One Residences in Sungai Besi is a project of Projects Selective Sdn Bhd, a unit of the Akisama Group. The parent company was founded in 1979 and started with construction and pilling, before venturing into property development, particularly in the Klang Valley, during the 1990s. It is focused mainly on residential and commercial properties. Its completed projects from oldest to newest comprise Sri Haneco Industrial Park, Continental Heights Condominium, Nagamas Villas, Dynasty Garden Condominium, Kuchai Avenue, Kuchai Business Park, Sungai Business Park, Connaught Avenue, 288 Residences, and Parklane OUG.
One Residences consists of 684 units of serviced apartments spread across two 35-storey blocks sited on a 99-year leasehold land, carries a commercial title, and spans 3.35 acres. According to Akisama Group’s official website, 60 percent of the units have been taken up.
Specifically, home buyers can choose from 3 layouts. There are 392 Type A units with built-up areas of 888 sq ft, as well as 2 bedrooms and 2 bathrooms. There are also 276 Type B units measuring 1,250 sq ft with 3 bedrooms and 2+1 bathrooms. Lastly, the 16 Type C units have larger area sof 1,273 sq ft, in addition to having 3 bedrooms and 3+1 bathrooms. The units are priced from RM621,600, which translates to about RM700 per sq ft (psf).

Moreover, the leasehold development spots a full set of facilities. Apart from the round-the-clock security, the project comes with a swimming pool, children’s wading pool and playground, and nursery.
To cater to the convenience of the residents and tenants, the project features a cafeteria, mini market, multi-purpose hall and launderette, in addition to a saloon, BBQ area, guest waiting area, and gymnasium.
Besides the superb location in Sungai Besi at the Federal Territory of Kuala Lumpur, Akisama Group also promised to shoulder the legal fees for the sale and purchase agreement (SPA), and the housing loan. The property owners are also exempt from paying the monthly maintenance fees for the first two years starting from the completion of the project.
In addition, all the serviced apartments will come partially furnished. For instance, shower screens, sanitary ware and water heaters will be installed in the bathrooms, while the living room and bedrooms will have air-conditioning.
As for the kitchen, it will be equipped with hood and hob, built-in cabinets, a washing machine, and a microwave oven. There is also a cool LCD smart visual intercom handset that allows property owners to remotely view their visitors who are waiting at the project’s guardhouse.
Location
Situated within the highly sought-after address of Sungai Besi in the Federal Territory of Kuala Lumpur, One Residences is close to many of the most important places in the capital.
As a matter of fact, it is just a 300m walk to Chan Sow Lin LRT Station, while the Tun Razak Exchange (TRX) and Bandar Malaysia are both within 3km. KL Tower is 4.6km, and KLCC at 5km, whereas the Berjaya Times Square is farther at 5.7km.
The leasehold development is also surrounded by the capital’s top shopping destinations. Viva Home shopping centre is just 0.7km, IKEA and MY Town mall both at 2km, and Sunway Velocity Mall at 2.2km, while Mid Valley Megamall is 9 kilometres away.
Moreover, the project is easily accessible through Jalan Chan Sow Lin and Jalan Sungai Besi. As such, residents can easily travel to Jalan Istana, the Smart Tunnel, Jalan Loke Yew, Jalan Tun Razak, the North-South Expressway, Besraya Expressway, the upgraded Sungai Besi Expressway, the North–South Expressway, New Pantai Expressway, Shah Alam Expressway and Middle Ring Road 2.

These include SJK(T) Jalan San Peng, Sekolah Menengah Tsun Jin, SJK(C) Sam Yoke, SMK (P) Pudu, SK (P) Pudu 1, SJK(T) Kg Pandan, SJK(C) Chung Kwo, SMK Convent Jalan Peel, SK Jalan Peel, SJK(C) Kung Min and SMK Puterijaya.
In case of medical emergencies, the Beverly Wilshire Medical Centre is only a 2km drive away, while Tung Shin Hospital, and Prince Court Medical Centre are 2.25km and 2.7km respectively.
Analysis
As you can see in table below, although home owners in One Residences don’t have to pay maintenance fees for first two years upon completion of the project, the psf price is quite expensive compared to two other projects in the vicinity, namely Midfields 2, and Anyaman Residences.

Another possible issue is the commercial land title, which means higher property taxes and utility bills. Nonetheless, the complete set of condo facilities will surely delight tenants and property owners, who prefer having their amenities and conveniences within easy reach.
Summary
Let’s start with the project’s downsides. First, although it’s located in a good location close to the heart of Kuala Lumpur, it is set within near a light industrial area, so residents will have to face the inconvenience of loud noises and dust.
Apart from the high price, another contention is the project’s odd and non-modern design, with some people claiming that the developer sometimes re-uses the concept of their previously completed projects. But a more serious allegation is that Akisama Group doesn’t stick to the plans/brochures showing green spaces and landscaped areas. Some claimed that if you compare their completed projects to the brochures, you will hardly find any of the landscaped areas shown in their flyers or layout plans.
Another serious allegation is that developer allowed an executive’s relative to occupy the “nursery” in the previously completed project Connaught Avenue, and the alleged relative is said to not contribute to the project’s maintenance fund.
The only saving grace about this project is that it is within walking distance to the Chan Sow Lin LRT Station, and a few minutes’ drive to many of the most important places in the capital, such as TRX, Bandar Malaysia, IKEA, and KLCC. As such, it’s still suitable as an investment property and a family home.
