THERE are several condominium projects coming up in Penang, but “Skyridge Garden” at the Leburaya Halia off Fettes Park presents an interesting proposition. For one, it is located in a rather strategic location, minutes away from tasty street food, social amenities and healthcare centres. Fettes Park has been traditionally one of the super addresses to have on the island as the hilly location offers convenience in terms of commuting.
So, it is a choice location and it is naturally marketed as one by the developer – OHM Group, a locally incorporated builder with an extensive range of experience. It is branded as a premium condominium with the peaks and amenities to go along with it. There is also the sense of a resort style living right off Fettes Park, a neighbourhood known as the early blue collar settlement of Penang.
OHM Group has been in the game for the last 20 – years, but it chose to keep a low profile, thus it is not well known outside of Penang. And it is the first time that the company will be preserving a heritage building within the project’s confines. It will then be converted into a clubhouse.
THE OHM Group is largely a Penang – based developer, which began as a supplier of building materials. For the last 33 – years, it has achieved a track record with the completion of several projects. It is all coordinated from its corporate headquarters in Perak Road. The group has also ventured into manufacturing by producing high quality bricks and a light weight building system through its production arm.
The system can apparently offer rapid building and architecture designs. But their core business remains in the field of construction and development. It has expertise in building most forms of housing from townhouses to apartments, landed bungalows and condominiums. And the group has also an impressive land bank reserve, which it can easily tap in the future.

Bungalow Being Preserved
Construction work has begun in earnest as during the recent festive holidays, workers can be seen conducting piling and earthworks at the project site. There is the question of density but based on the initial information provided, there is an impressive array of supporting facilities and amenities.
There are plans to erect some 30 forms of facilities and amenities with 83,000 sq. ft devoted for it.

The highlight should be the impressive lobby as it creates an ambiance of luxury.
There are just two high rise towers for the project. Top security is also promised here with access cards issued to visitors as well as the installation of several CCTVs within the site.
The introductory video looks impressive and the developer has their work cut out to fulfill the expectations of their buyers. Given that the OHM Group is an established property player with over 20 years of reputation, it is expected to deliver the project. The onus is to meet what was promised inside the enticing video.
There is a lap of luxury offered as there are three bedrooms with three attached bathrooms for the basic unit of 1,450 sq. ft. The penthouses which goes up to 2,335 sq. ft offers four bedrooms and four attached bathrooms with an additional room for a live – in maid.
AN extra value feature which builders tend to forget but the hiring of maids have become a must for families with high income. And in keeping up with the expectations, the developer has promised luscious landscaping and an infinity pool which stretches through the main lobby area.
One drawback is the noticeable lack of furnishing inside the units although it looks spacious. While, there is also a lack of urgency in preparing for a showroom unit although online, it is said to be offering private previews to keen buyers. Without the hindsight of a showroom, prospecting clientele will not have a full impression of the rooms and living area. And there is no mention of internet connectivity nor satellite television points in its pamphlets.
For those who are interested to know more about the floor plans, there are simply two types of units available in the Skyridge Garden concept. Type 1A consist of deluxe units and Type 1B is made up of penthouse units.
Logically majority of the 455 units should consists of the deluxe units that offer three bedrooms with three attached bathrooms. Each unit has parking space for two vehicles.
The penthouse unit opens up to the living room while the bedrooms are located on the left side. Further on the right side, are the kitchen areas divided into the wet and dry kitchens.
The deluxe one opens up to the living and dining area when one enters the unit. All units also have their own gardening area to create a sense of greenery inside.
THERE are two main routes into the proposed SKyridge Garden upscale condominiums. The conventional way is through George Town where there are several trunk routes into the area. One can either choose the Mount Erskine route connected through Burmah Road or the Tanjong Tokong Road connected from Kelawei Road. The landmark through Burmah Road is the Adventist Hospital’s main entrance which is located along Burmah Road. Then, just go straight until a main traffic light intersection.
Over there, drive straight into the Mount Erskine route where on the left side is a sprawling burial ground for the Chinese community in Penang. Drive for about 15 minutes and one would encounter another main traffic light interaction. Turn left into Lebuhraya Halia and follow the road. Skyridge Garden is located at the left side and it is fronted by a heritage bungalow. There will be signage along the way as a guide.

Another is through Kelawei Road where a landmark on the right, is the Gurney Plaza shopping mall. Upon reaching a main traffic lights interaction, proceed straight into the Tanjong Tokong Road. Drive for another 15 – minutes and one must pass the first and second traffic lights crossings. On the second traffic light, make a left turn towards the Fettes Park Road and proceed straight. Upon reaching another traffic light junction, head on straight onto Lebuhraya Halia. And the Skyridge Garden is located at the left, fronted by a heritage bungalow.
The lesser used route is through the Balik Pulau route where one must pass Teluk Bahang, Batu Ferringhi, Tanjung Bungah and Tanjong Tokong before reaching Fettes Park. The project is inside a strategic location as Penang’s popular hawker fare are all within walking distance – some 800 metres. One can also walk to the commercial and retail centre in Fettes Park. There are rows of shops, offering furniture to the convenient outlets such as 7 – Eleven. There are also a host of medical and dental clinics in the area – all within walking distance. Reputable bistro restaurants are also there.
As for public transport, there is the public bus service provider Rapid Penang Bus Number 103 and 104 which daily plies the route beginning 7am until 11pm. There are also ample call cab services in the area. The nearest hospital is the Adventist Hospital, which is located 5km away or a 15 – minute drive. The Batu Ferringhi tourism belt where the beaches and tourism products are situated, is 15 – minutes away. Another 6km takes one to the main banking and commercial part of Penang – George Town. It is also about 30 – minutes to the Penang Bridge and an addition 10 – minutes more to the second one – the Sultan Abdul Halim Muadzam Shah Bridge. The Penang International Airport in Bayan Lepas, is about the same travelling time of 30 – minutes. The nearest school is also about a 30 – minutes’ drive towards Tanjung Bungah where there are a secondary and primary school. The Tenby International School as well as the Tunku Abdul Rahman College is also about the same distance. It is also near the Straits Quay – the state’s latest coastal shopping experience and the Gurney Plaza, reputably one of the top shopping attractions. The travelling time should not exceed 60 minutes on an average day either way but there is a downslide.
Staying in a prime location meant dealing with traffic congestion during rush hours, and here, expect congestion to build up during peak hours such as before 9am and after 5pm. Commuting during office hours should be easier as the traffic flow would have eased by then.
Also, the Skyridge Garden residents are surrounded by two other high rise living projects which were completed earlier – the Latitude and Peak Residences.

And there is only one access road put of the neighbourhood so it can get congested if the residents disembark out at the same time.
RIGHT in front of the project, are two notable similar high rise living concepts in the area. They are the Peak Residences and the Latitude, Both were completed in the last three years.
For the Skyridge Garden, the indicative asking price is a competitive RM491 per sq. ft. All three projects offer almost the similar facilities and built up area, but the primary difference is Skyridge Garden is the newest.
Already, there is market talk that it has the potential to block the towering view of the Latitude or Peak Residences. Both the Latitude and Peak Residences were undertaken by the Ivory Group, a prime developer here. And units in the two projects are believed to be peddled at between RM500, 000 to RM800, 000. While rental for the two projects are going at between RM1,000 to RM2,000.
So for price comparison, the rates quoted are realistic and about the same in a competitive market, which is now undergoing a slowdown due to the rising living costs and a declining ringgit currency.
The catch here is that the Skyridge Garden is a latecomer to the property scene at Lebuhraya Halia.
It has the benefit of marketing itself better compared to the Latitude and the Peak Residences.
WHENEVER one is in the market for property, there is always the clarion call to seek strategic locations. There is no denying that the Skyridge Garden sits in an accessible area and it is well connected. And the neighbourhood is relatively quiet as it is off the main road of Tanjong Tokong and Fettes Park.
What struck most analysts in Penang, is the offering of RM491 per sq. ft, which is quite reasonable when one looks at the Penang market. Although, there is now a slowdown, the market in Penang continues to be rather brisk, simply because there is limited land on the island.
And the island state continues to enjoy relatively strong economic growth due to the resilience shown by its manufacturing and services’ sectors. So, after mulling about it, there is the tendency to support the principle that now is the time to purchase properties.
Waiting too long is never advisable in a market like Penang where the demand continues to be strong.
WITH an array of some 30 facilities and amenities to support it, Skyridge Garden is looking up to be one property which can be snapped up. Already, its marketing office have indicated that the inquiries and initial bookings have been encouraging despite a sense of a slowdown in the market.
It is suitable for families as the facilities allow one to immerse oneself in a resort sense of living. The wide array of facilities also meant that one need not head out to exercise. There are more than enough facilities to accommodate the desire for a workout. And after sweating it out, there is the long infinity pool to soak in. It is definitely worth a second look.
