Location

Sierra Zentro 1 benefits from having a captive market given that it’s the only commercial component of the 16 Sierra township, and it’s the sole commercial hub in the immediate vicinity. Apart from being near Equine Park, it strategically faces the busy South Klang Valley Expressway (SKVE) and is just in front of the Rafflesia International and Private Schools.

Residents of the township – which mostly contains landed housing (i.e. the residents are generally affluent) – are expected to patronize the shops there as it’s just a short stroll from the homes. In comparison, travelling to the popular IOI City Mall takes about 10 minutes by car, while going to Kuala Lumpur City Centre (KLCC) is slightly further at about 40 minutes.

Nonetheless, travelling to the heart of the capital will become easier after the completion of MRT 2 by 2022, as the 16 Sierra township will have its own MRT station along the Sungai Buloh-Serdang-Putrajaya Line (SSP Line).

Apart from being a short drive to Serdang Hospital, Sierra Zentro 1 is also within proximity to many learning institutions. For example, the Alice Smith School, SJK(C) Bukit Serdang and SJK(C) Han Ming are all within an 8km radius of the project.

As for tertiary learning institutions Universiti Putra Malaysia (UPM) is a 9-minute drive (8.3km). LimKokWing University of Creative Technology is 12 minutes by car (8.4km), Universiti Tenaga Nasional (UNITEN) is 14 minutes (12.4km), while the Multimedia University (MMU) is farther at 17 minutes (12.7km).

Apart from fronting SKVE that provides direct access to Putrajaya and Cyberjaya, travelling from the commercial project to KLCC and Kuala Lumpur International Airport (KLIA) is also a piece of cake as residents can easily traverse the Maju Expressway (MEX) via an interchange at Seri Kembangan. As Sierra Zentro 1 is the only commercial project within the immediate vicinity of the 16 Sierra township, we have nothing similar to compare it with, as all other subprojects in the town are residential, such as semi-detached homes, bungalows, condominiums and serviced apartments.

Given that it’s a pioneer commercial project in the area, your competitors are other shop offices in Sierra Zentro 1, given that there are 99 units in all. But it still depends on what kind of business you  or your tenant wishes to operate.
