The Excellent Location of Silk Residence

But for Cheras Hong Soon, just its location in the bustling city of Cheras itself is a win factor. It is strategically located in the heart of Cheras, off the busy road of the Kajang Dispersal Link Expressway (SILK).

Of the nearby hypermarkets and supermarkets in the area within a stone’s throw of the development are Jaya Jusco Cheras Selatan and Econsave. The latter is indeed a very affordable grocery shopping place and is only mere minutes of home, while the former offers some of the more exclusive imported perishables.

Medical attention is literally down the road from Silk Residence, in form of the Columbia Asia Cheras Hospital. It is the go-to prime hospital in the area, and is located just opposite of the Econsave hypermarket.

It is in this commercial hub where many other amenities can be found in all its forms. There are a number of popular cafés in the area which double as great hangout places. There is the Alif Bistro restaurant, Black Tower Café and Pacific Coffee café.

For a variety of Asian cuisine there is also the Taiwanese Hot Pot which is naturally popular for its Taiwanese cuisine. Located in the next row is the Xing Hotpot & BBQ @ Xing Cha which the younger crowd absolutely adore. For family dinners, there is the Dynasty Dragon Seafood Restaurant.

Analysis

The take of the property at Silk Residence – it is a definite buy project. As one of the latest projects of 2015 to hit Cheras, it is competitively price at an average of RM850 psf. Some of the closest neighbouring projects of similar capacity are the newly completed Centerstage located just down the street, at the almost completed Avenue D’Vogue project just behind Silk Residence.

Centrestage was priced at approximately RM922 psf as of October 2015, while Avenue D’Vogue was at about RM992 psf. While of the same capacity, Silk Residence which is being championed by two leading developers is priced at a comparatively reasonable average price of RM840 psf.

It is expected that prices of Silk Residence will continuously rise in the coming years due to its location. This assumption is based on the fact that the price of a semi-detached home in this area was approximately RM180,000 thirty years ago, but has increased to approximately RM2.4 million in just 30 years as of 2015.
