Nonetheless, UEM has been quite generous with their offerings by giving away 5 units of air conditioners and a complete set of built in kitchen cabinets with hob and hood. Additionally, the floor finishes are pretty decent as well with engineered timber floorings and other quality tiles selectively installed.

Overall, Sefina’s layout is limited to only 3 designs- Type A, B and C. Each unit comes with a balcony and a utility room and they are located either at the end or at the corner of a floor. Type A is the smallest unit with a built up area of 1,333 sf and comes with 3 bedrooms and 2 bathrooms. This is similar to Type B, but the latter offers more space with its built up area of 1,548 sf. Unlike those two, Type C provides an additional bathroom and has the largest size with a total built up area of 1,771 sf.

Gaining access to Mont Kiara is fairly easy with well-established highways and roads such NKVE, DUKE, LDP, SPRINT and Jalan Tunku Abdul Halim (previously known as Jalan Duta).

So, for those who are staying around Petaling Jaya or Damansara area, you may take the E11, Lebuhraya Damansara Puchong (LDP) – E23, Sprint Highway to get to Mont Kiara without paying any tolls.

However, if you are within the Mutiara Damansara or Damansara Perdana area, you may consider using the Penchala Link – Sprint Highway route to shorten you journey to just 10- 15 minutes. There’s a toll that you need to pass though, but the upside is that you get to avoid the massive jam along LDP.

Alternatively, if you are driving from Kuala Lumpur, there are several paths for you to choose from; the Kerinchi link – Sprint Highway, Jalan Duta- Jalan Damansara route and Federal route 1- Jalan Dutamas. Depending from which part of the city centre you are coming from, they are your fastest route to get to Mont Kiara.

Along the way to Sefina, you will have the chance to bump into Sri Hartamas as well. There, you will find a wonderful mix of mamaks, fast food outlets and fine dining restaurants that would satisfy your various cravings. Besides, Hartamas is also well known for its ‘happening’ nightlife, with numerous bars and clubs located around the square.

And together with several prestigious international schools around the neighbourhood such as Garden International School and Mont Kiara International School, you are bound to meet and greet some friendly and sophisticated expatriates as well. That being said, Mont Kiara is truly a modern lifestyle living hub that caters to both locals and foreigners alike.

Once you’ve finally arrived at Sefina’s doorstep, there are some issues that would require your careful consideration though. For one, it is located deep within Jalan Kiara 3, which is very close to the Segambut Dalam villages. The existing road there is extremely narrow and getting in and out of the residency will be quite troublesome. Not to mention, the massive congestion along the way is also infuriating, especially if you are in a rush. And if that’s not bad enough, you will also have to endure the dreaded sight of squatters and wildlands just opposite of Sefina’s construction site.

In this regard, Sefina scores poorly in terms of its view and ease of access. Nevertheless, the Segambut Dalam area is undergoing a massive redevelopment and there is a new road, Jalan Kiara 4, being proposed that will bypass the horrendous looking villages in the future.

UEM is a brand name that carries a pretty significant weight. With an average psf of around RM800, not many will be able to afford this luxurious babe. However, the demand for Sefina was superb and most of the units have already been sold. So, those who are looking for a rare opportunity to stay in one of KL’s most exclusive places would really need to hurry up as there are very limited units left.

Located at the highly sought after residential neighbourhood of Mont Kiara and in close proximity to various amenities and facilities such as shopping complexes, entertainment outlets and education centres, UEM’s Sefina is truly a rare gem that would justify its premium price tag. With numerous expatriates staying around the area as well, you can expect to live in a vibrant and multicultural township. Despite the optimism, there are also several concerns you should take note of such as its poor positioning within the Jalan Kiara 3 where it faces a bottlenecked road that is always congested. Also, you would have to bear with the ugly sight of Kampung Segambut Dalam just opposite of its entrance. Nevertheless, if you can look past all of its present negativities, there will be a massive upgrade of the surrounding area in the near future.

If you don’t mind the hefty price tag of RM800 psf and being in the border of Mont Kiara and the Segambut Dalam villages, then Residensi Sefina would be a good choice for you, whether for your own stay or as an investment.
