Mah Sing Group Bhd launched the RM652 million affordable development called M Arisa, its second affordable residential development in Sentul, in November 2019.

The launch of M Arisa follows the success of its previous affordable project in the same location, M Centura, which recorded a 90% take-up, two years after its launch. One of the reasons M Centura is a successful development is because there is no more land in the area. It is a mature market.

Analysis

M Arisa is targeted mainly for first-time homebuyers, upgraders and young families. Some may be concerned with the density of the project. The developer shares that over 50% of the units are one- and two-bedroom units, where only one or two persons would be staying. As for the direct shuttle bus service to LRT and MRT stations, one would need to consider the frequency and number of buses, if you are planning to rely on them to get to the stations. First would be the number of people taking these shuttle buses. Secondly, with an increasing population in Sentul, traffic to these LRT and MRT stations could mean a long ride.

The influx of new developments, particularly large-scale integrated projects, would mean that the area would require better public transportation to cope with the heavier traffic volume in Sentul, particularly along the main roads which are already congested during peak hours. The area is congested because there are limited new or alternative routes leading up to Jalan Sentul and Jalan Sentul Pasar.

Nevertheless, properties in Sentul offer potential for future capital appreciation as the area continues to undergo regeneration, supported by improved road and rail infrastructure. Greater vibrancy in Sentul is likely to have a positive impact on property prices and rental growth.
