Project Details
Olivina Residences, otherwise known as Residensi Olivina to some is a prestigious project undertaken by the acclaimed developer Naza TTDI. It is located in the currently popular township of Alam Impian.
The project delivers a true definition of low-density living by having only a total of 285 units. At such a low number, one can be sure that privacy and exclusivity is promised. The 15 storeys high-rise development is scheduled to be completed in 2019.
Traversing across a vast land area of 5.81 acres, the project sits on a piece of freehold land bearing residential title. One of the advantages of having a residential title translates to cheaper assessment fees and utility charges compared to a commercial one.
The project will be divided into 3 distinct blocks categorised by Olivina Loft and Grande. Olivina Loft is made up of the 15-storey high-rise units housing 143 units while Grande is the low-rise 8- and 9-storey encompassing 142 units.
The built-ups offered for this project ranges from 850 sq ft to 1,380 sq ft. The developer prices the project from RM517,000 onwards and that translates to about RM550 per sq ft. The smaller units will have 3 bedrooms and 2 bathrooms while the bigger ones sees a floor plan with 4 bedrooms and 4 bathrooms.
Olivina Residences units come with fully furnished packages. All completed units will be ready with kitchen cabinet, oven, hood and hob. Additionally, each unit will have 2 units of air-conditioners for its master bedroom and living hall. Buying furniture and renovation can cost a bomb and headache nowadays. The developer shreds of that piece of worry by conveniently incorporating the necessities for future owners.
One selling point of the project is its 2-storey private clubhouse. It is equipped with state-of-the-art facilities such as a gymnasium, swimming pool, cafeteria and many more. For the facilities, the developer is charging RM0.35 per sq ft for its maintenance fee. That sounds like a reasonable price for having a 2-storey private clubhouse.
The project also comes with a 3-tier security system. Each occupant will be given an access card for gate entry, car park access, lobby entrance and lift access. The beauty of this system is that it prevents any unauthorised person from entering the premises. Even if an intruder breaches the car park, he has no way of accessing the lift to any floor as each access card can only access its designated floor.
In addition, there will be 24-hour CCTV monitoring and a security guard patrol to increase security around the condominium. There is currently no show unit for this project as the developer is still in the process of building it.
Location
Located about 25 kilometres west of Kuala Lumpur City Centre, Shah Alam is the capital city of Selangor. The city was named after the late Sultan Alam Shah, the father of the late Sultan Salahuddin Abdul Aziz Shah. The city comprises a vast land area of 41.68km2 in 1979 and was subsequently upgraded to 293km2 in 1997 through the Gazette Plan 1190. The city is located strategically among neighbouring townships such as Subang Jaya, Petaling Jaya and Klang. In terms of education, the city provides a few of the top-notch institutions in the region. UiTM Shah Alam provides a variety of courses ranging from commerce to engineering and health. Other famous tertiary establishments include names such as UniSel, PTPL College, Politeknik Sultan Salahuddin Abdul Aziz Shah, Management and Science University (MSU), Universiti Industri Selangor, CIAST and ADTEC.
Connectivity to Shah Alam is made possible through a variety of major routes in Klang Valley. If you are travelling from Kuala Lumpur and Petaling Jaya, the NKVE serves as a connecting point. Other highways that serve as connecting points to Shah Alam are such as the Shah Alam Expressway (KESAS), Guthrie Corridor Expressway (GCE), North-South Expressway Central Link (ELITE) and the newest highway Kemuning-Shah Alam Highway (LKSA).
If you have traveled to Shah Alam before, you will be amazed at the number of roundabouts it has. Virtually all major intersections are connected to roundabouts and it is one of the few places in Malaysia which has a traffic light in the middle of roundabouts. On 10th October 2000, the city was granted ‘Bandaraya’ (city) status when its first mayor Dato’ Haji Abu Sujak Haji Mahmud was sworn into office.

Summary
Demand for housing in Shah Alam is on the rise and seeing an upscale projection. For comparison purposes, we have taken Opal Residensi by PKNS located in Seksyen 7, Shah Alam. This is one of the more luxurious projects undertaken by the state developer which can be compared to Olivina Residences.
You will notice that Opal Residensi’s maintenance fee is quite high at RM0.31 even though it does not boast a 2-storey private clubhouse. Apart from that, the battle of freehold versus leasehold still leaves room for decision in purchasers nowadays.
In terms of built-up, Opal Residensi will be more suited to big families with built-ups of up to 2,486 sq ft while Olivina will be a comfortable home for a smaller families.
