Affordable family homes close to the city centre are the rare gems of the 20th century, and a true gem is being created in the form of Silk Residence in Cheras South. It is a gorgeous freehold serviced apartment in the making from the experienced developer of Cheras Hong Soon.

Cheras Hong Soon may not be a popular name in the Klang Valley but it is certainly a very famous name in the township of Cheras. This developer as their name suggests focuses mainly in Cheras, with some of their past projects including several landed property developments such as Taman Megah Cheras, Taman Asa Jaya and Taman Sinar Mahkota. They also have other high rises in the form of Vista Mahkota and Mahkota Residence.

Residents of Silk Residence enjoy both southwest and northeast views of landed properties and light industrial areas of Cheras. Views of Jalan Kemajuan will however be more certain over the years, as only landed residential properties lie in that direction.

Of the nearby hypermarkets and supermarkets in the area within a stone’s throw of the development are Jaya Jusco Cheras Selatan and Econsave. The latter is indeed a very affordable grocery shopping place and is only mere minutes of home, while the former offers some of the more exclusive imported perishables.

Medical attention is literally down the road from Silk Residence, in form of the Columbia Asia Cheras Hospital. It is the go-to prime hospital in the area, and is located just opposite of the Econsave hypermarket.

It is in this commercial hub where many other amenities can be found in all its forms. There are a number of popular cafés in the area which double as great hangout places. There is the Alif Bistro restaurant, Black Tower Café and Pacific Coffee café.

For a variety of Asian cuisine there is also the Taiwanese Hot Pot which is naturally popular for its Taiwanese cuisine. Located in the next row is the Xing Hotpot & BBQ @ Xing Cha which the younger crowd absolutely adore. For family dinners, there is the Dynasty Dragon Seafood Restaurant.

Adding on variety to the mix is the number of financial institutions in the area. Situated opposite of Jaya Jusco is the Maybank of Cheras Selatan, while a few streets away close to the Chinese cuisine area is a CIMB Bank. Also in the area neighbouring the Dynasty Dragon Seafood restaurant is Loud Speaker – a karaoke centre.

Being a popular area, among some of the other very highly celebrated developments located in the vicinity of Silk Residence is Symphony Tower which is also located just off the SILK Highway. Another rather popular development in the area is also the serviced apartment of Silk Sky.

Education centres are also in no short supply close to Silk Residence. For starters, there are many kindergartens in the area, as well as primary schools and secondary schools within a 5-kilometre radius. Just a few streets away is the IIUM Montessori of Bandar Tun Hussein Onn, and down the highway is the Chinese medium school SJK Cina Balakong.

With all the conveniences that Silk Residence comes with, it is then only natural that it will be balanced out with some minor issues. In this case, the only issue would be the bad traffic conditions during peak hours due to the high density of people in the area. The traffic around Silk Residence usually peaks at between 8am and 9am during the weekdays.

The take of the property at Silk Residence – it is a definite buy project. As one of the latest projects of 2015 to hit Cheras, it is competitively price at an average of RM850 psf. Some of the closest neighbouring projects of similar capacity are the newly completed Centerstage located just down the street, at the almost completed Avenue D’Vogue project just behind Silk Residence.

Centrestage was priced at approximately RM922 psf as of October 2015, while Avenue D’Vogue was at about RM992 psf. While of the same capacity, Silk Residence which is being championed by two leading developers is priced at a comparatively reasonable average price of RM840 psf.

It is expected that prices of Silk Residence will continuously rise in the coming years due to its location. This assumption is based on the fact that the price of a semi-detached home in this area was approximately RM180,000 thirty years ago, but has increased to approximately RM2.4 million in just 30 years as of 2015.

With much research and a visit to the site, it is concluded that Silk Residence is a well deserved buy which will quite possibly suit families more as opposed to bachelors and investors. It is mentioned that the majority of the buyers of Silk Residence are white collars and high income earners looking for either a good investment or an ideal home centrally located to the Kuala Lumpur city within a peaceful location.
