alam is also home to the famous University Teknologi MARA (UITM) and the Management and Science University to cover the tertiary educations.
In terms of healthcare, Shah Alam has its own community clinic called Poliklinik Komuniti Shah Alam located in Section 7 and after years of delay, the Shah Alam Hospital was finally opened next door in October 2015 to the public. Said to help ease the congestion of patients in Klang Hospital, this hospital is also used as a teaching hospital for the undergraduate and post-graduate medical students.
And if you’re an active kind of person, you’ll appreciate Shah Alam Sports Complex. Housing a stadium with 80,000 seats capacity called Shah Alam Stadium, an indoor stadium called Melawati Stadium that can accommodate 40,000 people at a time, a public swimming pool called Darul Ehsan Aquatic Center, and an extreme-sports park called the Shah Alam Extreme Park, here is heaven for the sports enthusiasts indeed.
Bandar Nusarhu is a blooming township in Shah Alam. Funnily enough, although it’s located literally next door to Seksyen U10 Shah Alam, that fact is never included in the official address. So is it a township? Or is it a whole new section in Shah Alam of its own? Shah Alam City Council might want to look into this if they’re serious about the whole ‘themed sections’ concept that defines Shah Alam.
The township neighbours Puncak Perdana and Alam Budiman, both which are also known as Seksyen U10. The theme for this section is ‘Islands in Selangor’. Which is surprising considering how there aren’t that many islands in Selangor, is there? As oppose to the number of streets in Seksyen U10 that is.
Anyhow, this area, as one would label it, is 50-50 in terms of location. Not too near the hustle and bustle of the city, yet not too far away to waste on gas money. This only applies to if you’re working exclusively in Shah Alam that is. Or perhaps the neighbouring districts like Subang but that’s it. Then again, the choice is up to you. If you’re working in KL area but wants to live here, and don’t mind a 40 to 60 minutes commute time depending on traffic, there are a bunch of highways that you can use to make life easier.
For example, one just needs to take the DUKE Highway from Setapak, drive straight following the sign to Shah Alam while merging into the North-South Expressway, then into the NKVE and then the Guthrie Corridor Expressway, before taking the exit to Puncak Alam. From there, just drive along Jalan Batu Arang until you reach a four-way traffic-light. Bandar Nusarhu will be to the left.
Amenities wise, it’s pretty decent. As long as you don’t put your hopes up for an upscale shopping mall and hipster cafes, you’ll be fine here. Literally next to Bandar Nusarhu is the UiTM Puncak Perdana campus, a good news indeed for the investors due to the availability of student tenants.
In the same UiTM area, there’s even a bunch of hawker stalls for when you’re feeling too lazy to cook, called ‘Medan Selera Puncak Perdana’. And since it’s to cater mostly the UiTM students, expect the food price to be relatively cheap. Around 3 kilometres away from Bandar Nusarhu is Alam Budiman where there you’ll find rows of shops for daily necessities like clinics, restaurants, convenience stores, and tuition centres.
If however you do crave for some tall buildings with blessed air-conditioning, and where you can shop till you drop, a short drive (around 20 minutes) will get you to Seksyen 13 Shah Alam where there are a bunch to choose from like the newly opened AEON Mall Shah Alam, Tesco Extra Shah Alam, and more rows of shops housing even the Les Copaque office. Try the butter chicken in this nice Chinese Muslim Restaurant called ‘Juaadahs’ there.
As said, Bandar Nusarhu’s location is good enough for most. So ask yourself, are you the right target for this area?
Analysis
LINX Bandar Nusarhu: An assessment.
There are quite a number of developments near Bandar Nusarhu that are mostly Semi-Ds and Bungalows. So let’s compare them along with Bandar Nusarhu previous phases to get a better understanding of this area’s worth.

Sinaran Bandar Nusarhu was completed in 2010 and the price in the table is the current selling price. From the table also, one can deduce that although this area mostly holds leasehold status, the price of the developments are still quite steep.
Metrogen Sdn Bhd: Why so elusive?
After many tries, not much can be found on this developer.
Just have a look at the website and you’ll understand. Apart from promoting their projects, there’s practically nothing about this company. After some digging though, one can conclude that Metrogen Sdn Bhd, Centralfields Sdn Bhd, and Samik Corporation Sdn Bhd are either sister companies or one of them is the holding company.
Rest assured, Bandar Nusarhu is their pride and joy. It’s not easy being a township developer, so that shows quite the potential. That, plus they’re cash-rich enough to pull BTS projects. However, many buyers have took to online forums to complain about their workmanship. Which is a shame really. Fix this issue, and they might stand a chance to become a respectable major player in the property industry.

This project has the potential of both for own-stay and investment.
What can be improved is access to more information about the developer. It will definitely be another plus point if they can provide more touch points to potential buyers.
