Ixora Residences was developed by major oil plantation firm, Kuala Lumpur Kepong’s (KLK) wholly-owned property arm KLK Land. The development is part of Bandar Seri Coalfields (BSC), a 1,000-acre freehold integrated township in Sungai Buloh, Selangor. Unveiled in 2011, the township has an overall gross development value (GDV) of RM4 billion and is expected to be fully completed in 15 years.

Ixora Residences comprises 226 units of two-storey terrace home standing on freehold land carrying a residential title. With an individual land area of at least 22ft by 75ft, each residential property contains a minimum of four bedrooms and a similar number of bathrooms. The units have built-up areas ranging from 2,281 sq ft to 3,033 sq ft, and they cost between RM630,000 and RM1,043,000.
Apart from their modern design, these spacious homes will feature 12ft high ceilings. Each is also equipped with two units of built-in water heater storage systems and pre-installed automatic gates. The low-density guarded community will only have a single entry and exit point, in addition to having anti-scaling perimeter fencings to keep intruders out. A company is also providing two years of guard patrolling services since the project obtained the certificate of completion and compliance (CCC).
In undertaking the residential project, the developer placed the utility cables underground and retained natural elements. As a matter of fact, the hills and lush areas in BSC were carefully preserved, and most of the facilities are located in these areas for the residents to enjoy.
For instance, the playground and neighbourhood park are set amidst forests and trees, while jogging trials pass through this verdant haven. For the adventurous, they can try out mountain biking and jungle trekking. There’s also a clubhouse, medical centre, a full-size football pitch and a central park spanning 50 acres.
The top selling point about Ixora Residences is that it’s part of the RM4 billion BSC Township, which will feature commercial hubs and public amenities such as hypermarkets, schools and police station. Furthermore, the township is part of a 2,630ha master-planned project in Sungai Buloh West, which is under the Greater KL expansion plan.

Situated in BSC Township, Ixora Residences is nestled within a peaceful and lush location. Although it is a 45km drive to the Kuala Lumpur City Centre (KLCC), it just 15-minutes away from the Sungai Buloh MRT Station, which is linked to Cheras under the first phase of the MRT line. Similarly, Sultan Abdul Aziz Shah Airport is just minutes away.
The landed housing project is accessible via Guthrie Corridor Expressway (GCE) and Kuala Lumpur–Kuala Selangor Expressway (LATAR), through which home owners can easily travel to the heart of the capital in less than 50 minutes.
It is also well-connected to the Federal Highway, New Klang Valley Expressway (NKVE) and the proposed Damansara – Shah Alam Elevated Expressway (DASH). This enables the residents to get to major suburbs in Klang Valley like Bangsar, Subang Jaya and Petaling Jaya in about 30 minutes. Parents also don’t have to fret over finding a good school for their kids as the prestigious Wesley Methodist School Bandar Seri Coalfields (Private) has started operating in the BSC Township in January 2019. If you want more education options, there’s University Teknologi MARA Puncak Alam, while SK Desa Aman and Sbpi Rawang are within a 2km radius.
For complicated healthcare needs that the town’s medical centre can’t handle, residents just need to travel to Sungai Buloh to get to UiTM Specialist Clinic and Sungai Buloh Hospital.

We compared Ixora Residences with two other freehold residential projects in the area – Amverton Hills and Elitis Bayu. As you can see from the table below, the subject development stands out as the most affordable landed home, as the units there can be yours for only RM276 psf.

But if you want larger and more luxurious homes such as bungalows and semi-detached houses, then go ahead and fulfil your heart’s desire and splurge on Amverton Hills or Elitis Bayu.
Summary
Ixora Residences has the potential to provide a substantial windfall to people who have bought homes there, as it’s strategically located within the RM4 billion BSC Township. As the town becomes more vibrant and its population continues to grow, property prices there could appreciate as it becomes a thriving urban centre that is part of the ambitious Greater KL expansion plan. Even property analysts expect the township to become a major focal point in Sungai Buloh in the future.
However, the township is currently not mature, and it may lack some amenities. Nonetheless, it is undergoing rapid progress. In fact, the reputable Wesley Methodist School has established a kindergarten and primary school there, with the Wesley Methodist School Bandar Seri Coalfields (Private) commencing operations in January 2019.
Another good thing about Ixora Residences is that KLK Land has made a name for itself for building high-quality homes. In fact, the developer’s first residential project, the gated and guarded Sierramas, won the prestigious FIABCI award of distinction for residential development.
