The lower ground floor of the Type A1 unit comes with a terrace, family area, dining room, courtyard, power room kitchen, guest room with en suite bathroom, maid’s bathroom and room and yard.

On the middle floor there’s the planter, terrace, living area, foyer and car porch.

The highest level is the coziest and most private spot in the entire home because this is where the master bedroom and master bath, as well as the first and second bedrooms are located. Oh, there’s also an extra bathroom to boot. Not forgetting a canopy right outside the bedroom no. 1 to perhaps protect the occupants in that room from the sun.

Compared to Type A2, Type A1 is less expensive by RM10,000. Why? The most obvious difference is that Type A1 does not feature a box-styled exterior (as the image highlights below):

Type A1 is also equipped with a sliding door, noticeable right in front exterior of the master bedroom on the uppermost floor of the home. The secondary element that makes Type A2 different from Type A1 is that Type A2 is adorned with a floor-to-ceiling retractable zig-zag window (that’s made of wood), while Type A1 comes with a sliding floor-to-ceiling window.

Location

Damansara Perdana, one of many places in Petaling Jaya that has long established itself as a prime destination to own a high-rise residential unit or set up a business. Home to shop lots, small-time hotels, commercial complexes as well as condominiums, you won’t be able to miss this place when you take the Damansara-Puchong highway (LDP) due to a deluge of skyscrapers that have invaded this land.

This highway is usually congested during peak hours on week days and weekends. After you pass the penchala toll plaza, you’ll reach residential neighbourhoods Bandar Sri Damansara, Desa Parkcity, Kepong, Bandar Menjalara, and Taman Bukit Maluri.

On the opposite direction, the LDP passes through mature neighbourhoods Taman Tun Dr. Ismail, Bandar Utama, Damansara Uptown, and Damansara Utama before LDP ends and SPRINT highway begins. SPRINT will lead you to such faraway places such as Mont’ Kiara, Sri Hartamas, Damansara Heights, Bangsar and finally downtown Kuala Lumpur.

The nearest shopping malls include IPC Shopping Centre, IKEA department store, The Curve, Cineleisure, all located within Mutiara Damansara. Connected via a shaded pedestrian-friendly walkway to The Curve is Tesco Hypermarket, complete with open and covered parking facilities, as well as food and beverage outlets on the ground floor.

To locate Empire Damansara, the best landmark to look out for, is the Petaling Jaya branch of Citibank at Metropolitan SQ. Whether you’re coming from Damansara-Puchong Highway (LDP), or from Mutiara Damansara, head towards Jalan PJU 8/1, which is the main road that passes through the Damansara Perdana.

A new highway on the way

According to PROLINTAS Group of Companies, an additional highway called the Damansara – Shah Alam Elevated Expressway (DASH) (under proposal) will begin at Puncak Perdana U10 Shah Alam intersection and serve as a link for people residing in Puncak Perdana, Alam Suria, Denai Alam, Kampung Melayu Subang, Jalan Sungai Buloh, RRIM, Kota Damansara, Damansara Perdana and Mutiara Damansara. It will end at the Penchala interchange, linking road users to LDP and SPRINT highways.

When this new highway is up and running, this is good news for the businesses in both Damansara Perdana and Mutiara Damansara. However, due to an influx of traffic volume diverted from other residential areas that are connected via DASH, hopefully it will all work out beautifully in the end to disperse heavy traffic accordingly to their desired destinations and shorten travel for motorists who uses existing highways that will be interconnected with DASH. Bear in mind that this 20-km long new highway will not only benefit existing and future residents of Damansara Perdana, Mutiara Damansara and Kota Damansara for that matter, but the population who are residing in areas connected to that new highway.

Analysis

Damansara Perdana is mostly dotted with residential high-rises. Landed properties are a minority here.Public parking spaces has been a problem for the people going to the shoplots area.

With the much-anticipated Empire City’s target to be completed in Q3 of 2016, which will come with a whopping 10,000 parking bays, this will likely ease some of the limited parking problem due to a high demand of traffic going into Damansara Perdana – whether it’s for dining, socializing, shopping or living.

In addition, due do the anticipation of new highway DASH, commercial properties in this area will see good appreciation.
