The former site of the Kajang Hill Golf and Country Club takes on a new lease of life. Known as one of remaining golf parcels in Kajang, the land is currently being transformed into Tropicana Heights. The beauty behind this evolving development is that although the properties will be new, the site comes with it matured greenery that’s as old as the golf club. This means that Tropicana Heights takes on the existing ecosystem. Species that you may find here include the Raintree, Pulai, Khaya, Yellow Flame, and Tembusu, of which some have been relocated and replanted.
The focal point of the entire development is a 16-acre park. This so-called Central Park is sub-divided into several zones. There’s Chill Zone, with a look-out pavilion, lily pond & willow garden, viewing bridge, cascading waterfall, amphitheatre lawn, and fountain. Finally is the concrete-paved jogging track, dotted with resting benches along its path, as well as bicycle stations.

Parkfield Residences
Let’s step outside the facilities sphere and head to Parkfield Residences. Considered a Phase 2 project that follows the lead of Fairfield Residences, Parkfield Residences comprises 2-storey terrace and 3-storey linked semi-detached homes. A total of 427 homes is to lie across this particular plot spanning 47.95 acres.
If you examine closely at the layout illustration above, there is a separate 4.8-acre pocket park within. A multi-purpose court and children’s playground are a couple of the park’s highlights.
Located closest to it are the Type B 3-Storey Linked Semi-Detached Homes. There are altogether 144 units of Type B homes at Parkfield Residences. Each Type B home sits on a lot size measuring 33’ X 70’, and comes with a built-up of 3,079 square feet. There are 5 bedrooms and 5 bathrooms in each home. Even though Tropicana Heights is gated and guarded with parameter fencing and CCTV surveillance, each Type B home will have its own fencing. The fencing material is a combination of mansory brick wall and spot turfing. Each home is also equipped with an alarm system and installed with 3-phase wiring.
THE FLOOR PLAN
The 2-storey terraces, on the other hand, is categorised into intermediate, corner, end, and special units. Internally, these homes exhibit an open-plan layout. This means that open-floor layouts usually make homes feel larger than its actual square footage. In open-plan layouts, doors and walls are usually taken out to create extra space in homes.
Each intermediate home comes with a standard built-up of 2,203 square feet. It has 4 bedrooms and 3 bathrooms. Three bedrooms are located on the first floor while the fourth one is located at the back of the ground floor. There are 2 bathrooms upstairs and another one downstairs.
Although each corner home also has 4 bedrooms and 3 bathrooms, it is offered in a slightly larger built-up of 2,498 square feet. According to the brochure, “the land configuration dimensions, backyard staircase and area vary from unit to unit.”
The fencing for these 2-storey terraces is made from a combination of mansory brick wall and mild steel grille. Part of this fencing also include a gate at the back of each house. As usual, each home comes with it an alarm system and 3-phase wiring.

Location
Out with the old. In with the new. Tropicana Heights is slowly taking shape from what was Kajang Hill Golf & Country Club. The 199 acres development is bounded by several highways. There’s the SILK Highway, Cheras-Kajang Highway, Kajang-Seremban Highway, North-South Highway, and South Klang Valley Expressway.
The surrounding residential districts are Semenyih, Bandar Baru Bangi, Cheras, Putrajaya, Cyberjaya, Serdang, Seri Kembangan, and Bukit Jalil. The nearest educational institutions include Rafflesia International School, Nottingham University, and German Malaysian Institute.
Tropicana Heights is 4 km away from the MRT Line 1 station, 3.5 km from LEKAS Highway, 3 km from Jalan Semenyih, and 2.6 km from SILK Highway. The distance from this development to Kuala Lumpur International Airport (KLIA) is 50km, and between 25 to 40 km to the Kuala Lumpur city centre, Cyberjaya and Putrajaya. The main town of Kajang is 6 km in distance.
In Kajang town itself, there will be 2 MRT Line 1 stations. The first is called Stadium Kajang station and the other Kajang station. One of these stations is located at the KTM Commuter station and will also serve as an interchange station. The third is located at an established township called Saujana Impian. This station is called Sungai Kantan.
It is not unheard of that residents of Kajang have to deal with traffic jams. Kajang is the latest town to be chosen to be introduced to the Selangor Smart Bus Service. The Star Online discovered that “there is only one route for the bus, which is from the Kajang Bus Station at Reko Central to Jalan Besar station in Pekan Kajang.” Among other places which were introduced the same bus ride are Subang Jaya, Klang, and Shah Alam.
While Tropicana Heights is still under development, also being built simultaneously are a future access via direct flyover to Persiaran Bangi. This has been slated to complete by 2017. A second infrastructure improvement is also taking place near the development, which involves a bridge upgrade into 4 lanes connecting to Bandar Teknologi. This is expected to be done in 2017.
Banks which were spotted along Jalan Semenyih are SME Bank, Public Bank, Maybank, and HSBC Bank.
