And no, the letter ‘V’ in the name is not for ‘Vendetta’, just ‘Vibrant’.

What’s the story behind the liveliness concept you ask? Well you see, the developer claims that having Old Klang Road, a lively community area for an address, will give you vibrant living at its finest thanks to its prime, central location between KL and PJ/Shah Alam/Klang. How well is that claim justified? Guess one needs to actually be a resident there to find out.

As mentioned, Residency V is a high-rise property development consisting of 412 serviced apartment units spread all over a 29-storey block. What’s more, it’s freehold!

There are four types of unit layouts offered namely Type A (one-bedroom one-bathroom unit with one single car park bay given) and Type B (two-bedroom two-bathroom unit with one single car park bay given) at 645 square feet each, Type C (two-bedroom two-bathroom unit with two tandem car park bays given) at 814 square feet, Type D (two-bedroom two-bathroom unit with two tandem car park bays given) at 909 square feet, and Type E (two-bedroom two-bathroom unit with one single car park bay given) at 699 square feet. The car park podiums are located from level one to five of the 29-storey building.

What’s tandem parking you ask? It’s where two (or more) vehicles are parked nose-to-end, lined up behind one another. There’s usually a wall where the first car will be parked (facing that wall) and unless the other car(s) behind it is moved, the first car won’t be able to go anywhere.

In short, there’s a high probability for a Residency V’s resident to face the following scenario:

When it comes to properties, there are furnished, partly furnished, and unfurnished units. For Residency V however, the units come (well, guess one can say) three-quarterly furnished. Buyers will get kitchen cabinets with marble counter top, electrical appliances that include an oven, a fridge, a cooking hood and hob, and an Electrolux brand washer-dryer combo machine, wardrobes and air conditioners installed in the bedrooms, water heater systems for the bathrooms, lighting and fibrous plaster ceiling for living room, dining room, and kitchen area, and Johnson Suisse brand sanitary.

So to start living there, you’ll only need to add some bed sets, a TV set, some sofas, and a dining table set. Pretty convenient right? But of course, all these will cost you starting from around RM800 per square feet.

There will be two floors for facilities namely on level six and on the rooftop respectively. On level six, residents can enjoy themselves in the swimming pool, leisure pool with infinity effect, sleeping Jacuzzis with featured trees, entertainment deck, open air party corner, and sauna. Whilst on the rooftop, there’s the likes of Sky Gym, Sky Yoga Corner, Sky Deck with BBQ Corner, and Children’s Play Area.

Expect a maintenance fee of RM0.30 above per square feet since this project’s land title falls under commercial which basically means more expensive utility bills.

No doubt that Residency V then is meant for own-stay (rather than for rent-out) although mainly for young, small families. With the largest unit standing at 909 square feet, it’s rare that a family of more than four would fit to stay here. The fewer number of occupants would then translate to lower density so don’t let the fact that there are 412 units in total fool you.

The construction progress is going rather smoothly with expected date of completion to be in 2017, thanks to the fact that more than 90% of the units are already sold out since it was launched in 2014.

Location

Old Klang Road: Never a dull moment.

Old is gold. Old, but not that old. Old, but not obsolete.

The first one’s a proverb. The second’s a song lyrics. And the final third is a line from a movie. Despite the differences in context, everyone can agree that new isn’t always better, and Old Klang Road has proven just that with its ability to stand the test of time.

Way back in the 1960s, Old Klang Road was the first major road in Klang Valley to serve the two towns, Sungei Way and Petaling Jaya, and linking Kuala Lumpur and Klang in general. Today, on one end of the stretch is where you can enter Petaling Jaya or Puchong, while the other leads you to pass Mid Valley City (that’s where Mid Valley Megamall and The Gardens Emporium are, in case you didn’t know) before arriving at the city centre of Kuala Lumpur.

Bukit Kiara Properties (developer of VERVE Suites) has even went to the extent of calling the neighbourhood KL South, adding yet another one to the list of “renamed” Klang Valley areas such as Kerinci which is now also called Bangsar South, and Damansara North for Damanasara Damai. We leave it to you to decide which counterpart sounds better.

Here’s a bit more breakdown on Old Klang Road as a whole.

The Good:

Surrounded by established townships with their own amenity offerings like the amusement park, Desa Water Park in Taman Desa, hotels like The Gardens Hotel in Seputeh, and schools like SK Petaling 1 & 2 in Taman Sri Sentosa. Old Klang Road is also well connected with other major highways like the New Pantai Expressway (NPE), the Maju Expressway (MEX), the Shah Alam Expressway (KESAS), and the Federal Highway.

The Bad:

Guess one can say that Old Klang Road is too popular for its own good. Despite most parts of the stretch having three to five lanes on both opposite sides, the traffic jam there is so bad it’s almost nightmarish. As public transport goes, true there are ample buses and cabs serving the area, but what the people there need is an efficient train service like LRT or MRT. A KL Monorail extension is currently proposed from the existing line to pass Old Klang Road all the way to Bandar Sunway and is hoped to ease the horrible congestion along Old Klang Road especially during peak hours.

Residency V is located at the end of Old Klang Road that’s heading towards Puchong and Petaling Jaya, approximately 1.5 kilometres away from where the stretch intersects with NPE, and 1 kilometres away from where it emerges into Jalan Puchong.

Built literally next to Pearl International Hotel, Pearl Point Condominium, and the upcoming Pearl Suria, the immediate woe future occupants of Residency V will face is none other than the narrow road of Jalan Sepadu 5 where the main entrance of this property is positioned. To make matters worse, there’s already a time-beaten row of worn-down flats called Taman United Flat sharing the same road.

One of the residents there when interviewed said that comes night time, the sides of the road are packed with cars parked in haphazard manners. So hopefully once this project finishes, the developer – Kerjaya Prospek Group – can perhaps do something about that. After all, apart from taking care of their own buyers, the developer would have then also done a real service to the surrounding community. Take it as an act of giving back to the people, and a way of thanking them for putting up with all the dusts and loud noises caused by the construction works all this while.

Residency V: Value for money?

Currently developed next to Residency V is Pearl Suria. This project along with VERVE Suites KL South that’s located in the middle of Old Klang Road, and 9 Seputeh in the part of the stretch heading towards KL, are chosen for price comparison with Residency V, so that you as a reader will get a better understanding on the overall worth of Old Klang Road.

From the table, it’s no wonder that Residency V was selling like hot cakes topped with generous Nutella spread. Paying RM100 more per square feet for a freehold tenure status and third-quarter furnishing as compared to Pearl Suria next door is indeed worth it. Although it has a commercial land title, the residents can always apply for a residential status once they have moved in to their respective units. 

 

Kerjaya Prospek Group is living the property game with Residency V.

This developer started in 1995 as a construction company, and has worked with notable property developers like E&O Group, SP Setia, IOI Group, UM Land, and MRCB.

Having gained more than 15 years’ worth of experience as high-end project contractor, they then decided to set-up Kerjaya Prospek Property Development Division in 2010, with their first maiden project being 222 Residency followed by 288 Residency, both which were impressively well-received.

So far, this developer seems to be getting positive feedbacks from the people. Like any other developers, sure there are cases of defects with the finished products (questionable handiwork, piping and electrical-wiring problems etc.) but as long as they step-up to rectify the hitches, and moving-on having learned from their past mistakes, then the developer deserves all the praises coming their way.

Residency V: The vibrant conclusion.

When it comes to property, one’s cup of tea may be someone else’s spoilt milk. Take the location of Residency V in Old Klang Road for example. Sure it’s always jam-packed, but one may argue that traffic is good since that means that the place is alive with good Feng Shui, as opposed to a remote area having an air of a dead cowboy town.

Some may want extravagant facilities while others prefer the standard ones, so Residency V’s offer of medium category facilities is a wise move. Price-wise, this property is a bit on the high side, but has a huge potential as a worthy investment once lands in Klang Valley become scarce and connectivity everywhere turns excellent.

So if you’re looking for a place to start a family, Residency V may just be one of the best bets out there.
