UEM Sunrise Bhd shared its master plan of Kiara Bay development in October 2019. The development is located in Kepong, Kuala Lumpur, with a GDV of RM15 billion. Kiara Bay is a 73-acre masterplan development that is set to transform one of KL’s earliest townships into an eco-living destination.

The integrated development consists of residential units, a retail mall, office spaces, hotels, healthcare centre and educational institutions. The township will be developed over 15 phases, and is targeted to be fully completed in 2039.

This mixed development project will be built together with joint-venture partners, Melati Ehsan Group. “We are excited to be on this journey with UEM Sunrise to create something new in Kepong. Combined with the way this master plan is detailed and the character that it embodies, Kiara Bay will become the industry’s benchmark of urban township,” said Tan Sri Dato’ Yap Suan Chee, Melati Ehsan Holdings Berhad Group Chairman.

“A 15- to 20-year regeneration project would allow integrated master-planning with a diverse range of product types, amenities and community services like Auxiliary Police and shuttle busses to the nearest MRT station,” said Anwar.

The developer is targeting the local market for now, but hopes that Kiara Bay will eventually attract the international crowd.

The sales gallery is part of a community retail area which will have several retail units and will be opened in May 2020.

Based on the current soft market condition, UEM Sunrise is planning to launch 1,000 units of development in Kiara Bay every two years. If there is good traction, they will speed up the development.

Analysis

The developer is looking at a total built-up of 19 million sq ft in Kiara Bay. The development is expected to be a high-rise township, similar to that of Mont’Kiara. Being next to a park is a huge attraction, and UEM Sunrise plans to maximise resources that are already available there – the green lung and water features.

The developer reckons that buyers will come from within a 2km radius of Kiara Bay, as well as those who frequent Kepong Metropolitan Park.

“We have noticed that there are a number of singletons aged 25 to 35 in the area, and our first phase – which will offer smaller units – is catered for this market,” said Anwar Syahrin Abdul Ajib, Managing Director/ Chief Executive Officer of UEM Sunrise.

“Nevertheless, our strategy is to design for multi-generational communities because there will be people who would want to live with their parents. So, we reckon that there will be quite an interesting mix in Kiara Bay. Our study has shown that the younger generation, who are living in Kepong, want to stay there because of its complete ecosystem.”

The developer is targeting the local market for now, but hopes that Kiara Bay will eventually attract the international crowd. If Kiara Bay follows the same growth trajectory as Mont’Kiara, it is poised for great success. However, with the current market sentiment, that success remains to be seen, and highly dependent on the product-mix that will be launched in coming years.
