The posh residential project comes with many facilities that you will usually find in condominiums. For instance, residents can unwind at the sauna cabana, pool deck, infinity pool, wading pool, swimming pool and floating Jacuzzi. Hosting a poolside party is a breeze thanks to the adjacent BBQ area. For sports enthusiast, there’s a gym and fitness corner. Aside from a playground and reading room, there’s multifunction room with a terrace, providing residents with majestic views over the nearby lake.
Another selling point of the project is that each serviced residence offers a modern and spacious design that consolidates the living, dining and kitchen areas. Selected units are equipped with big family rooms with balconies overlooking the lake.
Moreover, the privacy and security of the residents are also assured as there are only 8-10 units per floor, on top of having multi-tier 24hr security with smart card access.
Location
Situated within the heart of Putra Heights, the freehold development’s top selling point is its strategic location. In fact, it will be surrounded by three upcoming LRT stations, with the nearest one being just 500 metres or a short walk away.
Home owners at Putra Residence can also easily travel by car to major suburbs in Klang Valley, with Subang, Klang, Cheras, Puchong, and Damansara being a few minutes away. Puchong and Shah Alam are within a 5km radius, while KLCC, Cyberjaya, Ara Damansara and Petaling Jaya are within 20 kilometres.
The excellent location is attributed to the luxury projects’ proximity to the Federal Highway, Shah Alam Expressway (KESAS), Damansara-Puchong Highway (LDP) and South Klang Valley Expressway (SKVE), New Klang Valley Expressway (NKVE), North–South Expressway Central Link (ELITE). The development is also served by the Putra Heights Interchange and USJ Interchange.
Aside from being surrounded by lots of amenities such as shops, eateries, banks, clinics, gas stations, and offices, Putra Residence at Putra Heights is close to supermarkets, shopping centres, learning institutions and hospitals.
The nearest hypermarket is Giant, while the neighbourhood malls of The Main Place and Da Men are minutes away, likewise for a 7-Eleven outlet and Tesco Extra Subang.
Parents won’t have to search far to find a suitable school for their children as SMK Alam Megah and a Chinese national school are close by, likewise for many other local institutions.
For routine check-ups or medical emergencies, the high-end residential project is near Subang Jaya Medical Centre and many other healthcare providers.
Analysis
To determine whether Putra Residence at Putra Heights is a good acquisition, we compared it with two other nearby residential projects, namely The Grand Subang and The Edge Residence.

As you can see from the table, these three new projects are competitively priced, but the one with the most affordable basic unit is The Grand Subang. But if you want to live on a building with the best view and tallest vantage point, then Putra Residence is your top choice.
Summary
Putra Residence at Putra Heights makes an excellent family home and investment property given its high-end concept and proximity to not just one but three future LRT stations, with the nearest one being just 500 metres or a short walk away. Apart from being built by a leading property developer, the project’s surrounding scenery is also fantastic thanks to the adjacent lake. However, the downside is the expensive price of about RM620 psf. Nonetheless, the cost of the basic unit is reasonable as it’s just nearly RM400,000, but don’t expect the 645 sq ft unit to be large enough for a family.
