Curvo Residences is the final residential phase of the first integrated development in Setapak, SkyArena.
Set in the naturally captivating terrain of Nilai, Negeri Sembilan, Kota Seriemas is a 2,400-acre township developed by one of the most prominent developers in Malaysia, PNB Development Sdn. Bhd. (PNBD). PNB Development is a wholly-owned subsidiary of Malaysia’s leading investment conglomerate, Permodalan Nasional Berhad. Originating from Saujana Impian, Kajang, the subsidiary of PNB has a long history of success in the arena of township development.
PNBD’s projects stretches across multiple regions in Malaysia including the Greater KL, Selangor, Negeri Sembilan, Putrajaya, Perak and Johor. Apart from Kota Seriemas, the developer boasts a portfolio of projects such as Morib Beach Resort, Bayu Lakehomes in Beranang, Bangi Estate, Old Lunderston, Sungai Wangi and Kelan Kechil. One of its notable developments is Kota Seri Langat. The 2,396-acre township located in Banting, Selangor proves the developer’s capability in project management in terms of both delivery and quality.
PNBD’s expertise lies in developing townships rather than individual projects. Its vision statement proclaims itself as being a developer who develops and transforms townships into sought-after addresses in the Klang Valley. Its niche capability is one of the factors that set it apart from its competitors.
Apart from that, PNBD is a developer that emphasises on Corporate Social Responsibility (CSR) by organising activities beneficial to the society. To-date, the company has orchestrated activities such as Buka Puasa for underprivileged children. The developer has also contributed to building a police station in Kota Seriemas for the society’s benefits.

Project Details
Kota Seriemas is a 2,400 acre colossal township located in the heart of Nilai, Negeri Sembilan. As the developer beautifully puts it, Kota Seriemas translates to resort living in the greater airport city. Surrounded by a plethora of lush greeneries, Kota Seriemas is the true definition of resort living.
The township emphasizes on the concept of eco-friendly and wholesome living by introducing a series of affordable residential and commercial offerings to purchasers. Residents enjoy resort style living with amenities such as an 18–hole golf course, beach soccer, basketball and sepak takraw pitches and a beautiful 88-acre linked park, Laman Ilmu.
A few of its notable projects in Kota Seriemas include names such as Laman Alamanda, the 2-storey ultra spacious super-link homes and Frangipani Villas at Laman Cempaka. One of its more well-known commercial developments is the resort commercial centre Phase 2 D’Street Mall, which houses shop-lot businesses.
The most recent development is the Cempaka Seri 2 townhouse which is the hot topic in Kota Seriemas. The 2-storey townhouse is located in Laman Cempaka which is a quiet and peaceful area to live in. The project is considered to be low-density with only 168 units and selling from RM378,000.
There are a few variety of layouts available ranging from 836 sq ft to 2,540 sq ft. The townhouse consists of 3 bedrooms and 3 bathrooms with 1 or 2 carparks available in its front car porch. The freehold development comes unfurnished but boasts ultra-spacious layouts. It is expected to be completed in early 2017 and there is a 7% discount for bumiputra buyers.
Apart from residential and commercial developments, Kota Seriemas cares for its residents too by introducing the Seriemas Lifestyle Centre which has a selection of activities for families to indulge in during their leisure time. It plays host to the first beach soccer pitch within its vicinity as well as beach volley ball, basketball and sepak takraw. It is also where the Sales Gallery and Project Office are located.
One disadvantage of staying in Kota Seriemas is the vast area it occupies. With the lack of public transport available especially in the inner areas such as Cempaka Seri 2 townhouse, having a car is necessary for commuting purposes.
In a bid to show support for the community with educational and healthcare institutions, Kota Seriemas plays host to a world-class hospital and nursing college, KPJ Healthcare University College. The facility was completed in 2005 and has currently enrolled about 2,000 students. There are also a several primary and secondary schools nearby such as Sekolah Kebangsaan KLIA Kuarters and Sekolah Menengah KLIA Kuarters.
Other upcoming projects in Kota Seriemas up for grabs include names such as Terezza 2 at Laman Bakawali, Cempaka Sari Villas and Twin Villas and Cempaka Suria 3.
Location
Nilai is a town of Negeri Sembilan located around 50 kilometres away from the Kuala Lumpur City Centre. Situated on the southern part of Malaysia, Nilai belongs to the Seremban district. To best describe Nilai, it is a town where a significant number of international students congregate due to the presence of many renowned educational facilities.
Two of Malaysia’s most well-known colleges and two universities Inti International University and Nilai University attract thousands of students worldwide every year. Delivering quality post-secondary courses ranging to business to engineering, the 2 facilities draw interests from countries such as China, Zimbabwe, Hong Kong and all over the world.
The rise of educational establishments in Nilai is attributed to the Negeri Sembilan State Government’s initiative to turn the township into an educational hub. Other notable institutions include names such as Manipal International University, Universiti Sains Islam Malaysia and Islamic University College of Malaysia.
Connectivity to Nilai is made convenient by a variety of routes. If you are travelling from Kuala Lumpur, you will be using the southern part of KL-Seremban highway by car through Exit 214. For those travelling from Shah Alam, you will be utilizing the southern end of Elite E6. There are also 2 train stations in Nilai namely the Batang Benar and Nilai stations.
As it is with all Malaysia cities, Nilai is made up of a diverse population consisting of Malay, Chinese, Indian and minorities. The ethnic distribution in Nilai is made up of 46% Chinese, 32% Malay and 22% Indian. The town is mainly Chinese dominated and this is evident from the number of Chinese restaurants and businesses etched in the township.
There are limited entertainment establishments in Nilai as compared to developed cities such as Kuala Lumpur. However, there are a few sufficient places to serve residents’ needs such as the Nilai 3 Wholesale Centre, Nilai Square, Mydin, Giant hypermarket and Tesco hypermarket. People normally travel down to Seremban for wider shopping choices particularly fashion at shopping malls such as Terminal One and Parkson Seremban.
Due to its close proximity to KLIA and KLIA2, Nilai is home to a number of renowned hotels such as Nilai Springs Resort Hotel and Allson Klana Resort and Hotel. There are also many air stewardesses who stay in Nilai and commute to KLIA daily, especially in areas such as Cempaka.
Nilai is also located nearby to the world class Sepang F1 International Circuit, which hosts international F1 racing events every year. It is also close to Malaysia’s government administration city Putrajaya and the colossal IT hub of Cyberjaya. A more recent attraction Mitsui Outlet which specialises in duty free products attracts visitors from Nilai and all over Malaysia selling merchandises such as perfume, shoes, fashion and home stuffs.
Analysis
Project Analysis
| Name | Tenure | Approximate Price (per Sq. Ft.) | No. of bedrooms | No. of bathrooms | Type | Sq. Ft. |
| Cempaka Seri 2, Kota Seriemas | Freehold | From RM250 | 2 – 3 | 2 – 3 | Town House | 836 – 2,540 sq ft |
| Laman Alamanda Superlink Homes, Kota Seriemas | Freehold | From RM280 | 4 | 4 | Superlink Homes | 2,356 – 3,386 sq ft |
Summary
Laman Alamanda is another major development located within Kota Seriemas. The beautifully crafted superlink homes are a sight to behold. In terms of built-up, Laman Alamanda is slightly bigger than Cempaka Seri 2. The interior of Laman Alamanda is also more appealing than Cempaka Seri 2 due to the fact that the 2-storey townhouse setting is a little cramped. Other than that, both houses are located in Kota Seriemas which has a promising future due to its education hub stature. The choice is yours.
