Project Details

Phase 1 development includes TTDI Sentralis, phase 2, which is the HomePro furniture mall, hotel, serviced apartment and offices, and phase 3 is yet to be confirmed. What has been hinted at this point in writing is the expansion of the Giant hypermarket.

This masterplan, according to Aliff, a manager from Naza TTDI, “This wider-in-scale masterplan is expected to be developed over the next 10 years” and hopefully running like a well-oiled machine thereafter! In a sentence, what the developer have in planning is that TTDI Gateway will be the future home of homes, offices, and a retail centre.

Just to prove that the developer is committed to see this plan come to fruition, Naza TTDI Sdn Bhd has reportedly signed a 32-year land lease agreement with Home Product Centre (Malaysia) Sdn Bhd, or HomePro. The agreement marks what is to be the first step of setting up a standalone HomePro facility in the Section 13 vicinity! As many people would wonder, what’s the difference between Thailand’s HomePro and IKEA from Sweden? According to sales and marketing executive Sandra, HomePro is a furniture mall that focusses more on the interior design aspects of home decorating. She continues to state that once this mall is up, “it will be bigger than the current HomePro at IOI City Mall, IOI Resort City in Putrajaya.”

Location

Shah Alam was once perceived as an untouchable, faraway place. But due to a surge in population, huge demand for properties in the Klang Valley, and major overhaul in highway infrastructure and connectivity, Shah Alam is closer than ever. I was surprised that I was able to reach the Bukit Jelutong toll from Bandar Utama toll in Petaling Jaya using the North Klang Valley Expressway (NKVE) in 10 minutes flat! However, for those of you who are not used to ‘Waze’ your way around should beware when you head back home as the road signs in the area are not very user-friendly!

Nestled only 20 kilometres west of Kuala Lumpur and sandwiched between Petaling Jaya, Kelana Jaya, and Subang Jaya, Shah Alam is within reach with the Federal Highway, North-Klang Valley Expressway (NKVE), the Guthrie Corridor Expressway, and from Batu Tiga Shah Alam by way of Persiaran Kerjaya servicing the area. These extensive transportation links make travelling a breeze for those who are looking to own a piece of developer Naza TTDI’s going-to-be-launched serviced apartment called Stellar Residences, which is a part of a mixed development project in growing and expanding Seksyen 13, Shah Alam.

Well-connected with major expressways North-Klang Valley Expressway (NKVE), which provide greater accessibility to Petaling Jaya, Damansara and Kuala Lumpur; the Guthrie Corridor Expressway (GCE) [E35], which connects motorists to Bukit Jelutong, Subang, Puncak Alam, Kota Damansara, Bukit Subang, Sungai Buloh, Saujana Utama, Kluang, Kuala Selangor, and then Rawang and the further north. The entire GCE spans 22.65km. Guess what? The GCE is also an alternative route or link to Ipoh and the northern states. The interesting part about GCE is that has a “dual-three lane carriageway with a beautifully landscaped 5-metre central media, a 3-meter wide emergency lane on both sides and utility reserve lane on both sides. There are 2 Rest and Service areas, 2 lay-bys and 2 Jabatan Pengangkutan Jalan (JPJ) weigh-bridges station along GCE.

There’s also the ELITE Highway [E6] and Federal Highway [2], which leads to Klang, Petaling Jaya and Kuala Lumpur. In addition to these major highway interconnectivity, there’s also the upcoming LRT 3 Line and Keretapi Tanah Melayu (KTM) train modes of transportation in the area. The proposed LRT 3 station is expected to be completed by August 2020. The sales and marketing executive Sandra pointed out that the LRT3 station is situated 10 minutes away (by foot) from Stellar Residences. The Batu Tiga toll is estimated to be reachable within 10 minutes by car.

Majlis Bandaraya Shah Alam (MBSA) had proposed a covered pedestrian walkway that connects the future LRT3 station to Giant Hypermarket. According to a Stellar Residences manager, the LRT3 station is located 250 metres from the development and Giant Hypermarket is 300 metres away.

Summary

Section 7 and Seksyen 13 in Shah Alam are 2 out of 25 sections in Shah Alam that are experiencing high density growth and expansion in a mainly landed property-driven Shah Alam. Both the serviced apartment and the SOVO suites at TTDI Sentralis is open for sale. However there aren’t any residence show unit ready at this point for viewing.

All in all, Stellar Residences is suitable for young couples, students studying in the various post-secondary campuses nearby or entrepreneurs who are looking to work and function in one self-sufficient place. The inter-connectivity and planning allows for greater networking between phase 1, 2, and 3 within TTDI Gateway.

Whether you opt to buy first or wait and see before you embark in purchasing a property in a low density serviced apartment, which in time, will become a part of a high density master township in a low density landed property Shah Alam. The ultimate decision is yours to make.

Over time, you will also have to consider the impact a still-developing township will have on the traffic conditions and keep up with the latest developments with the public transportation infrastructure as Seksyen 13 and its surrounding areas cope with changes in population and the deluge of high-rise commercial developments.
