Pros
The best thing about the subject property is that it’s the nearest development to an MRT 2 station among other recently unveiled projects in Kuchai Lama. As a matter of fact, it’s just 30 metres to the highly-anticipated Kuchai Lama MRT Station.
Another good thing is that it’s reasonably affordable compared to other residential projects in the vicinity, such as The Riyang and The Address. Finally, there’s also the fact that Kuchai Lama is a matured township with plenty of existing amenities that will enable future homeowners to have the ease of carrying out their day-to-day activities.
Cons
A downside about Residensi Far East @ Kuchai Lama is that its developer is a fledgling company with no track record of already completed projects (or even any other ongoing developments) which we can evaluate. So whether the quality of this particular project is guaranteed or otherwise remains to be seen.
But the biggest complaint about the project and the upcoming MRT 2 station is that they’re near the factory of Ajinomoto Malaysia, which allegedly dumps garbage or sewage in a pond in the area that frequently emits a foul smell similar to farts.
Summary
Despite the nasty smell issue plaguing the vicinity of the development, we think the authorities will act on this, especially once the Kuchai Lama MRT 2 Station starts its operations. We don’t believe that the government will turn a deaf ear if many commuters start complaining about the foul smell (especially if it’s heavily used by tourists as well). Given the likely government action on the nauseating smells, we are confident that Residensi Far East @ Kuchai Lama will become a good place to start a family or buy an investment property due to its great proximity to public transport.
Assuming you take out a RM367,200 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase a RM459,000 unit in Residensi Far East @ Kuchai Lama, your monthly debt instalments would work out to RM1,882. Following experts’ advice that your monthly expenses on housing should not exceed 30% of your salary, you need an income of at least RM6,273 per month to be able to afford a unit in this leasehold project.
