M-Suite is indeed a much anticipated development in an area with a high demand for homes, hence its comparatively high price and small units. Designed as a serviced apartment on leasehold land with commercial title, M-Suite has a reasonably low density of only 202 units housed within two 23-storey towers. This means each floor has only got about 4 units, which will be sized between 460 sq ft and 960 sq ft.
Buyers will essentially have 11 different layouts to choose from. Type A will be the largest unit at 960 sq ft with 3+1 bedrooms and 2 bathrooms, followed by Type B with 800 sq ft, 3 bedrooms and 2 bathrooms. Type B1 is slightly smaller at 780 sq ft with 2 bedrooms and 1 bathroom. Type C has the most variations in layouts, with sizes that range between 460 sq ft and 580 sq ft. Location
M-Suite is located north of Desa ParkCity in Bandar Menjalara. With its location so close to the famed township of Perdana ParkCity, residents of M-Suite will get to enjoy not only all the benefits of the matured Bandar Menjalara, but also of Desa ParkCity.
Much closer to home are however just as many amenities within walking distance. M-Suite is being built literally within the business hub of Bandar Menjalara. Walking down from home, residents of M-Suite will find that they are surrounded by food options, mainly of the Chinese cuisine, but also a startling variety of choice of other cuisine types.
Also within walking distance of M-Suite is Tesco, the hypermarket of the neighbourhood less than 10 minutes away by foot. Opposite Tesco is a night club and a Chinese restaurant popular for weddings and Sports Direct – a dedicated sports equipment shop.
The above are only some of the choices available to residents of M-Suite. Driving a short distance to Taman Sri Sinar on Saturdays is a small night market, which many of the vendors can be found in the Kepong Baru Night Market also only a short distance away on Sunday nights. It is also within this Kepong Baru Night Market area where a morning wet market can be found daily.
For more of a nightlife or a snippet of green living, residents of M-Suite can also visit Desa ParkCity only 3 kilometres away. Within this township visitors will be able to find may western choices of restaurants within Arkadia and The Waterfront. It is to be noted that this is a dog friendly township, hence it is the norm to find dog owners walking or jogging with their pets within Desa ParkCity in the mornings and evenings.
Residents of M-Suite will enjoy easy access to the Duta-Ulu Kelang Expressway 3 (DUKE3) and New Klang Valley Expressway (NKVE). Travelling through these highways, motorists will be able to get to Damansara Uptown in only 15 minutes under clear traffic conditions, and Petaling Jaya in 20 minutes. The Kuala Lumpur city centre in about 25 minutes.
Analysis
M-Suite is one of the new developments in Bandar Menjalara that offers the lowest launch price as it is also the one that offers some of the smallest built-ups. Its location may however be one of the most premium as it is located within the business hub of Bandar Menjalara.

Summary
The location of M-Suite may be one its biggest selling points, but its location is also one of the factors that poses the biggest concern. On one hand convenience is as easy as taking the lift down, but on the other hand, traffic can prove to be a nightmare during peak hours. Potential buyers are hence advised to visit the site themselves and see if the lifestyle of the area is to their taste.
