The perfect home at Lexa Residence?

The 16.5 acres of land will be divided into several projects that include Lexa Residence with 2.69 acres, Fera Residence and three other unnamed developments. The developer is currently focusing on building Lexa’s residential units along with three floors of retail outlet.

The location is undeniably great for residents of various background. With great amenities nearby, a family with kids or even a high flying corporate person would find Lexa Residence as a convenient place to reside. The development is located opposite of Villa Wangsamas as well as Infiniti 3. Meanwhile, it is situated right next to Jalan 34/26 and this ensures direct accessibility to the main road within an instance.

lexa facilities

Common area for both towers at Lexa is located at Level 7

The facilities here are all located at Level 7, which is accessible by residents from Tower A and B. The development has an array of unique and pleasant facilities for the residents to utilise. The highlight of the development  is the 50m lap pool with an infinity edge. This is definitely a crowd pleaser as residents are able to unwind in a remarkable pool, while enjoying the spectacular view of Wangsa Maju.

There are also facilities that will be made specifically for the little ones. These include a play area and a children’s pool. For health enthusiasts, there is a Yoga Deck, a gym and a walkway that will be built within a forest ambiance. Great way to burn the calories!

Lexa Residence is a low density residential development as it has two towers with less than 500 residential units. The units here are at fairly reasonable sizes as they range from 662 sq ft to 1,190 sq ft.

lexa type B 668

Among the many options of layout here at Lexa. Type B is one of the smallest units here

Among the smallest units here is Type B, sized at 688 sq ft with two bedrooms and an additional utility room. It has two baths, which include the master bath. This unit is well fitted for single folks and young couples who do not have issues with tight space as long as it functions well. A small unit like this is easy to be maintained without the need of a helper. An extra room would definitely come in handy as a guest room while still keeping the additional room as the utility room. This layout can be found in Tower A and B.

lexa type c1b 819

3-room units are available at an affordable price

Among the regular layouts here is the 3-bedroom unit sized at 819 sq ft. It comes with two baths that include a standalone bath for the usage of tenants and guests. At 819 sq ft, the unit can be tight but with smart usage of space and minimal approach to the interior, these units can be deemed as sufficient especially for a small family. This layout can be found in both towers.

lexa type bq 875

Type BQ is a 3-bedroom unit that exemplifies great and efficient space

Type BQ is a 3-bedroom premium unit at the size of 875 sq ft. It comes with three bedrooms and two baths but with bigger space allocation than a regular 3-bedroom layout. Its third bedroom fits a single bed. The layout can project spaciousness by efficient usage of space. This unit can only be found in Tower B.

lexa type 1135

Type DP is among the biggest units here with four rooms

Type DP offers more rooms than the average layouts here. It comes with four bedrooms with two baths. Sized at 1,135 sq ft, the fourth bedroom could fit a single bed. The master bedroom, bedroom 2 and bedroom 3 are all situated in parallel to each other. A family with a group of children would be an ideal match as this unit does provide adequate number of rooms despite the tightness in space. By the way, Type DP can only be found in Tower A.

lexa type 1190

Spacious at its best. Type C3-P has three big rooms for the comfort of the residents

One of the biggest layouts of Lexa Residence is sized at 1,190 sq ft. It has three bedrooms and two baths. Baths are located in the master bedroom and the other is a standalone bath. The great thing about this particular layout is the fact that the rooms are big and spacious. Those who take pride in having huge and cosy rooms would want to consider Type C3P. This is the sort of layout that is ideal for a family that loves space. The unit also has an elongated hallway that connects the main door to the living and dining areas. This layout is available in both Tower A and B.

Lexa Residence offers small yet functioning units for its residents. Those who seek for convenience at an affordable price would be glad to know that Lexa Residence has a wealth of options. Having units in smaller sizes do help affordability when it comes to owning one’s first property. As low as RM480,000 for a freehold property, Lexa Residence is a feasible and affordable option for folks to buy especially in a prime area like Wangsa Maju.

Besides that, the development is banking on its great location and amenities nearby and even within its own development. Transportation and amenities are within couple of kilometres away. Public transportations that include great road networks and LRT too have grown from strength to strength in making the area as accessible to many folks as possible. It really makes Wangsa Maju a standout above the rest. With great surrounding like this, Lexa Residence’s space constraint does outweighs the need for bigger units.

Wangsa Maju is known as a residential area that has been around for decades. It provides landed homes for middle income families along with low cost apartments for lower income families to reside. It is the haven for affordable properties among families who are living around Kuala Lumpur. Such well accepted area has also witnessed the growth of great amenities from shopping outlets to educational institutions in catering to the upsurge of residents throughout the years.

In keeping up with time and the quest for modernisation, Wangsa Maju is now going through rapid development that includes the increase of high-rise condominiums. Wangsa Maju’s view is now overwhelmed with crane after crane lifting up block of concretes along its skyline. These developments will soon welcome a new group of residents that include well-to-do families as well as career oriented singletons who are in search of a posh yet convenient pad to live in.

Lexa Residence is part of 16.5 acres of mixed development called The Quartz, located along Seksyen 10 of Wangsa Maju. Its location is simply worthwhile and appealing to many due to its accessibility. It can be reached via Jalan Genting Kelang, MRR2, and even DUKE highway. There is even a direct route from Jalan Ampang heading towards Jalan Jelatek and Jalan Setiawangsa.

But a reminder to those hoping to live here. Heavy commuting occurs out from the area heading towards Kuala Lumpur during the weekdays especially along the roads of Jalan Jelatek and Jalan Dato Keramat. Traffic here can get horrendous in the morning.

Nonetheless, the RAPID LRT network is simply efficient and well connected. There are four main LRT stations and these include Wangsa Maju Station, Sri Rampai Station, Jelatek Station and Taman Melati Station. Sri Rampai Station is the closest to Lexa , which is a few minutes drive or a 15-minute walk.

Meanwhile, Rapid busses are extremely competent. The regularity of these busses has been increased to very half an hour and the number of bus stations have rose as well to cater to the demands of new residential properties.

Another distinctive highlight of Wangsa Maju is its eclectic variation of food. There are abundance to choose from; the roadside, stalls and even posh restaurants. Just take a pick! Among the highly recommended places to eat here are:

  • Sri Ayutthaya Thai (Jalan Wangsa Delima) – One of the well-known Thai fine dining chains in Kuala Lumpur. This particular chain stands on its own with ample of parking space surrounding it. A quick romantic dinner for two, perhaps?
  • Restoran Mee Udang Mak Jah (Wangsa Link) – Scrumptious mee udang at its best. At RM11, diners will be gastronomically satisfied with the gigantic prawns served with yellow noodles and delicious broth.
  • NZ Curry House (Wangsa Link) – How do Malaysians live without mamak? Among the popular mamak chains, NZ is around the corner.
  • Ayers Rock Butcher & Grill (Wangsa Link) – A great steakhouse that also sells poultry supplies to diners and meat lovers. Fine imported cuts, of course!
  • Zawara Coffee (Dataran Wangsa Melawati) – Home-grown coffee café is a must have in every neighbourhood. Zawara Coffee offers great caffeine fix as well as food. The coffee chain is also known for its delightful Spanish churros dip in salted caramel sauce and chocolate.

More high towering condos are in the process of construction, filling up the skyline here at Wangsa Maju

The current downside of living in this area is the fact that it is packed with constructions. This could be a major hiccup for current residents as big construction vehicles commute here heavily with loads of cement and sand. There are several high-rise condominiums rising around the area. Some of the existing condominiums are even extending their phases due to an outpour of responses from buyers. Infiniti 3, Irama Wangsa, Wangsa 9, Riana Green East, Seasons Gardens Residences and a couple more will be soaring over Wangsa Maju soon.

Construction of the expressway formerly called DUKE 3 is on its way

lexa site 1IMG_8866

Signs of concern is evident along Jalan jelatek, here at Seri Maya

The construction of Setiawangsa-Pantai Expressway project or formerly known as DUKE 3 will be taking off soon along the area. The suggested DUKE 3 alignment measures at 35 km, aims to transverse north to south of Kuala Lumpur along the routes of Wangsa Maju, Setiawangsa, Ampang and the Tun Razak Exchange.

This alignment also hopes to connect roads with public rail transportations such as KTM Komuter, MRT and LRT lines. Some resident associations have voiced their concerns in regards  to the extension, which comprise those from Seri Maya. These concerns include the construction’s impact towards the environment and quality of life among the existing residential properties located along the proposed alignment.

Wangsa Maju is definitely the reason why this development is an instant hit. The area is strategic with numerous matured amenities that are within a short commute. The area has proven its value throughout the decades as home seekers would flock to Wangsa Maju in search of a permanent place to call home. Just take a look around the area and one would be able to see it in stone. The existing residential neighbourhoods have been around since the 80’s and families here chose to remain living in Wangsa Maju.

In addition to that, Lexa Residence provides a glimmer of hope in a market where properties are seen as hard to own or buy. This is a constant dilemma faced by first time home buyers in the recent years where properties are just unattainable financially. With less than RM500,000, home buyers have the chance to own a place in a prime and peaking area like Wangsa Maju. That’s without a doubt a major catch from the home buyer’s’ point of view. With great facilities and amenities offered within its mother project The Quartz, residents at Lexa Residence will come away as winners.
