The township spans 535 acres of leasehold land and is located about 3.8km away from the LDP Puchong Selatan Toll.

As seen on the map, on the side of the highway where 16 Sierra is, Cyberjaya and Putrajaya are below and to its right. Specifically, 16 Sierra is 8km away from IOI Resort City Mall, Putrajaya and 11km away from the Government Administrative Centre (Pusat Pentadbiran Kerajaan) in Putrajaya, (22.2km if you’re going to Putrajaya through Cyberjaya of course).

SIERRA 6 comprises 217 two and three-storey IOI Signature Superlink homes measuring 27’ by 73’ with generous built-ups from 2,683sq ft to 3,526sq ft and beyond in the Sierra 6 precinct of 16 Sierra.

The unusualness of SIERRA 6 starts with its name. Only SIERRA 6 has been named after its own precinct. Naturally, SIERRA 6 is in the Sierra 6 precinct.

This precinct or enclave is on one of the primest spots in 16 Sierra because it is closest to the 7.2-acre Central Park. Of course, like all the other enclaves, SIERRA 6 has its own private garden, and it so happens to be one of the nicest and neatest gardens too. This is SIERRA 6 3-Storey units. Look at how funky they look. Really eye-catchingly avant-garde. As you can see, the optical illusion of a Semi-D is created through the separation of the roof and the top floors but joined on the first and ground floor

So in effect, these are Link or Terrace houses. You can also see that the corner unit in this picture is wider and larger. That would be a Type C with a 39ft wide frontage with a built-up of 5000-over sq ft. It’s as large as a bungalow. Also note that there are no obstructive pillars at the front porch. This will allow you to park as many cars as you can squeeze in. And remember, these are strata homes, meaning you cannot extend anything or change the façade in any way. But why would you want to change anything? They look great as they are! A home you can be proud of.

SIERRA 6 is the name given to 217 two and three-storey superlink houses in the precinct of Sierra 6. Two phases were planned. Phase 1, due for completion this year, are the 3-storey lots with 113 units and Phase 2, due to be completed in 2018, are the 2-storey lots with 104 units. This is a low density enclave with personal space between neighbours further enhanced by the Semi-D treatment to the design, the Linear Garden and the wide inner roads and bicycle tracks. Sierra Zentro would be the first thing you’d see of 16 Sierra if you were driving along the SKVE anywhere near the Plaza Toll Ayer Hitam East-Bound.  Sierra Zentro is the commercial component of the 16 Sierra township and comprises very eye-catching 3 and 4 storey shop offices perfect for banks, supermarkets and such to serve the needs of the growing township and its surrounding neighbourhoods. Sierra Zentro (phase 1) was launched in 2013. Today, the project is putting in its finishing touches, ready to serve an emergent community.

Indeed, 16 Sierra the township, launched in 2010, is fast becoming a household name now that it is in its 6th year of development, and having completed or is in the midst of completing 8 of its developmental phases. (There are 16 lined up, hence the name 16 Sierra).

Many of the earlier residential phases such as 251-unit Linkhouses ADENIA and ARECA, 441-unit Townhouses ODORA and 228-unit 2-Storey Terraces LYDEN in Sierra 8, Sierra 1 and Sierra 2 (respectively) are already filled up, lived in and thriving. (note: Sierra 8, Sierra 1 and Sierra 2 refer to the precincts as can be seen in the Masterplan below.)

Well Connected

16 Sierra, located on “high-ish” ground about 90m above sea level, can be prominently seen  and accessed through 3 existing highways ─ SKVE, LDP, MEX and MAJU, and a fourth upcoming one SKIP, as well as through a few trunk roads from the Bukit Jalil Highway.

Getting There

If coming from the Bukit Jalil Highway, one can use the inner roads through Kinrara to join to Persiaran Puncak Jalil. Or you could turn in to Taman Puncak Jalil itself from the said highway which then cuts through to 16 Sierra via Persiaran Puncak Jalil (the same straight, traffic-less, residential road if you had turned in from Kinrara), then to Persiaran Puncak Jalil 1, then to Persiaran Lestari Perdana, pass Giant Hypermart/The Atmosphere and Sfera and then straight across the bridge that goes over the LDP then on to Persiaran Alpinia where you will see the wall sign that announces your arrival at 16 Sierra.

Or you could use the SKVE itself if you are coming from Putrajaya, Semenyih, Kajang, KL and Cheras. The SKVE is the most direct access to use. Or if you are coming from Puchong, PJ, Sunway and Klang, you could use the LDP and make a turn back at the Diamond Interchange.

Connnection by Rail: MRT and HSR

16 Sierra is not only connected by roads but also by rail. The Sungai Buloh-Serdang-Putrajaya (SSP line) will have Station 31 (S31) at Equine Park, S33 at 16 Sierra, S35 at Cyberjaya City Centre and S36 at Putrajaya Sentral to interchange with KLIA Transit.

And speaking of the KLIA Transit, there is exciting news for frequent travelers as in the pipeline, is the RM43b High Speed Rail KL-SG line (HSR) that will cut KL to Singapore travelling time to a mere 90 minutes. This project will commence in 2017.

The railway will be about 375 km and the travel time will be 90 minutes. The construction cost will be MYR 43 billion. The project will request the construction of a brand-new line with dedicated tracks, which will allow trains to travel at least 270 km/h. YTL and SPAD will co-ordinate the project for the essential construction within the Malaysia corridor, whereas LTA will be in charge for Singapore corridor.

Malaysia’s Land Public Transport Commission chairman, Syed Hamid Albar announced the planned stops for the HSR on 22 October 2014.  The stations are in:

Bandar Malaysia KL, Putrajaya, Seremban, Ayer Keroh, Muar, Batu Pahat, Kempas Baru and Iskandar Puteri (formerly known as Nusajaya).

The Putrajaya Sentral station is 9.1km or just 10 minutes away from 16 Sierra.

Amenities All Within Reach

16 Sierra is 2.5km or 5 to 10 minutes to Giant Hypermart, The Atmosphere and Pasar Borong Selangor, 4.3km or 9 minutes to Taman Ekuin’s AEON Jusco, and 8.9km or 9 minutes to the super-regional IOI City Mall in IOI Resort City, Putrajaya (via the breezy, mostly traffic-free SKVE).

The township is 13km or 13 minutes to the Government Administrative Centre in Putrajaya and over at the other end, also 13km or 15 minutes (via the LDP) to the famous IOI Mall in Bandar Puchong Jaya, Puchong.

And when it comes to the City Centre of Kuala Lumpur City Centre: 26km, KLIA: 34km and Hospital Serdang: 7km.

Education

In terms of education, it is close to tertiary institutions such as LimKokWing University, MMU, UPM and Uniten and Alice Smith International School (in Taman Ekuin) as well as Rafflesia International and Private School within 16 Sierra itself. Summary

As you can see, SIERRA 6 is made to be a house-proud homeowner’s gem. The home ─ whichever Type you choose ─ has been made for staying in and more importantly, to be appreciated for all its artistic nuances and elegance. Buying a home is not just about how much floor space you’ll be getting for your money but an investment that involves the emotional and intangible like style, and in the case of SIERRA 6, freshness and out-of-the-box innovation and how that might all work out for you. Of course, these homes cost a little more than say, a conventional terrace with the same built-up but these will be sans the panache that SIERRA 6 possesses. There’s a premium to be paid for panache. Puchong South ─ Before, Now and After

These days, every astute property investor is bullish about Puchong South because they know that’s where growth is at.

Puchong South is actually a relatively new tag for the vast 50-odd sq km tract spanning the entire southern portion of Puchong from the south end of the Ayer Hitam Forest Reserve, to the border of the ELITE Highway, right up to the perimeters of Cyberjaya and Putrajaya and just across the boundaries of Seri Kembangan.

Before it was rebranded though, there was no Puchong South. Actually there was no name for the area that was vaguely referred to as the jungle, estate and ex-mining land fringed by little shanty towns and languid villages in “that section of Serdang”. In fact, over at the Sri Kembangan side of things, a huge swathe of land called the Ayer Hitam Landfill Site (where many upscale new developments now surround) was the open dumping ground for more than 3,000 tonnes of the Klang Valley’s daily waste and refuse. That was what the area was all about in those days. The stench that permeated the air 24/7 for miles around gravely impacted the rise of real estate there for a long time.

But all that, of course, is now in the past…recent past, that is.

The entire dump site is today a Landfills Park for jogging, walking and exercise. The oxidation ponds are still there, as you can see in the picture below. Entry to the park is free, of course.

Covering up the dump site is not the only reason why Puchong South is doing so well these days although the move did contribute to the area’s recovery from a fetid past.

Puchong South has become a hot spot for development because of many factors. For one, the real Puchong ─ the one called Pusat Bandar Puchong inside throbbing Bandar Puchong Jaya and Bandar Puteri Puchong ─ is now too developed, too packed and too expensive to bargain for affordability, whereas Puchong South, still pristine in many ways and just “waking up”, has room to manoeuvre, including room to build townships of luxurious landed properties within idyllic botanical settings that pitch a lifestyle replete with contemporary comforts as demanded by the rising affluence of the growing population there.

That’s the draw of Puchong South.

Besides, its PSF prices are amenable and certainly a lot less than the older properties in advanced areas like Puchong Central (subsale Semi-D at RM571psf in Bandar Puteri) or even Kinrara (subsale Semi-D at RM583psf in BK6).

And, Puchong South is heavily connected ─ not just by the road and highway infrastructure but also by MRTs (as shown above in the Location section) to access a selection of nearby shopping malls, entertainment, recreation and food and beverage options, as well as educational institutions at all levels and types.

In The Final Analysis

So given all these things going for 16 Sierra ─ its excellent location, its potential to “ong”, its environment-friendly, garden-inspired concept, its stylish architecture, its quality materials and finishings, its family centric-ness, its developer’s good standing in the industry…the question you’ll have to ask yourself is: Will the township boom and will the home you put your faith and money into today give you the returns you seek tomorrow?
