With a gross development value (GDV) of RM583 million, Monet Lily itself will comprise 5 parcels of land, which will house 519 units of terrace homes and 360 units of townhouses.
Whilst information on the townhouses are not available, the terrace homes range between 1,400 sq ft and 1,680 sq ft. And in spite of the size differences, all the units will come with 4 bedrooms and 3 bathrooms.

Sunsuria City is a township that was designed to be a transit-oriented development (TOD). As such, its residents will enjoy excellent connectivity to both public transportation and highways. Within a short distance from the township is the access point to Putrajaya-Cyberjaya Expressway, which provides a direct gateway to the Maju Expressway (MEX) and Elite Interchange. Via these highways, the Kuala Lumpur International Airport (KLIA) and KLIA 2 are only 20 minutes away.
And for those who prefer to use public transportation, the ERL Speed Train Transit Hub is only a kilometer away from the township, providing a direct route to both KLIA as well as KL Sentral. With KL Sentral only 25 minutes away, residents of Sunsuria City will then be able to get around Kuala Lumpur by train or bus with ease.
The closest hub of entertainment to Monet Lily @ Sunsuria City would be the Horizon Village Outlet (HVO) which is sized at a massive 40 acres, providing residents with a shopping haven. And one of the development’s biggest touting point would be its proximity to the 150-acre Xiamen University located in the heart of Sunsuria City.

Pros
Sunsuria City made big news when it was first launched, with property buyers looking at the potential capital appreciation of this new township. The expected cause of price appreciation is the Xiamen University, which has a total capacity of 10,000 students. Also, its proximity to the airport was expected to draw buyers who work in the aviation line.
Cons
However, for those who fit into neither category, they will find that they are located rather far from the city proper, and unless one is looking for a retirement home, getting to the city may become rather tiresome over time.
Summary
Overall, it would seem that the majority of the property buyers at Sunsuria City are getting a unit here for investment. This is not good news for either home buyers or property investors, as those buying for their own stay will need to contend with a high turnover rate of different types of residents along with the problems that come with that, and property investors will have stiff competition.
If the property buyer takes out an RM528,000 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase an RM660,000 unit at Monet Lily, the monthly instalment will work out to about RM2,707.
As per experts’ advice that a person’s monthly mortgage repayment should not exceed 30% of their salary, a buyer will need a minimum income of RM9,023 per month to be able to afford a unit at Monet Lily @ Sunsuria City.
